Shelby Township sits directly north of Sterling Heights, which puts most of it only about 7 miles and 15 minutes from our office at 42850 Schoenherr Rd. That keeps this large, growing township well within easy reach for our crews, and the closeness shows in every part of a project. Estimates get scheduled quickly, crews arrive on time without a long commute, and if a finished roof needs a second look, we are a short drive away. When a storm springs a leak, being this near also means a faster response instead of a long wait. For a township growing this fast, quick local coverage is a real plus.
Shelby Township has grown into one of the most desirable communities in western Macomb County. Its government was organized back in 1827, and for generations it was farm country, with early settlement centered on the community of Disco. Over the past few decades it has become an affluent northern suburb of nearly 80,000 residents, one of the fastest-growing in Metro Detroit, with more than 1,200 acres of township parks and the sprawling Stony Creek Metropark right at its edge.
That growth is written into the rooftops. Shelby Township is filled with single-family subdivisions built from the 1970s through the 2000s and beyond, ranging from established neighborhoods to newer, upscale homes, with construction still going up. Because those subdivisions went in over tight windows, their roofs age on a shared clock, so whole streets tend to reach the end of a roof's life around the same time.
Metro Detroit gives every Shelby Township roof a full four-season workout. Winter snow load and the freeze-thaw cycle lift shingles and crack flashing, and on older or under-insulated homes they build ice dams along the eaves. Spring and summer bring the straight-line wind and occasional hail that cross the area most years. Over time, that steady cycle wears out even a well-built roof.
The subdivision homes that make up much of the township tend to show the same pattern: builder-grade shingles losing granules, worn flashing around chimneys and vents, and attic ventilation that was never quite balanced from the start. The larger, upscale homes bring steeper, more complex roofs with more valleys and dormers to detail correctly, and the wooded areas near Stony Creek add shade and leaf load. Sound flashing, balanced ventilation, and careful detailing are what carry a Shelby Township roof through the seasons. On the larger homes especially, we detail every valley, dormer, and chimney with care, since a complex roofline gives water more places to get in, and we correct any ventilation the original build left unbalanced so the new roof lasts the full life of its shingles.
With our office just south in Sterling Heights, our crews are around Shelby Township constantly, passing finished jobs and answering to people they will see again. In a community this size and this connected, a roof that fails a couple winters later is a reputation we cannot afford, so we build each one to last and stand behind it. That everyday accountability is the quiet benefit of hiring a roofer who works right up the road.
Homeowners often wonder when it’s time to replace their roof. Here are some key signs that it may be time for an upgrade:
Shingles that are curled, cracked, deteriorating, or missing
Water stains on ceilings or interior walls

A roof that’s over 20 years old

Both roof installation and roof replacement result in a new roof, but the process, cost, and considerations vary.
Roof Installation:
Ideal for new construction or major renovations
Provides more flexibility in choosing materials and design
No existing roof to remove, making the process faster and cleaner
Roof Replacement:
Involves removing the existing roof before installing the new one
May require structural upgrades or updates to meet building codes
Can enhance energy efficiency and increase your home’s value
Bottom Line:
If you’re building a new home or adding on, roof installation is the best option. If your current roof is too old or damaged to repair, a full replacement will offer the protection and performance your home needs.
Several factors influence the cost of roof installation or repair. One of the key considerations is the type of roofing material you choose. More affordable options like asphalt shingles are generally less expensive, while premium materials like slate or metal can significantly increase the overall cost.
The complexity of the project also plays a role in pricing. Roofs with steep slopes, multiple layers, or intricate designs often require additional time, specialized tools, and skilled labor, which can increase labor costs. Additionally, roofs that are difficult to access may require extra time and effort, further affecting the price.
By understanding these factors, homeowners can make informed, cost-effective decisions that align with both their immediate needs and long-term goals.
Roofing Material Options:
Asphalt Shingles: An affordable and commonly used choice that suits the needs of most homeowners.
Slate or Tile: Though more expensive upfront, these materials offer exceptional durability and long-term performance.
Understanding the costs of each material helps homeowners make informed decisions based on their needs and budget.
Roof Size:
Larger roofs require more materials, such as shingles, underlayment, and flashing.
A larger surface area means more labor time, which increases the total project cost.
Roof Complexity:
Roofs with steep slopes, multiple angles, dormers, or intricate features require additional time and specialized labor.
The more complex the design, the higher the costs for both materials and labor.
In Shelby Township, Michigan, the seasons greatly influence the timing and efficiency of roofing projects. Winter brings snow, ice, and freezing temperatures, making roofing dangerous or even unfeasible. With fewer contractors available and weather-related delays, both costs and timelines can rise.
Spring and fall are typically the ideal times to schedule roofing work. Milder temperatures and more stable weather conditions allow crews to work safely and efficiently. These seasons also offer better availability and more competitive pricing for homeowners.
By planning your roofing project around Michigan’s seasonal changes, you can lower costs, avoid delays, and ensure the work is completed smoothly and on time.
Choosing the right roofing service—whether it’s a full installation or a simple repair—can make a significant difference. Not only does it protect your home, but it can also save you money in the long term. Addressing small issues early helps prevent costly damage or the need for a full replacement later on.
A well-maintained roof helps prevent leaks, mold, and damage caused by aging or worn materials. While DIY fixes may seem like an easy solution, hiring a professional ensures the job is done correctly and safely from the start.
Your roof is essential to your home’s protection and overall value. If you’re unsure about its condition, reach out to Schoenherr Roofing for a free inspection and expert advice you can trust.
Yes. Our Sterling Heights office at 42850 Schoenherr Rd is only about 7 miles south of Shelby Township, roughly 15 minutes, so we serve the community regularly. You can reach that office at (248) 639-4888. That closeness keeps estimates, installations, and follow-up visits quick and convenient.
Many Shelby Township homes went up in subdivisions during the 1980s and 1990s, so their original builder-grade roofs are now reaching the end of their service life together. On these we commonly see granule loss, curling shingles, worn flashing at chimneys and vents, and leaks in the valleys that larger homes tend to have.
Yes. Shelby Township has many larger, upscale homes with steeper, more complex roofs than a simple ranch, with more valleys, dormers, and transitions to detail correctly. We’re equipped for that work, and careful valley and flashing detailing is exactly what keeps a complex roofline from leaking.
Yes. Many Shelby Township subdivisions have association rules on roof color and shingle style, and we’re used to working within them so your new roof stays compliant and fits the neighborhood. If your association requires approval before work begins, we can provide the product details and documentation you need.
Homes near Stony Creek and the township’s wooded parks sit under more shade and tree cover, which keeps north-facing slopes damp enough to grow moss and algae and drops leaves and limbs into valleys and gutters. We keep the valleys detailed, recommend algae-resistant shingles where it helps, and make sure the roof sheds water and debris cleanly.
Yes. Architectural and premium designer shingles are popular in Shelby Township for their look and longer life, and we install a full range. We can show you samples so the new roof complements your home’s style and outlasts the builder-grade shingles it replaces.
