Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Macomb Township sits just north of Sterling Heights, which puts most of it only about 9 miles and 15 to 20 minutes from our office at 42850 Schoenherr Rd. That keeps this fast-growing community well within easy reach for our crews, and the closeness shows in every part of a project. Estimates get scheduled quickly, crews arrive on time without a long commute, and if a finished roof needs a second look, we are a short drive away. When a storm springs a leak, being this near also means a faster response instead of a long wait. For a township growing this fast, quick local coverage is a real plus.
Macomb Township has been the growth story of the region for a quarter century. Organized back in 1834, it stayed farm country until the building boom arrived, and its population climbed from about 52,000 in 2000 to more than 91,000 by 2020, making it the most populous township in the state and, over the past 25 years, its fastest-growing community. New subdivisions are still going up across the middle of the township along 22 Mile Road, and building permits keep coming.
That history gives Macomb Township an unusually young housing stock. The overwhelming majority of its homes went up from the late 1990s onward, in subdivisions of larger, family-sized houses built within tight windows. Many of those homes are only now reaching the age where a builder-grade roof starts to show its years, so the township is entering its first big wave of roof replacements.
A builder-grade asphalt roof installed in the early 2000s is now around 20 years old, right in the window where shingles lose granules, curl, and start to leak. Because so many Macomb Township homes were built together, whole streets are hitting that point at once. Metro Detroit weather pushes it along, with winter snow load and the freeze-thaw cycle cracking flashing, and on some homes ice dams building at the eaves.
The larger homes common here bring steeper, more complex roofs, with more valleys and dormers to detail correctly than a simple ranch has. When a builder-grade roof fails early, the trouble is often in the flashing and ventilation rather than the shingles alone. Getting the flashing, underlayment, and ventilation right the first time is what turns a first replacement into a roof that lasts for decades, and it is exactly the kind of work we do across the township. On the newest homes we also correct any ventilation shortcuts left from a fast original build and add ice-and-water protection at the eaves, so the replacement roof is set up for the next few decades rather than just the next winter.
With our office just south in Sterling Heights, our crews are around Macomb Township constantly, passing finished jobs and answering to people they will see again. In a community this size and this new, a roof that fails a couple winters later is a reputation we cannot afford, so we build each one to last and stand behind it. That everyday accountability is the quiet benefit of hiring a roofer who works right up the road.
Homeowners often wonder when it’s time to replace their roof. Here are some key signs that it might be time for an upgrade:
Shingles that are curling, cracking, deteriorating, or completely missing
Water spots or stains appearing on ceilings or inside walls
Moss, mold, or algae growth on the roof’s surface
A roof over 20 years old showing signs of wear and tear
Visible storm damage, like lifted shingles or structural impacts

Both roof installation and roof replacement result in a new roof, but the process, cost, and considerations are different.
Roof Installation:
Roof Replacement:
Bottom Line:
For new construction or additions, roof installation is your best bet. But if your existing roof is worn out or beyond repair, a full replacement provides the durability and protection your home requires.
Several factors play a role in determining the cost of a roof installation or repair. One of the biggest influences is the type of roofing material. Affordable options like asphalt shingles tend to be less expensive, while premium materials such as metal or slate can significantly increase the overall cost.
The complexity of the roof is another important factor. Roofs with steep slopes, multiple layers, or intricate architectural details typically require more time and specialized tools, which can drive up labor costs. Additionally, roofs that are hard to access may require extra effort, impacting the final price.
By understanding what affects roofing costs, homeowners can make informed decisions that align with their budgets and long-term needs.
Factors That Affect the Cost of Roofing Services
Roofing Material Choices
Asphalt Shingles: An affordable, popular choice, perfect for homeowners looking for an economical yet reliable solution.
Slate or Tile: While these premium materials come with a higher upfront cost, they offer remarkable longevity and durability.
Choosing the right material is crucial for finding the right balance between aesthetics, performance, and budget. Homeowners should think about both short-term costs and long-term value when making their decision.
Roof Size
A larger roof means more materials like shingles, underlayment, and flashing. With a bigger surface area, more time and labor are needed, which increases the total cost of the project.
Roof Complexity
Roofs with steep slopes, multiple rooflines, dormers, or intricate architectural details demand advanced skills and more labor hours. The added complexity also increases material and installation costs because of the precision and customization required.
Bottom Line:
Understanding these key factors helps homeowners plan more effectively, set realistic budgets, and choose the right materials and contractors for a roofing project that meets both their practical needs and financial goals.
In Macomb, Michigan, seasonal changes significantly impact when and how roofing projects can be completed. During winter, snow, ice, and freezing temperatures make roofing hazardous or unfeasible. Fewer contractors are available, and delays due to harsh weather can increase both the cost and duration of the project.
The optimal times for roofing are typically spring and fall. These seasons bring more stable weather and comfortable temperatures, allowing roofing crews to work efficiently and safely. Homeowners may also benefit from better scheduling flexibility and more competitive rates during these periods.
By aligning your roofing project with Michigan’s seasonal patterns, you can save money, prevent disruptions, and ensure your roof is completed on time and to a high standard.
Choosing the right roofing service—whether it’s a full installation or a minor repair—can make a significant difference. It not only safeguards your home but can also save you money in the long run. Addressing small issues early helps prevent costly damage or even the need for a full roof replacement later.
A well-maintained roof stops leaks, mold, and deterioration caused by aging or worn materials. While DIY fixes might seem like a quick fix, hiring a professional ensures the job is done right and safely from the start.
Your roof plays a crucial role in protecting your home and maintaining its value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and expert advice you can trust.

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!Posted on Google![]()

After doing some research and sifting through high presdure sales tactics from other vendors, i chose Schoenherr roofing. All of their laborers are in house employees versus 3rd party contractors. After commiting they assigned several people and kept me in the loop. During the tear out and install i was given pictoral updates on every aspect of the job, their pricing was in line with their competitors and they used state of the art materials designed for specific aspects versus 1 shingle does all. Best of all was material usage had no hidden addons and we stayed within budget, i believe 200 Lft of planking was in the quote and we used 160. No upsell on anything or special pricing tiers of quality, i got app. 1600 sqft of tier 3 impact shingled roof for $15,000.00 With drip edge and needed planking and the latest in ventilation technology. You can see in one picture the original roof in poor shape.Posted on Google![]()

Their sales rep, Leo, is helpful, knowledgeable, and professional. He is clearly dedicated to his customers and is someone I could trust to provide me with an honest understanding of the whole project and its pricing. I received 5 different quotes from various local and chain roofing contractors. Schoenherr Roofing is slightly more expensive than average but their services, from start to finish, were above average. I was kept in the loop regarding every step of the process which included financing, a flexible appointment time, a pre-install and post-install inspection, material delivery, install, and clean-up. At every step they were prompt and thorough. The crew was extremely hard working and were able to set up, replace a house and garage roof, clean, and pack up in about 12 hours despite the heat. They provided me with real-time photos of their work as each step of the install was completed, which is something all construction contractors should take note of. I am happy that I paid a bit extra for the peace of mind I now have in a roof with a strong labor and material warranty installed by an experienced local business.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
