When a leak shows up on a West Bloomfield roof, you don’t want to wait days for someone to drive in from another county. Our Novi office sits at 43000 W Nine Mile Road, about ten to twelve miles south of the township. On a normal day that’s a fifteen to twenty minute run up Haggerty or Orchard Lake Road, so a technician can be on your roof to trace a leak the same week you call, not next month.
That short drive is the whole point. It means faster inspections, tighter scheduling around Michigan’s weather windows, and a crew that already knows the roads around Pine Lake and Maple. When we say we’ll be there, the distance backs it up. For an active leak, being close is the difference between stopping water today and mopping up drywall next week.
West Bloomfield is Oakland County’s lake township, with roughly two dozen inland lakes spread across its thirty-one square miles. Cass Lake alone covers about 1,280 acres, the largest in the county, and Pine, Walnut, and Middle Straits sit close behind. Around twelve percent of the township is water, and the housing grew up around it. For decades these lakes were a weekend escape for Detroit families, and that origin still shapes the neighborhoods today.
That history shows on the rooftops. Many lakefronts started as 1920s to 1950s summer cottages that have since been torn down and rebuilt into large custom homes with steep pitches, dormers, and long valley runs. Off the water, the colonial subdivisions along the Maple and Drake corridors filled in from the 1950s onward, shaded by mature oaks and maples, and a strong condo market rounds out the mix. Two very different roofs, one township, and each fails in its own way.
Water is the gift and the problem here. Constant humidity coming off Cass, Pine, and Walnut keeps north-facing and shaded slopes damp, which is why we see moss, algae streaking, and early granule loss on those roofs first. Open lakefront lots also take wind with no windbreak, so we find lifted shingles and loosened ridge caps after storms.
The custom rebuilds bring their own trouble. More valleys, more dormers, and more flashing joints mean more places for water to sneak in, and step flashing at chimneys and sidewalls is usually where a West Bloomfield leak actually starts, not the field of the shingles. The older lake cottages that survived carry aging materials and roofs that have been patched more than once over the years. Add Michigan’s freeze-thaw swings and ice dams along the eaves, and small openings turn into ceiling stains fast.
The smart move on almost any of these homes is an early inspection. Caught in time, a corroded flashing joint or a lifted section of ridge is a straightforward repair. Left alone through a couple of freeze-thaw seasons, the same spot rots the decking underneath and turns a half-day fix into a much larger job. We’d always rather find it early.
Our crews are on these lake roads year round, and in a community this tight, a reputation is easy to lose and hard to rebuild. That keeps our work honest. We’d rather fix your flashing correctly once than be the name homeowners warn each other about at the Orchard Lake boat launch. Since 1995 we’ve built this business on repairs that hold, and West Bloomfield is exactly the kind of place where that matters.
Dealing with roofing issues is never enjoyable, but keeping your roof in good shape is key to safeguarding your home. At Schoenherr Roofing, we’re just a call away. The first step in figuring out whether you need a simple repair or a full replacement is evaluating the damage. Elements such as your roof’s material, age, and the seriousness of the problem all influence the solution.
At Schoenherr Roofing, we conduct thorough inspections on all types of roofs—from asphalt shingles to metal—identifying everything from visible damage like missing shingles to hidden issues such as attic leaks. Our skilled team provides tailored solutions to restore your roof’s integrity and keep it protected long-term.
West Bloomfield, MI, experiences a wide range of weather—from scorching summer heat to freezing, snow-heavy winters—that can put serious strain on your roof, particularly if it’s made with materials like asphalt shingles.
High winds can rip or loosen shingles, leaving your roof vulnerable to water intrusion. In winter, snow buildup often leads to ice dams, which block proper drainage and cause water to back up beneath the shingles—potentially leaking into your home.
Overlooking early signs of damage can turn minor issues into costly repairs or even require a full roof replacement. Addressing problems promptly helps safeguard your home and saves you money down the road.
How do you know when it’s time to call a professional roofer? Some warning signs are easy to spot, while others are more subtle. Missing, cracked, or curling shingles often point to aging or wear. Water stains on ceilings or walls can be a sign of a hidden leak. A sagging roofline may indicate structural damage, and finding shingle granules in your gutters usually means your roof materials are breaking down. Moss or algae growth could also signal trapped moisture. If your asphalt shingle roof is approaching 20 to 25 years old, it’s a smart move to schedule a professional inspection to assess its condition and plan ahead.
At Schoenherr Roofing, we provide detailed roof repair services tailored to each homeowner’s specific needs. Our focus goes beyond quick fixes—we’re dedicated to reinforcing your roof’s integrity and providing long-term protection for your home.
Our dedicated team takes care of it all—from pinpointing and fixing leaks to replacing damaged shingles and keeping your entire roof in great shape. We use high-quality materials from Atlas and Owens Corning, paired with proven techniques, to ensure strong, dependable, and long-lasting results.

