High-quality roofs often last for a long time, but that doesn’t mean they last forever. Eventually, all roofs begin suffering from problems and require replacement. But unfortunately, homeowners often have difficulty knowing where that line is.

Seven Key Signs That You May Need Roof Replacement

The only way to know with certainty that your roof needs replacement is by having an inspection conducted by a licensed roofing professional. However, there are seven key signs that homeowners can look for, which may hint at the need for a new roof.    

1. Age

Different roofing materials last for different lengths of time. 

Asphalt shingle roofs will generally only last about 15 to 30 years, meaning that you’ll want to start considering replacement once they’re 15 to 20 years old. Metal roofs, on the other hand, usually last about 40 to 70 years, which means you usually won’t have to start considering replacement until they’ve reached 30 years of age or more. 

Some other materials, such as clay tiles and slate, may last much longer, with replacement only becoming a concern after 50 years or more. 

2. Damaged Roofing Materials

Whether your roof is covered in shingles, metal, tile, or any other material, you’ll want to examine it periodically for signs of damage. Damage can occur in a myriad of ways, but a few of the most common types of damage roof materials suffer include: 

  • Bent or curled shingles
  • Shingles with missing granules
  • Cracked or dented shingles
  • Cracked slate or tiles
  • Dented metal
  • Split wood shakes
  • Rusted metal

If you notice any of these signs, you’ll want to schedule an evaluation quickly before they can lead to further damage. 

3. Missing Shingles 

In some cases, shingles — including those made from either asphalt or wood — can be completely dislodged from a roof. This often happens during severe weather, such as windstorms or hailstorms, when the forces acting on the shingles simply overcome the strength of the hardware keeping them in place. 

But no matter the material the shingles are made from or why they were dislodged, you’ll want to contact a roofing professional immediately, before your roof, attic, or home suffers water damage. If the damage is limited to only a handful of shingles, repair may be possible. However, if your roof has lost a large number of shingles, replacement may be necessary.

Leaks are always an issue that requires immediate action. In fact, because some sagging rooflines progress and eventually collapse completely, you will want to have an inspection carried out immediately to assess the status of your roof. 

Sagging rooflines can be caused by a variety of factors, including: 

  • Water damage triggered by chronic leaks, poor drainage (ponding), or ice dams
  • Insufficient structural strength, especially when combined with heavy snow, ice, or multiple shingle layers
  • Weak support, including undersized rafters, improperly placed supports, or deteriorating trusses

Additionally, some roof materials can degrade over time, allowing the roofline to begin sagging.  

6. Rising Energy Bills

Rising heating and cooling costs are subtle and often-overlooked signs indicating your roof may be approaching the end of its lifespan. This can occur with virtually any kind of roofing material, but it is most common in shingle roofs, as the shingles break down and lose granules. 

Algae growth may also nudge your winter heating costs a little higher, as it will prevent the sun’s rays from striking the shingles directly.

I’d give more stars, but 5 seems to be the limit. From the time I first called to schedule an inspection of the roof until the work was completed and I was paying the bill, Schoenherr was nothing but professional. Everyone went out of their way to make the entire job as easy on us as it could be. They handled everything perfectly, promptly and professionally. The project manager Josh, was on top of everything that was happening and kept us updated throughout the entire process. As soon as there was anything to report he was in contact. I really appreciated the voluminous amount of photos I received. (Before, during and after) The place was looking cleaner when they were done than it was before they started. If only every contractor would be as easy to work with.

Schoenherr Roofing did a complete roof replacement on our house: 2,800 s.f. Colonial, 39 “squares,” in Troy, which was finished, on time, in 1.5 days. From the materials delivery company, to the project manager’s (PM) pre-job contacts, to the on-site workers, everyone was friendly, helpful, and easy to deal with. Although the noise WAS horrific, we knew it would be!! The finished roof looks awesome. The PM did a post-job inspection the next day to address any remaining nails on the ground (not many), and picked up excess materials not used. We are extremely satisfied with Schoenherr Roofing and would highly recommend them for a total roof replacement!

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.

I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!
