Our Sterling Heights office at 42850 Schoenherr Road is about 9 miles from Eastpointe, roughly a 15 to 20 minute drive south. We work this part of Macomb County constantly, so Eastpointe is quick and easy for our crews to reach.
That closeness is a real benefit to you. We come out for free estimates fast, our crews arrive on time, and follow-up on warranty or touch-up work is easy to schedule. Being nearby means quick service and easy follow-up, whether the job is a small repair or a full replacement. With our shop a short drive north, we can get out quickly when a leak can't wait.
Eastpointe has deep roots. Settled by Irish and German farmers in the 1830s, the community was long known as Halfway for its spot midway on the old stage run between Detroit and Mount Clemens along Gratiot Avenue. It incorporated as a village in 1924, became the City of East Detroit in 1929, and took the name Eastpointe in 1992.
That long history left a dense, tightly gridded city right at the 8 Mile border. The housing runs from 1920s and 1930s bungalows near the older core to block after block of postwar brick homes, most on small, close-together lots. When streets are built out in the same span of years, their roofs age on the same clock, and many Eastpointe blocks are reaching that point together. The mix of eras is part of what makes the city interesting to work in, since a 1930s bungalow and a 1950s ranch a block apart each call for a slightly different approach.
These older and postwar roofs share a familiar set of problems: brittle, curling shingles with the granules gone, worn flashing around chimneys and plumbing vents, and older decking that needs an honest look once the roofing comes off. The tight lots leave little room to stage a tear-off, and under-insulated attics let heat escape and drive ice dams along the eaves through Michigan winters.
We fix these the right way and at a fair price. That means a full tear-off when it's warranted, an honest decking inspection, upgraded attic ventilation to fight ice dams, and ice-and-water shield along the eaves and valleys. Because these homes sit so close together, we plan access carefully, protect your property and your neighbor's, and run a thorough cleanup with magnetic nail sweeps so the site is left clean and safe. On these small lots we also protect your driveway and landscaping and keep the walkways clear, so the job is as easy on your household as it is on your roof.
We've roofed Macomb County since 1995, and on Eastpointe's close, friendly blocks word travels fast from one finished roof to the next. That keeps our work honest. It's the same standard we've held across more than 6,200 Michigan roofs, and being a short drive away means we're easy to reach long after the job is done. Repair or full replacement, Eastpointe gets the same honest work and the same straight answer.

This process involves installing a new roof on a structure that either doesn’t have one yet or is undergoing significant changes. It’s typically required in situations such as:
New Construction: Installing a complete roofing system on a newly built home or building.
Major Renovations: Updating an existing structure with substantial changes that require a full roof replacement.
This service is required when repairs can no longer suffice, or your roof has reached the end of its lifespan. Here are some signs that a full replacement might be the best choice:
Aging Roof: If your roof is over 20 years old, the materials may no longer offer proper protection.
Visible Damage: Missing shingles, frequent leaks, or a sagging roofline usually indicate deeper structural issues.
Frequent Repairs: Constant repairs can add up, and a full replacement could save you money and stress in the long run.
Choosing Schoenherr Roofing for your roof replacement means investing in long-lasting protection and peace of mind. Our skilled team ensures your new roof not only improves your home’s appearance but also provides reliable strength against the elements for years to come.

While both roof installation and roof replacement result in a brand-new roof, the reasons, processes, and costs differ.
Roof Installation:
Ideal for new construction or major renovations
Offers more flexibility in materials and design options
No need to remove an old roof, making the process faster and cleaner
Roof Replacement:
Involves removing the existing roof before installing a new one
May require structural updates to meet current building codes
Can enhance energy efficiency and boost your home’s resale value
Bottom Line:
If you’re building from the ground up or adding on, go with a new installation. If your roof is outdated or damaged, a replacement offers long-term protection and peace of mind.
The cost of roof installation or repair can vary greatly based on several key factors. These include the type of roofing material, the complexity of the project, and how accessible your roof is. Asphalt shingles are generally the most cost-effective option, while premium materials such as slate or metal come with a higher cost.
If your roof has a steep pitch or complex design, it may require specialized tools and a more experienced crew, which can drive up labor costs. By understanding these factors, homeowners can make informed decisions that align with both their budget and specific needs.
Roofing Material Choices:
Asphalt shingles: A popular, cost-effective option that’s easy to install and performs well for most homes.
Slate or tile: A premium material with a higher upfront cost, but it offers exceptional durability and longevity.
Understanding the cost differences between materials helps you strike the right balance between your budget and the long-term value of your roof.
Roof Size:
Larger roofs require more materials—such as extra shingles, underlayment, and other components—which increases the overall cost.
Roof Complexity:
Steep slopes, complex angles, dormers, or intricate designs require additional time, skill, and specialized tools, driving up both labor and material costs.
In Eastpointe, seasonal changes have a big impact on the timing and cost of roofing projects. Winter brings snow, ice, and freezing temperatures, which can slow down progress and create hazardous conditions. With fewer crews available and extra safety measures needed, roofing during colder months often results in higher costs.
Spring and fall are usually the best seasons for roofing projects. With milder temperatures and more predictable weather, these seasons provide ideal working conditions, reducing delays and enhancing efficiency. Contractors tend to be more available, and pricing is often more competitive during these times.
By timing your roofing project with the seasons, you can avoid delays, manage costs, and ensure the job is done right from the beginning.
Choosing the right roofing service—whether it’s a minor repair or a full replacement—can make a significant impact on both your home and your budget. Addressing small issues early helps prevent bigger, costlier problems down the road. While repair costs vary, they’re generally much more affordable than a full roof replacement.
Hiring a professional ensures your roof does its job: keeping water out, preventing mold, and safeguarding your home from daily wear and tear. DIY repairs may seem simple, but a professional guarantees it’s done right and safely the first time.

Yes. Eastpointe’s housing runs from 1920s and 1930s bungalows near the old Halfway core to block after block of postwar brick homes, and both are what we work on most here. A 1930s bungalow and a 1950s ranch call for slightly different handling, and we tailor the tear-off, decking work, and detailing to each.
Carefully. Eastpointe is one of the denser cities in the area, so there isn’t much room to stage a tear-off. We plan access, protect your driveway, landscaping, and your neighbor’s property, keep the walkways clear, and run a thorough cleanup with magnetic nail sweeps so the site is left clean and safe.
Because they were built together. Many Eastpointe streets went up within the same span of years, so their roofs age on the same clock and reach the end of their life around the same time. That’s why a neighbor’s tear-off is often the nudge that gets the rest of the block thinking about theirs.
Often, yes. Many of Eastpointe’s older and postwar homes have under-insulated, poorly ventilated attics that let heat escape and drive ice dams along the eaves in winter. When we re-roof, we improve attic ventilation and install ice-and-water shield along the eaves and valleys to attack the cause, not just the symptom.
It depends on the roof’s age and condition, and we’ll be straight with you. If the shingles have life left and the damage is limited, a targeted repair can be the sensible, economical choice. If the roof is worn out across the board, a full replacement is the better value. We inspect it honestly and let you decide.
