Our Romeo office at 102 W St Clair Street is about 16 miles from Metamora, roughly a 25-minute drive through the countryside into Lapeer County. We work this rural stretch north of Romeo regularly, so horse country is well within the ground we cover.
That regular presence is what counts for you. We come out for free estimates, our crews show up when we say they will, and follow-up on warranty or touch-up work is easy to arrange. A rural village doesn't put Metamora out of reach for a roof done right, and we'll give you a straight estimate and a clear plan.
Metamora was settled in 1843 and incorporated as a village in 1885, its name meaning among the hills. The little Crossroads Historic District, the old railroad depot, and the landmark White Horse Inn still anchor the village, while the rolling countryside around it is some of the most prestigious equestrian land in Michigan, home to the century-old Metamora Hunt, white-fenced horse farms, and grand estates.
For roofing, that landscape sets the agenda. Alongside the steep-roofed 19th-century homes in the village, the township is full of large estate houses paired with barns, stables, run-in sheds, and detached garages. Add lakeside homes on Lake Metamora and the wooded, hilly lots throughout, and you have a lot of roof surface in a lot of different shapes. A single Metamora property can carry a steep-roofed main house, a horse barn, a hay building, and a couple of run-in sheds, and each of those roofs ages and fails on its own terms.
An equestrian property is really several roofs at once. The house carries a steep, often complex roofline where flashing at the valleys and dormers matters most, while barns and outbuildings have big, low-slope sections that need the right membrane rather than shingles forced where they won't shed water. The wooded, hilly lots keep shaded slopes damp for moss, drop limbs in storms, and pack leaves into valleys, and Michigan's freeze-thaw cycles drive ice dams along the eaves.
We handle the whole property. That means a proper tear-off and decking inspection where it's warranted, shingle profiles that suit an older home, low-slope materials done right on the barns and garages, strong ventilation, and ice-and-water shield along the vulnerable edges. We also clean up every nail and scrap, which matters a great deal around horses and pasture. A stray roofing nail in a paddock is a real hazard, so we run magnetic sweeps across the drive and grounds before we call a job finished.
We've roofed this part of the region since 1995, and we're up in the countryside regularly. In a small community where everyone knows the good contractors and the bad ones, reputation is everything. It's the same standard behind more than 6,200 Michigan roofs, and out here one well-built roof tends to lead to the next. We're used to working around horses, hay deliveries, and boarding schedules, so the job fits your property's routine.
Homeowners often wonder when it’s time to replace their roof. Here are some key signs that it might be time for an upgrade:
Curled, cracked, deteriorating, or missing shingles
Water spots or stains on ceilings or inside walls
Moss, mold, or algae growth on the roof surface
A roof over 20 years old showing signs of wear
Visible storm damage, such as lifted shingles or structural impacts

Both roof installation and roof replacement result in a new roof, but the process, cost, and considerations vary.
Roof Installation:
Ideal for new construction or major renovations
Offers more flexibility in material and design choices
No existing roof to remove, making the process quicker and cleaner
Roof Replacement:
Involves removing the old roof before installing a new one
May include structural upgrades or updates to meet building codes
Often enhances energy efficiency and increases your home’s value
Bottom Line:
For new construction or additions, roof installation is the best choice. However, if your current roof is worn out or irreparable, a full replacement will provide the durability and protection your home needs.
Several factors affect the cost of a roof installation or repair. One of the main factors is the type of roofing material. Affordable options like asphalt shingles are generally less expensive, while premium materials such as metal or slate can significantly increase the overall cost.
The complexity of the roof is another important factor. Roofs with steep slopes, multiple layers, or detailed architectural features typically require more time and specialized tools, raising labor costs. Additionally, roofs that are harder to access may demand extra effort, influencing the final price.
By understanding what drives roofing costs, homeowners can make informed decisions that align with their budget and long-term objectives.
Factors That Affect the Cost of Roofing Services
Roofing Material Choices
Asphalt Shingles: A cost-effective, widely used option, ideal for homeowners seeking an affordable yet reliable solution.
Slate or Tile: These premium materials come with a higher initial cost but provide exceptional longevity and durability.
Choosing the right material is key to balancing aesthetics, performance, and budget. Homeowners should consider both immediate costs and long-term value when making their choice.
Roof Size
A larger roof requires more materials such as shingles, underlayment, and flashing. A bigger surface area also demands more time and labor, which increases the overall cost of the project.
Roof Complexity
Roofs with steep slopes, multiple rooflines, dormers, or complex architectural features require specialized skills and additional labor hours. This complexity also raises material and installation costs due to the precision and customization needed.
Bottom Line:
Understanding these key factors helps homeowners plan effectively, set realistic budgets, and choose the right materials and contractors for a roofing project that meets both their practical needs and financial goals.
In Metamora, Michigan, seasonal changes have a significant impact on when and how roofing projects are completed. Winter weather—snow, ice, and freezing temperatures—makes roofing unsafe or impractical. With fewer contractors available and weather-related delays, both the cost and timeline of the project can increase.
Spring and fall are generally the best times for roofing. These seasons bring more stable weather and mild temperatures, enabling roofing crews to work efficiently and safely. Homeowners may also benefit from better scheduling flexibility and more competitive pricing during these times.
By scheduling your roofing project around Michigan’s seasonal trends, you can save money, avoid delays, and ensure your roof is finished on time and to a high standard.
Choosing the right roofing service—whether it’s a full installation or a minor repair—can make a significant difference. It not only safeguards your home but can also save you money in the long run. Addressing small issues early helps prevent costly damage or even the need for a full roof replacement later.
A well-maintained roof prevents leaks, mold, and deterioration from aging or worn materials. While DIY repairs may seem like a quick solution, hiring a professional ensures the job is done correctly and safely from the beginning.
Your roof plays a crucial role in protecting your home and maintaining its value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and expert advice you can trust.
Yes. Our Romeo office at 102 W St Clair Street is about 16 miles from Metamora, roughly a 25-minute drive into Lapeer County. You can reach us at (248) 422-2910. We work this rural, equestrian stretch north of Romeo regularly, so horse country is well within the area our crews cover.
Yes. Equestrian properties around Metamora usually have barns, stables, and run-in sheds alongside the house, and their large, low-slope roofs need the right membrane rather than shingles forced where they will not shed water. We handle the outbuildings and the main house together, using the correct material for each so the whole property is protected.
Carefully. Loose roofing nails and debris are a genuine hazard around horses, so we contain materials as we work and run magnetic sweeps across the drive, grounds, and any nearby paddock before we consider a job finished. We also plan the work around your barn and boarding routine so it disrupts the animals as little as possible.
Yes. The homes around Metamora’s crossroads and historic district carry older, steeper rooflines that call for careful handling. We select shingle profiles and colors that suit their age, detail the valleys and flashing to match, and give the older decking an honest look during tear-off so the roof fits the character of the village.
They can. The rolling, wooded countryside keeps shaded slopes damp enough for moss and algae, drops limbs in storms, and packs leaves into valleys and gutters. We clean and treat the growth, keep the valleys clear, and can fit algae-resistant shingles when we re-roof so the shaded sides hold up better between jobs.
Yes. Homes on Lake Metamora take extra wind and moisture off the open water, which wears shingles and can push rain under flashing. We build these roofs with wind-rated shingles, sealed flashing, and ice-and-water shield along the vulnerable edges and valleys so the lakefront exposure does not shorten the roof’s life.
