Customer Satisfaction: We prioritize your peace of mind while bringing your roof back to top condition.
Lake Orion sits just north of our Rochester office at 425 Walnut Boulevard, about eight to nine miles up the road, roughly a fifteen to twenty minute drive. That’s close enough that our crews handle the village’s lakeside and historic roofs without the delay of a contractor coming from across the county.
On homes built right around the water, small leaks hide well and wind does damage fast, so getting a technician on the roof quickly is what keeps a minor repair from becoming a soaked ceiling. From Rochester we can be on a Lake Orion roof within a day or two of your call.
Lake Orion is defined by its water. The village incorporated in 1859 and wraps around Lake Orion itself, with roughly forty percent of its small footprint under water. Its downtown along Broadway grew up as a lake resort, and the village still leans into that identity with its longtime motto that living here is a vacation. Just outside the village, the GM Orion Assembly plant anchors the surrounding township.
That lake-resort history shapes the roofs. Many homes started as cottages on or near the water and were expanded or rebuilt over the years into year-round houses, and the village core holds older homes with steep, detailed rooflines. Add the newer builds around the lake and you get a wide range of roofs, most of them exposed to more wind and moisture than an inland home ever sees. A cottage that has been added onto three times over eighty years hides a patchwork of rooflines and flashing underneath, and that is exactly the kind of roof where a leak likes to hide.
Water is the whole story here. Wind coming off open Lake Orion with no windbreak lifts shingles and loosens ridge caps on lakefront and near-water homes, and constant humidity off the lake keeps shaded north slopes damp enough to grow moss and streak with algae. Those are the roofs where we find early granule loss and lifted shingles first.
The older cottages and rebuilt lake homes bring their own trouble. Additions and rebuilds mean more valleys, dormers, and flashing joints, and step flashing where a wall meets the roof is usually where a lakeside leak actually starts. Mature trees around the water drop limbs and clog valleys, and Michigan’s freeze-thaw winters drive ice dams onto the eaves and pry at loose flashing. Caught early, almost all of it is a repair rather than a replacement, which is why we push lakeside owners to get a look before the next big blow off the water.
Our crews are on these village and lakeside roads regularly, and in a close-knit community this proud of its lake, a reputation is easy to lose and hard to earn back. That keeps our work honest. We’d rather reflash your roof correctly once than be the name homeowners warn each other about at the boat launch. Since 1995 we’ve built our name on repairs that hold, and Lake Orion’s exposed lakeside roofs are exactly where that matters.
Roof problems are never pleasant. Keeping your roof well-maintained is crucial to protecting your home—and Schoenherr Roofing is just a phone call away. Deciding between a simple repair or a full replacement starts with assessing the damage. Factors like roof type, age, and the severity of the issue all play a role.
At Schoenherr Roofing, we conduct thorough inspections on all types of roofs, including asphalt shingles and metal roofs. We identify visible issues, such as missing shingles, as well as hidden problems like attic leaks. Our skilled team provides tailored solutions to restore your roof’s strength and integrity.
Lake Orion, MI faces extreme seasonal changes—hot summers and freezing winters—that can slowly damage your roof, especially if it’s made of materials like asphalt shingles.
High winds can loosen or tear off shingles, making your roof vulnerable to leaks. Snow buildup can form ice dams, blocking drainage and causing water to enter your home.
Postponing repairs can lead to more significant, expensive issues. Addressing problems early helps protect your home and prevent costly replacements.
Not sure when to call a roofer? Some signs are easy to spot, while others are more subtle. Missing, cracked, or curling shingles often indicate wear and tear. Water stains on your ceilings or walls could suggest a leak. A sagging roofline may point to structural problems, and granules from shingles in your gutters are a sign of aging.
Moss or algae growth on your roof could mean trapped moisture. If your asphalt shingle roof is 20–25 years old, it’s wise to schedule a professional inspection to determine how much longer it will last.

Homes on or near Lake Orion take wind and humidity straight off open water with little to break it. That lifts shingles, loosens ridge caps, and keeps shaded slopes damp enough to grow moss and algae, so lakeside roofs in the village tend to show wear years before an inland roof of the same age. We check the wind-facing slopes, ridge, and flashing first on any waterfront inspection here.
Yes. A lot of Lake Orion housing started as cottages on the water that have been expanded or rebuilt into year-round homes, which leaves complex rooflines with extra valleys, dormers, and flashing joints. Our crews handle that kind of work, tracing leaks to the flashing and valley transitions where they actually start and blending the repair into the existing roof so it seals.
On the lakeside and rebuilt homes around the village, leaks rarely begin in the open field of shingles. They start at the transitions, the valleys, the step flashing where a wall meets the roof, and the boots around chimneys and vents. We trace the water back to those joints, reflash them properly, and tie the repair into the surrounding shingles so it seals without a full tear-off.
The mature trees around the lake and through the village drop limbs onto roofs in wind, pack leaf litter into valleys, and keep shaded north slopes damp enough to grow moss. On wooded lakeside lots that tree exposure is a common cause of the repairs we do. We clear and repair those spots and can point out canopy worth trimming back from the roof.
Yes. From our Rochester office we cover the Lake Orion village core and the surrounding lakeside and near-water neighborhoods. Waterfront homes get extra attention on wind and moisture exposure, and we adjust the repair approach to match cottages, rebuilt lake homes, and newer builds alike.
Our Rochester office is about eight to nine miles from Lake Orion, roughly a fifteen to twenty minute drive. On an active leak we focus on getting up on the roof quickly, making it watertight the same visit when needed, then scheduling the full repair. That speed matters on lakeside homes, where wind and water can spread a small leak before you notice it inside.

My 1929 kit home needed a new roof and gutters, but I needed someone who would take great care in ensuring that everything was perfect. The team at Schoenherr Roofing did just that. Their process is so thorough that they don't quit until you are 100% satisfied. Even if something happens along the way (as something always does), they make it right!! I love the results and couldn't be happier with my choice.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
