Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Waterford sits in north Oakland County, about 16 miles west of our Rochester office at 425 Walnut Blvd, roughly a 25-minute drive. That keeps this large township within our range. We can get out for a free estimate, bring trucks and material without trouble, and come back for a follow-up or warranty visit when it is needed. When a storm rolls through, that reach also means we can respond rather than leaving you waiting. For a community built around dozens of lakes, a roofer who covers the area regularly is worth a lot.
Waterford is famous for its water. Organized as a township in 1834, it holds 34 named lakes, including Cass Lake, the largest and deepest in the township, along with Elizabeth, Pontiac, Loon, and Sylvan Lakes. After the Second World War, families poured out of Detroit for the lakes and affordable homes, and the township's population doubled from about 24,000 in 1950 to 47,000 by 1960, with developers platting hundreds of subdivisions to keep up.
That postwar boom set the character of Waterford's housing. Ranch-style, split-level, and Cape Cod homes from the 1950s and 1960s fill its subdivisions, and a remarkable share of the township sits on or near the water, with lakefront homes ranging from modest bungalows to large custom houses. A roofer here has to be ready for a tidy postwar ranch and an eclectic lakefront home alike. With 34 lakes inside its borders, Waterford has one of the highest shares of waterfront homes of any township in the county.
Metro Detroit winters bring snow load and the freeze-thaw cycle that lifts shingles and cracks flashing, and on older or under-insulated homes they build ice dams along the eaves. Waterford's postwar homes are now well past the age where an original roof gives out, so many are on their second or third covering, often with aging flashing and tired ventilation underneath. The mature trees that shade these older neighborhoods drop limbs and leaves into valleys and gutters.
The many lakes add their own factor. Lakefront and near-water homes take extra wind and moisture off the open water, which works at the edges of a roof and the flashing harder than an inland home ever sees. Sound flashing, balanced ventilation, and heavy protection at the eaves are what carry a Waterford roof, on a postwar ranch or a lakefront home, through the seasons. On the many lakefront homes we build for that exposure from the underlayment up, with sealed valleys and secure edges, and on the postwar ranches we treat the decking inspection during tear-off as a real step, since homes this age sometimes hide plank sheathing or soft spots that need attention before new shingles go on.
We cover this part of Oakland County regularly, so the roofs we install around Waterford are ones we can come back to if anything ever needs adjusting. On a lakefront home especially, the weather tests the work, so we build each roof for the exposure it faces and stand behind it. That care is exactly what you want from a roofer who knows the lakes.
Homeowners often wonder when it’s time to replace their roof. Here are some key indicators that it may be time for an upgrade:
Shingles that are curled, cracked, deteriorating, or missing
Water stains on ceilings or interior walls
Moss, mold, or algae growth on the roof
A roof that’s over 20 years old
Visible storm damage or other external damage
Building a new home or planning an addition?
A new roof installation is essential for new constructions or expansions. It offers protection from moisture and the elements, and when installed by professionals, it ensures a durable, long-lasting roofing system.
If you’re looking for a reliable team for roof installation or replacement, contact Schoenherr Roofing. We start with a free, no-obligation consultation to figure out if your home needs a full replacement or just some repairs.
When it’s time for a new roof, trust us for expert installation and replacement services designed for long-lasting performance. With over 30 years of experience in the community, we are dedicated to delivering craftsmanship you can rely on. Our team specializes in:

Every roofing project starts with a detailed inspection. This crucial step allows us to identify any existing damage, uncover hidden issues early, and develop the best solution tailored to your needs.
New Construction: This involves installing a roof on a newly constructed home or building.
Major Renovations: This entails significant updates to an existing property, which requires a full roof installation.
In both cases, the inspection helps determine the right approach and ensures the roof is installed correctly and efficiently.
This service becomes necessary when your existing roof is beyond repair or has reached the end of its useful life. Here are some clear signs that a full roof replacement may be the best option:
Aging Roof: If your roof is over 20 years old, the materials may be deteriorating and no longer providing adequate protection.
Visible Damage: Missing shingles, significant leaks, or sagging areas may indicate serious structural issues beneath.
Frequent Repairs: If you’re continually repairing your roof, a full replacement could be a more practical and cost-effective long-term solution.
Choosing Schoenherr Roofing for your roof replacement is an investment in lasting protection and peace of mind. Our expert team ensures that your new roof not only boosts your home’s curb appeal but also offers reliable protection against the elements for many years to come.
Our skilled team installs or replaces your roof following industry best practices and strict safety protocols.

