Ferndale sits about 13 miles from our Sterling Heights office at 42850 Schoenherr Rd, roughly a 20-minute drive across the south end of Oakland County. That keeps this Detroit-area suburb well within reach for our crews, and the distance does real work for you. We can schedule a free estimate quickly, get trucks and material to the job without a long haul, and come back easily for a follow-up or warranty visit. When a storm springs a leak, that reach also means a faster response instead of a long wait.
Ferndale is a classic inner-ring suburb of Detroit, sitting right on the Woodward corridor at Nine Mile Road, just across the city's northern border. It grew from farmland into a bedroom community for Detroit's auto workers in the early 20th century, incorporating as a village in 1918 and a city in 1927. Today it's one of the most walkable communities in the area, known for its revitalized downtown, its arts scene, and its tight, tree-lined residential streets.
That history left Ferndale with a very consistent housing stock. Most of its homes were built between the 1920s and the 1940s, and the streets are lined with Tudor Revivals, bungalows, and Craftsman houses on compact city lots. It's a dense, established city where homes sit close together and roofs are on display, and many of those older homes carry their third or fourth covering by now.
Metro Detroit winters bring snow load and the freeze-thaw cycle that lifts shingles and cracks flashing, and on older or under-insulated homes that cycle builds ice dams along the eaves. Spring and summer add the straight-line wind and hail that cross the area most years. On homes this age, the trouble often starts at aging flashing around chimneys and the many roof-to-wall transitions these older houses tend to have.
The 1920s and 1940s homes bring their own demands. Steeper Tudor and bungalow roofs, older decking, and past layers of shingles all show up once the tear-off begins, and Michigan code caps a roof at two layers, so many of these homes need a full tear-off before a new roof can go on. Tight city lots also take real care to protect the home, the landscaping, and the neighbors during the work. Sound flashing, proper ventilation, and honest inspection of the decking are what make a Ferndale roof last. We also see plenty of homes where a previous owner added a second layer of shingles years ago, and inspecting the decking during the tear-off is the only way to catch hidden damage before it gets covered up again. Because the streets went up together in the same decades, whole blocks tend to reach the end of a roof's life around the same time.
Ferndale is a walkable, close-knit city where people notice what's happening on the block. A roof we install here is on display for neighbors and passersby, and our name rides on how it looks and holds up. That visibility keeps us honest, and it's exactly why an established, careful crew is the right choice for an older home in a community this dense.
Homeowners often ask how to know when it’s time for a roof replacement. Some of the most common signs include:
Shingles that are curled, cracked, worn out, or missing
Water stains showing up on ceilings or walls inside the house
Moss, mold, or algae spreading across the roof surface
A roof that’s more than 20 years old
Visible storm damage
Considering a completely new roof or adding one to an existing structure?
Typically done during new construction or major home additions
Ensures your home is fully protected against the elements
Provides a durable, professionally installed roofing system built to last
If you’re looking for a reliable roofing company for roofing installation or replacement in Ferndale, MI, Schoenherr Roofing is the name to trust. Asphalt composite shingle roofing – A cost-effective, versatile choice and one of the most popular options for Michigan homeowners
Metal roofing – Known for durability and energy efficiency, it’s built to withstand even the toughest weather conditions
Rolled roofing – An affordable solution for low-sloped roofs on sheds, garages, and other outbuildings
This process means putting on a brand-new roof for a building that either doesn’t have one yet or is going through major structural changes. It’s most commonly needed in situations such as:
New Construction: Adding a roof to a newly built home or property.
Major Renovations: Making large-scale updates to an existing structure that require a completely new roofing system.
You’ll need this service when your existing roof can’t be repaired anymore or has simply reached the end of its life. Some of the most common signs it’s time for a full roof replacement include:
By choosing Schoenherr Roofing’s replacement services, you invest in the longevity and safety of your home. Our experienced team ensures that your new roof not only enhances your property’s curb appeal but also provides robust protection against the elements.
We start with a detailed inspection of your entire roofing system. That includes checking the shingles, flashing, gutters, and ventilation to identify both current issues and potential problem areas.
Once the inspection is complete, we assess the full scope of work, uncover any visible or hidden damage, and determine whether your home needs a fresh installation or a full replacement to ensure lasting protection.
Our skilled team handles your roof installation or replacement using industry best practices and strict safety standards.
After the job is complete, we perform a thorough follow-up inspection to make sure your new roof meets our high-quality standards and your expectations.

