New Baltimore sits at the northeast edge of our service area, about sixteen to eighteen miles from our Sterling Heights office at 42850 Schoenherr Road. It’s a longer run than our closer towns, roughly a half-hour drive up toward Anchor Bay, and we make it. A leak damages a roof just as fast in New Baltimore as anywhere else, so we schedule work here with the same urgency.
Plenty of Anchor Bay homeowners get told a repair has to wait because they’re out past the busier suburbs. We don’t work that way. If the roof needs attention, we route the crew efficiently and get there, so the extra miles don’t turn into extra weeks of water coming in. On a waterfront home especially, a leak that sits through even one more storm off the bay can go from a flashing fix to a decking replacement, and that’s a gap we’d rather close fast.
New Baltimore sits right on the northern shore of Anchor Bay, the shallow northern arm of Lake St. Clair. French fur trappers first settled the area in 1796, laying out the narrow ribbon farms that ran back from the water, and by the late 1800s it had grown into a popular waterfront resort with an opera house, hotels, and even mineral baths of its own. It incorporated as a village in 1867 and a city in 1931, and the historic downtown along Washington and Main still carries that early character, right down to the waterfront park where the state’s tallest flagpole now stands as a landmark for boaters.
The rooftops run the full range. The old resort-era and downtown homes carry steep, detailed rooflines with the flashing and valley work that century-old architecture demands, while New Baltimore has also been one of the fastest-growing communities in Macomb County, adding newer subdivisions of builder-grade homes around the historic core. Two very different housing eras, one Anchor Bay town, and a roofer here has to be ready for both, because a repair on a 120-year-old downtown home has almost nothing in common with one on a twenty-year-old subdivision roof.
Anchor Bay is wide and open, so wind coming across the water hits waterfront and near-water roofs with no windbreak, lifting shingles and loosening ridge caps. Constant humidity off the bay keeps flashing, valleys, and shaded slopes damp, which speeds up corrosion and grows moss on the roofs closest to the water.
The two housing eras bring two sets of problems. On the historic downtown homes, leaks start at the aging flashing, the many valleys, and the worn chimney details rather than in the open shingles. On the newer subdivisions, builder-grade shingles installed within a short span are now aging on a shared timeline, so worn boots and lifting shingles show up street by street. Michigan’s freeze-thaw winters drive ice dams and pry at loose joints across both. Caught early, nearly all of it is a repair, and a quick look after a big blow off the bay is the cheapest insurance a New Baltimore homeowner can buy.
Out in a waterfront community like New Baltimore, a contractor’s name gets around, because neighbors talk and boaters talk. We’d rather earn that word-of-mouth by fixing the roof correctly than lose it by rushing a job an extra county away. That’s the same standard we’ve held since 1995, however far the drive to Anchor Bay.
Roof problems are never timely, but keeping your roof in good condition is crucial for home protection. Schoenherr Roofing is just a call away. Figuring out whether a repair or full replacement is needed begins with evaluating the damage. Key factors include the type of roofing material, how old it is, and the extent of the issue.
At Schoenherr Roofing, we perform thorough inspections on all types of roofs, from asphalt shingles to metal systems. We detect visible problems like missing shingles and uncover hidden issues like attic leaks. Our skilled team provides tailored repair solutions to restore the durability and reliability of your roof.
New Baltimore, MI faces harsh seasonal changes—from hot, humid summers to cold, snow-heavy winters—that can gradually degrade your roof, especially if it’s made of common materials like asphalt shingles.
Strong winds can dislodge or damage shingles, leaving your roof open to leaks. During winter, snow buildup can cause ice dams that block drainage and lead to water infiltration.
Delaying repairs can lead to greater damage and higher costs, potentially requiring a full replacement. Taking care of issues early helps protect your home and avoid larger expenses.
Not sure when to call a professional roofer? Some signs are obvious, while others are more subtle. Missing, cracked, or curling shingles usually point to wear. Water stains on ceilings or walls may indicate a leak. A sagging roofline can suggest structural concerns, and finding granules in gutters often signals aging shingles. Moss or algae growth may also mean moisture is trapped. If your asphalt shingle roof is approaching 20–25 years old, it’s a good idea to schedule an inspection to check its condition.
At Schoenherr Roofing, we offer comprehensive roof repair services tailored to each homeowner’s specific needs. Our focus is on more than temporary fixes—we work to reinforce your roof and provide lasting protection.
From identifying and repairing leaks to replacing damaged shingles and preserving your roof’s overall condition, our team covers it all. We use high-quality materials from Atlas or Owens Corning and apply proven methods to ensure dependable, long-term results.

Yes. New Baltimore is about sixteen to eighteen miles from our Sterling Heights office, farther than most towns we serve, and we cover it. A lot of Anchor Bay homeowners get told their roof has to wait because they’re out past the busier suburbs. We schedule New Baltimore repairs with the same urgency as closer work, because water damages a roof just as fast out here.
The older homes around the historic downtown have steep, detailed roofs with plenty of valleys, dormers, and flashing joints, and that’s where leaks usually begin. Worn chimney flashing and aging step flashing let water in while the shingles still look fine from the street. We trace the leak to the actual joint and repair it properly rather than patching the stain below it.
Anchor Bay is wide and open, so wind off the water hits near-shore roofs hard, lifting shingles and loosening ridge caps, while the humidity keeps flashing and shaded slopes damp enough to corrode and grow moss. On waterfront and near-water New Baltimore homes we pay close attention to the wind-facing slopes and the flashing, since that’s where bay-driven damage starts.
Often, yes. New Baltimore has grown fast, and the builder-grade shingles on those newer subdivisions were installed within a short span, so they age on a shared timeline. We see worn pipe boots, lifting shingles, and early flashing failures across those neighborhoods around the same age. A targeted repair usually buys those roofs real time when it’s caught early.
Yes. From our Sterling Heights office we cover the historic downtown, the Anchor Bay waterfront, and the newer subdivisions around the city. Waterfront homes get extra attention on wind and moisture exposure, while the newer neighborhoods get checked for the shared-age wear typical of builder-grade roofs.
Because New Baltimore is a longer drive, we plan the routing efficiently, but we don’t push it to the back of the line. For an active leak we prioritize getting the roof watertight quickly, then set the permanent repair. The extra miles change how we schedule the trip, not whether New Baltimore homeowners get taken care of.

I’d give more stars, but 5 seems to be the limit. From the time I first called to schedule an inspection of the roof until the work was completed and I was paying the bill, Schoenherr was nothing but professional. Everyone went out of their way to make the entire job as easy on us as it could be. They handled everything perfectly, promptly and professionally. The project manager Josh, was on top of everything that was happening and kept us updated throughout the entire process. As soon as there was anything to report he was in contact. I really appreciated the voluminous amount of photos I received. (Before, during and after) The place was looking cleaner when they were done than it was before they started. If only every contractor would be as easy to work with.Posted on Google![]()

Schoenherr Roofing did a complete roof replacement on our house: 2,800 s.f. Colonial, 39 “squares,” in Troy, which was finished, on time, in 1.5 days. From the materials delivery company, to the project manager’s (PM) pre-job contacts, to the on-site workers, everyone was friendly, helpful, and easy to deal with. Although the noise WAS horrific, we knew it would be!! The finished roof looks awesome. The PM did a post-job inspection the next day to address any remaining nails on the ground (not many), and picked up excess materials not used. We are extremely satisfied with Schoenherr Roofing and would highly recommend them for a total roof replacement!Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