Both roof installation and roof replacement lead to a new roof, but they differ in process, cost, and other considerations.
Roof Installation:
Ideal for new builds or major renovations
Provides greater flexibility in selecting materials and design
No existing roof to remove, making the process quicker and cleaner
Roof Replacement:
Involves removing the old roof and installing a new one
May require structural upgrades or adjustments to meet building codes
Can enhance energy efficiency and boost your home’s value
Bottom Line:
If you’re constructing a new home or adding to an existing one, roof installation is the ideal choice. If your current roof is too old or damaged beyond repair, a full replacement will offer the protection and performance your home deserves.
Several factors influence the cost of roof installation or repair. One of the key considerations is the type of roofing material selected. Affordable options like asphalt shingles are generally more budget-friendly, while premium materials such as slate or metal can significantly increase the overall cost.
The complexity of the project also affects pricing. Roofs with steep slopes, multiple layers, or intricate designs require more time, specialized tools, and skilled labor, which increases both material and labor costs. Additionally, roofs that are hard to access may require more time and effort, further impacting the total price.
By understanding these factors, homeowners can make informed and cost-effective decisions that align with their immediate needs and long-term goals.
Roof Size:
Larger roofs require more materials, such as shingles, underlayment, and flashing.
A bigger surface area also means more labor time, which increases the overall project cost.
Roofing Material Options:
Asphalt Shingles: A cost-effective and popular choice that fits most homeowners’ budgets.
Slate or Tile: Higher upfront costs but known for exceptional durability and long-lasting performance.
Roof Complexity:
Roofs with steep slopes, multiple angles, dormers, or intricate features require additional time and specialized labor.
The more complex the design, the higher the costs for both materials and labor.
By understanding the costs related to materials, roof size, and complexity, homeowners can make informed decisions that match their needs and budget.
In Waterford, Michigan, the seasons greatly influence the timing and efficiency of roofing projects. Winter brings snow, ice, and freezing temperatures, making roofing unsafe or even impossible. With fewer contractors available and weather-related delays, both costs and timelines can increase.
Spring and fall are generally the best times to schedule roofing work. Milder temperatures and more stable weather conditions allow crews to work safely and efficiently. These seasons also offer better availability and more competitive pricing for homeowners.
By aligning your roofing project with Michigan’s seasonal shifts, you can reduce costs, avoid delays, and ensure the work is completed efficiently and on schedule.
Choosing the right roofing service—whether it’s a full installation or a simple repair—can make all the difference. Not only does it protect your home, but it can also save you money in the long run. Addressing small issues early can prevent costly damage or the need for a full replacement down the road.
A well-maintained roof helps prevent leaks, mold, and damage from aging or deteriorating materials. While DIY fixes might seem like a quick solution, hiring a professional ensures the job is done properly and safely from the start.
Your roof is crucial to your home’s protection and overall value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and reliable expert advice.
Yes. Our Rochester office at 425 Walnut Blvd is about 16 miles east of Waterford, roughly a 25-minute drive, so we serve this lake-filled township. You can reach that office at (248) 720-5847. We’re glad to make the trip out for a free estimate.
Yes. With 34 named lakes, Waterford has one of the highest shares of waterfront homes in the county, and we roof lakefront and near-water homes regularly. Homes on the water take extra wind and moisture, so we build for that exposure, with secure edges, sealed valleys, and heavy ice-and-water protection at the eaves.
Waterford filled with postwar homes, so many roofs here are on their second or third covering. On these we commonly find aging flashing, worn shingles, and attic ventilation that was never quite balanced, along with decking that needs a close look during tear-off on homes this age.
Yes. Waterford’s postwar subdivisions are full of ranch, split-level, and Cape Cod homes, and we re-roof all of them. Each style has its own roof geometry, from the low slopes of a ranch to the steeper faces of a Cape Cod, and we detail the flashing and ventilation to suit the specific home.
Waterford’s lakes send extra wind and moisture at nearby roofs, working the edges and flashing harder than an inland home sees, while the mature trees over its older neighborhoods drop limbs and leaves into valleys and gutters and keep shaded slopes damp. We account for both when we plan a roof here.
Yes. Many of Waterford’s lakefront homes started as summer cottages and were later expanded into year-round houses, which often means older framing, added-on sections, and layered roofing. We inspect what’s underneath and build a roof that handles both the additions and the lakeside exposure.

Our experience with Schoenherr Roofing has been very pleasant. Our sales consultant, Nate and project manager, Josh H. were both professional and personable. We were very impressed with the excellent communication by Josh before, during, and after our project. The cleanup the roofing crew did was also outstanding. Josh H. one of the guys that works there happens to live down the street from my mother and noticed she had a few missing shingles. During the roof inspection he temporarily patched it in to give her a few extra months until she can afford it. Absolutely wonderful guy and didn’t ask for a dime, just wanted to save her from extra damages.Posted on Google![]()

I would 100% recommend them to anyone interested in their services! They had great communication skills. They kept us updated with scheduling and progress pictures of what was completed. One of the days we were surprised with a terrible storm that popped up in the middle of the tear off/install. Even with the 50+ mph winds and extreme rain the guys successfully tarped off our house with no leaks! Also, they're very reasonably priced and went to great lengths to protect our landscape. Thanks for a great experience!Posted on Google![]()

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!Posted on Google![]()

After doing some research and sifting through high presdure sales tactics from other vendors, i chose Schoenherr roofing. All of their laborers are in house employees versus 3rd party contractors. After commiting they assigned several people and kept me in the loop. During the tear out and install i was given pictoral updates on every aspect of the job, their pricing was in line with their competitors and they used state of the art materials designed for specific aspects versus 1 shingle does all. Best of all was material usage had no hidden addons and we stayed within budget, i believe 200 Lft of planking was in the quote and we used 160. No upsell on anything or special pricing tiers of quality, i got app. 1600 sqft of tier 3 impact shingled roof for $15,000.00 With drip edge and needed planking and the latest in ventilation technology. You can see in one picture the original roof in poor shape.Posted on Google![]()

Their sales rep, Leo, is helpful, knowledgeable, and professional. He is clearly dedicated to his customers and is someone I could trust to provide me with an honest understanding of the whole project and its pricing. I received 5 different quotes from various local and chain roofing contractors. Schoenherr Roofing is slightly more expensive than average but their services, from start to finish, were above average. I was kept in the loop regarding every step of the process which included financing, a flexible appointment time, a pre-install and post-install inspection, material delivery, install, and clean-up. At every step they were prompt and thorough. The crew was extremely hard working and were able to set up, replace a house and garage roof, clean, and pack up in about 12 hours despite the heat. They provided me with real-time photos of their work as each step of the install was completed, which is something all construction contractors should take note of. I am happy that I paid a bit extra for the peace of mind I now have in a roof with a strong labor and material warranty installed by an experienced local business.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