Both roof installation and roof replacement provide you with a new roof, but the process, cost, and considerations are very different.
Roof Installation
Best suited for new construction or major renovations
Allows more flexibility in design and material choices
No old roofing to remove, making it a cleaner and simpler process
Roof Replacement
Involves removing and replacing an existing roof
May require structural reinforcements or code updates
Can improve energy efficiency and increase your home’s value
Bottom Line: If you’re building a new home or adding on to your existing one, roof installation is the right choice. If your current roof is too old or damaged to repair, a replacement is the smarter investment for long-term protection and performance.
As a Michigan roofing company, we know just how demanding the local climate can be on your roof. From heavy snow and ice in the winter to powerful spring winds and the heat of summer, Michigan weather puts roofing systems through constant stress. Over the years, we’ve seen the issues homeowners here face most often—and we know the best ways to prevent them.
With that experience, we can recommend roofing solutions designed specifically for Michigan homes, giving you strength, energy efficiency, and long-term protection.
When you choose Schoenherr Roofing, you’re getting more than a contractor—you’re getting a local expert who understands Michigan’s weather challenges and provides tailored solutions and quality service to keep your home safe.
Roofing Material Choices
Asphalt shingles – The most popular and cost-effective choice.
Slate or tile – Higher priced but built to last for decades.
Understanding these cost differences helps homeowners pick the material that best fits their budget.
Roof Size
Larger roofs need more materials, which naturally drives up the price.
Extra shingles, underlayment, and other components all add to the total cost.
Roof Complexity
Roofs with multiple slopes, dormers, or intricate designs take more time and expertise to complete.
The added complexity increases both labor and material expenses.
In Michigan, seasonal changes have a major impact on roofing projects and their costs. Winter brings snow, ice, and freezing temperatures that can make roofing work unsafe or even impossible. During this time, contractor availability is limited and prices are often higher.
Spring and fall are typically the best seasons for roofing. With mild temperatures and lower chances of heavy rain, projects can be completed more efficiently, usually at lower costs, with more contractors available.
By planning around these seasonal factors, homeowners can save money and ensure their roofing projects are finished smoothly and on time.
Choosing the right roofing service—whether you need a brand-new roof or a replacement—brings long-term value you can count on. It helps you save money over time and gives you peace of mind knowing your home is well protected. Fast, professional repairs also keep small problems from turning into costly issues that might eventually require a full replacement. While repair costs vary depending on the damage, they’re almost always more affordable than replacing the entire roof.
A trusted roofing service makes sure your roof does its job—protecting your home from water damage, mold, and other expensive problems caused by a failing roof. DIY fixes might sound tempting, but relying on an experienced roofing contractor is the smarter move for expert advice and reliable results.
In the end, taking care of your roof is really about safeguarding your home’s value and long-term safety. Worried about your roof? Contact Schoenherr Roofing today for a free inspection and professional recommendations.
Yes. Our Sterling Heights office at 42850 Schoenherr Rd is about 13 miles from Ferndale, roughly a 20-minute drive across the south end of Oakland County, so we serve the area regularly. You can reach that office at (248) 639-4888. That keeps estimates, installations, and follow-up visits convenient.
Most of Ferndale’s homes were built between the 1920s and the 1940s, so their roofs share familiar issues: aging flashing around chimneys and the many roof-to-wall transitions these older houses have, worn or layered shingles, and older decking underneath. Because whole streets went up together, their roofs also tend to reach the end of their life around the same time.
Yes. Ferndale is full of Tudor Revivals, bungalows, and Craftsman homes on compact city lots, and we work on them regularly. These steeper, more detailed roofs take careful flashing and safety setup, and the tight lots take real care to protect the home and the neighbors during the work.
Yes. Many older Ferndale homes have had a second layer of shingles added over the years, and Michigan code caps a roof at two layers, so those homes need a full tear-off before a new roof can go on. A tear-off is also the only way to inspect the decking and catch hidden damage before it gets covered up again.
On Ferndale’s tight city lots, we take real care to protect the house, the landscaping, and the neighbors, covering plantings, staging materials carefully, and running magnets over the yard and drive afterward to catch stray nails. You’re left with a new roof and a clean site, not a mess to deal with.
Because our Sterling Heights office is only about 20 minutes from Ferndale, we can typically respond to leaks quickly. We’ll tarp and stabilize an active leak to limit interior damage, then schedule the permanent repair, and for storm damage we can document what you need for an insurance claim.

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
