What Gutter Installation and Replacement Cost in Southeast Michigan (2026)
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only
Troy sits just south of Rochester, only about eight miles from our office at 425 Walnut Boulevard. That’s close enough that our crews handle Troy’s neighborhood roofs as regular local work, without the delay of a contractor coming from farther out.
In a large, affluent city where mid-century homes sit alongside newer subdivisions and condos, catching a leak early keeps it from working into the walls and finishes. Getting a technician on the roof quickly is what makes the difference, and from Rochester we can be on a Troy roof within a day or two of your call.
Troy is the largest city in Oakland County and one of the largest in Michigan, an affluent suburb of more than eighty-seven thousand that grew from a quiet farming township, settled in 1819 and known as Troy Corners, into a major business and shopping destination. The Big Beaver corridor and the upscale Somerset Collection made it a regional retail hub, and its office centers, top-rated schools, and reputation as one of Michigan’s safest cities have kept it in high demand. Behind the commercial corridors, though, Troy is a city of leafy residential neighborhoods.
That growth shaped the roofs. Troy is a blend of mid-century neighborhoods, newer condos, and leafy subdivisions, mostly colonials and ranches built within stretches of years on shared roof-age timelines, with some larger and newer homes mixed in. From block after block of same-era roofs to bigger custom ones, it’s a range that keeps our crews working on more than one kind of roof. Knowing which decade a Troy neighborhood was built in tells us a lot about what its roofs need before we’re even on the ladder.
The residential neighborhoods are the main story. Troy’s subdivisions went up in waves with builder-grade shingles on shared timelines, so their roofs reach the end of their shingle life around the same time, and worn shingles, cracked pipe boots, and tired valley flashing show up street by street. When one home starts leaking, the neighbors usually aren’t far behind. Larger and older homes leak at the details instead, worn chimney and step flashing and tired valley metal.
Southeast Michigan’s freeze-thaw winters push it further. Snow melts during the day and refreezes at night, prying at loose flashing and building ice dams at the eaves of older, under-insulated homes that force water back up under the shingles. Most of it is repairable when caught early, and because we know these Troy neighborhoods well, we can give you an honest read on whether your roof needs a repair or is nearing replacement.
We work Troy regularly, from the mid-century neighborhoods to the newer subdivisions, and it’s a short run from our Rochester office. That keeps us accountable, and it keeps response times short. We’d rather fix your flashing right the first time than be the name a neighbor warns you about. We’ve served Southeast Michigan since 1995, and a large established city like Troy is exactly the kind of place that record was built for.
Roof problems never happen at the right time—and that’s why quick action matters. At Schoenherr Roofing, we’re always just a call away, ready to help you decide on the best course of action—whether it’s a simple repair or a full replacement—based on your roof’s age, material, and the level of damage.
Our skilled team conducts in-depth inspections on all types of roofs, from asphalt shingles to metal, digging deeper to uncover hidden issues like attic leaks. Once we’ve pinpointed the problem, we’ll clearly explain your options and carry out the repairs needed to restore your roof’s strength and dependability—so you can move forward with total confidence.
Troy, MI experiences the full range of weather—scorching summers, freezing winters, and everything in between. These seasonal extremes can put a lot of strain on your roof, especially if it’s made with traditional materials like asphalt shingles.
Storms often bring powerful winds that can tear off shingles, leaving parts of your roof exposed and vulnerable to leaks. In winter, heavy snow buildup can create ice dams—thick ice ridges that prevent proper drainage. When water backs up under the shingles, it can seep into your home, causing interior damage and even mold.
What might seem like minor wear today can become an expensive problem down the line if it’s ignored. Spotting and fixing roofing issues early helps protect your home’s structure, extends the life of your roof, and can save you the cost of a full replacement. Addressing problems early isn’t just smart—it’s a long-term investment in your home’s health and value.
Not sure if it’s time to call a roofing expert? Some signs are obvious, but others are easy to miss. Missing, cracked, or curling shingles often mean your roof is aging and could need attention. Water stains on ceilings or walls might hint at a hidden leak. A sagging roofline can be a red flag for structural issues. And if you notice shingle granules collecting in your gutters, it’s a clear sign your roof materials are breaking down.
You might also see moss or algae growth, which usually points to trapped moisture—a problem that can lead to long-term damage if ignored. If your asphalt shingle roof is nearing 20 to 25 years old, it’s a smart move to schedule a professional inspection to assess its condition and plan ahead with confidence.
At Schoenherr Roofing, we provide detailed roof repair services customized to fit each homeowner’s unique needs. Our approach goes beyond simple patchwork—We’re dedicated to reinforcing your roof’s strength and providing long-term protection for your home.

Our Rochester office is only about eight miles from Troy, just to the north, so it’s regular local work for us. For an active leak we prioritize getting on the roof quickly, sealing it the same visit when needed, then scheduling the permanent repair.
Troy’s residential neighborhoods went up in waves of subdivisions with builder-grade shingles on shared timelines, so whole streets reach the end of their shingle life around the same time. When one home starts showing worn shingles, granule loss, and leaks, the neighbors usually aren’t far behind. We can tell you where your roof sits on that clock and whether a repair or replacement makes more sense.
On Troy’s mid-century colonials and ranches, leaks usually trace back to worn chimney flashing, aging step flashing where walls meet the roof, and tired valley metal, not the open field of shingles. Decades of re-roofing can also leave layered materials and brittle underlayment. We find the actual entry point and repair it rather than just patching the stain below it.
It depends on how far the wear has gone and whether the deck underneath is still sound. If the damage is localized and the roof has life left, a repair is the smart spend. If a builder-grade roof is failing broadly across the whole surface, replacement may cost less over time. We give you a straight read after we’re actually on the roof, not before.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older homes with thin attic insulation. We repair the resulting leaks and can point out the insulation and ventilation gaps behind them, common on Troy’s mid-century roofs.
Usually yes. Because Troy is only about eight miles from our Rochester office, we can respond quickly when a storm marks a run of homes, which happens often in subdivisions where the roofs are all the same age. For an active leak we prioritize getting the roof watertight first, then schedule the full repair.
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only

I love my new roof! The efficient, professional crew completed my 2,000 S.F. ranch home in just one day. A special thank you to Noah S, my project manager, for being thorough, responsive, and true to his word. He promptly addressed two changes I had, one was the same day and the other one was fixed within three days. He was with me through the whole project beginning to end. Always answered his phone, always showed up. I also appreciate, Nathaniel, my salesperson, for pointing out important roof/attic details I hadn’t noticed. Schoenherr Roofing kept me informed with emails and texts throughout the process from day one. Communication is on point.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