Homes on Cass, Pine, Walnut, and the Straits lakes sit in constant humidity and take wind straight off open water. That combination lifts shingles, loosens ridge caps, and keeps shaded slopes damp enough to grow moss and algae, so lakefront roofs tend to show wear years before an inland roof of the same age. We check the wind-facing slopes and the flashing first on any waterfront inspection.
Mature oaks and maples drop limbs and pack leaf litter into valleys, and the shade they throw keeps north slopes from drying out. On those roofs we most often repair moss-related granule loss, clogged valleys that back water under shingles, and impact damage from falling branches. Keeping the canopy trimmed back and the valleys clear buys those roofs several extra years.
On the custom lakefront rebuilds around the township, leaks almost never start in the open field of shingles. They start at the transitions, the valleys, the step flashing where a wall meets the roof, and the boots around chimneys and vents. We trace the water back to those joints, reflash them properly, and tie the repair into the surrounding shingles so it seals without a full tear-off.
Yes. A lot of West Bloomfield waterfront is older cottages rebuilt into large custom homes with steep pitches, dormers, and mixed materials. Our crews are set up for that kind of work, from safe access on a steep slope to matching a repair into an existing high-end roof so it holds and still looks right from the water.
We cover the whole township from our Novi office, including the lakefront and lake-access neighborhoods around Pine, Walnut, Cass, and Middle Straits, plus the colonial subdivisions along the Maple, Drake, and Orchard Lake Road corridors. If your home is inside West Bloomfield, we can reach it quickly.
Our Novi office is roughly ten to twelve miles away, about a fifteen to twenty minute drive. For an active leak we prioritize getting eyes on the roof quickly, tarping or making the roof watertight the same visit when needed, then scheduling the permanent repair. Being this close is why West Bloomfield homeowners don’t sit and wait while water keeps coming in.

I’d give more stars, but 5 seems to be the limit. From the time I first called to schedule an inspection of the roof until the work was completed and I was paying the bill, Schoenherr was nothing but professional. Everyone went out of their way to make the entire job as easy on us as it could be. They handled everything perfectly, promptly and professionally. The project manager Josh, was on top of everything that was happening and kept us updated throughout the entire process. As soon as there was anything to report he was in contact. I really appreciated the voluminous amount of photos I received. (Before, during and after) The place was looking cleaner when they were done than it was before they started. If only every contractor would be as easy to work with.Posted on Google![]()

Schoenherr Roofing did a complete roof replacement on our house: 2,800 s.f. Colonial, 39 “squares,” in Troy, which was finished, on time, in 1.5 days. From the materials delivery company, to the project manager’s (PM) pre-job contacts, to the on-site workers, everyone was friendly, helpful, and easy to deal with. Although the noise WAS horrific, we knew it would be!! The finished roof looks awesome. The PM did a post-job inspection the next day to address any remaining nails on the ground (not many), and picked up excess materials not used. We are extremely satisfied with Schoenherr Roofing and would highly recommend them for a total roof replacement!Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
