Ortonville sits northwest of Rochester, about eighteen miles up in the rural northern corner of Oakland County. It’s part of the area our crews cover, so an Ortonville roof problem gets real attention rather than sitting because it’s out in the country.
On the older village homes and the farmhouses and rural properties around Ortonville, water can work through original framing before it ever shows inside, and on homes spread across acres there’s no neighbor right next door to spot a problem starting. We plan the trip up efficiently and get a technician on the roof to trace the leak quickly.
Ortonville is a small, historic village in Brandon Township, out in the rolling, wooded, lake-dotted country of northern Oakland County. It was founded in 1848 by Amos Orton, who dammed Kearsley Creek to power his gristmill, and its downtown along Mill Street still carries that heritage. Beyond the village, the area opens into farm country and the 5,400-acre Ortonville State Recreation Area, keeping the whole community rural in character even as the metro spreads north toward it. For a roofer, that means older, exposed roofs standing far apart on open and wooded ground, well away from the denser suburbs to the south.
That rural character shapes the roofs. Ortonville runs from older village homes with detailed rooflines to farmhouses and rural homes on open and wooded lots, plus some newer country builds, rather than uniform subdivisions. From century-old roofs to open-country farmhouses, it’s exactly the kind of older, exposed, spread-out housing where a roof repair takes real experience and where getting a roofer to make the trip is half the battle.
The open, wooded country setting is a big part of the story. Farmhouses and homes on open lots take wind with no windbreak, so we find lifted shingles and loosened ridge caps after storms, and a single storm can mark several properties at once. Wooded lots drop limbs and pack leaf litter into valleys and keep shaded north slopes damp enough to grow moss. The older village homes and farmhouses leak at the details, worn chimney and step flashing and tired valley metal, over brittle, layered underlayment.
Southeast Michigan’s freeze-thaw winters push it further. Snow melts during the day and refreezes at night, prying at loose flashing and building ice dams at the eaves of older, under-insulated homes that force water back up under the shingles. Most of it is repairable when caught early, and a quick inspection after a big storm is the cheapest insurance an Ortonville homeowner can buy.
Out in a small rural village like Ortonville, a contractor’s name gets around fast, because neighbors talk and there aren’t many roofers who make the trip. We’d rather earn that word-of-mouth by fixing the roof correctly than lose it by cutting a corner on a farmhouse out in the country. That’s the standard we’ve held since 1995, however far the drive.
Roof trouble rarely picks a good time—but staying on top of it is crucial to protecting your home. That’s where Schoenherr Roofing steps in. Just give us a call, and we’ll help you figure out if a repair is all you need or if it’s time to consider a full replacement. The right move depends on your roof’s material, age, and how serious the damage is.
At Schoenherr Roofing, we do thorough inspections on every type of roof—whether it’s asphalt shingles or metal. We look beyond the obvious signs like missing shingles and dig into the details, spotting hidden problems like attic leaks. With a clear understanding of what’s going on, we put together a custom repair plan to bring your roof back to full strength and dependable performance.
Ortonville, MI weather doesn’t hold back—hot, humid summers and icy, snow-filled winters can really wear down your roof over time, especially if it’s built with standard materials like asphalt shingles.
Strong winds? They can lift or rip shingles right off, leaving openings for water to creep in. Then winter rolls around, and the heavy snow can lead to ice dams—thick ridges that stop water from draining properly and force it into your home instead.
Delaying repairs might not seem like a big deal, but even small problems can quickly turn into expensive headaches. Taking care of issues early on helps protect your home and keeps repair costs in check.
Not sure if it’s time to call in a roofing pro? Some warning signs are easy to spot, while others fly under the radar. Obvious red flags include missing, cracked, or curling shingles—clear signs your roof’s taking a beating. Water stains on your ceilings or walls might point to hidden leaks. A drooping or uneven roofline can mean structural trouble. And if you’re seeing lots of granules in your gutters, your shingles are probably nearing the end of their life.
Even moss or algae growth could be a clue—moisture might be getting trapped where it shouldn’t. If your asphalt shingle roof is approaching the 20 to 25-year mark, it’s a smart move to schedule an inspection and see where things stand.
At Schoenherr Roofing, our roof repair services are tailored to fit your home’s specific needs—no band-aid fixes here. We focus on long-lasting solutions that reinforce your roof’s strength and keep it solid for the years ahead.
Whether it’s tracking down tough leaks, replacing worn-out shingles, or keeping up with routine maintenance, our team handles every detail with care. We rely on top-quality materials from Atlas and Owens Corning and proven methods that stand the test of time—so you can trust your roof is in good hands.
A roof leak might seem small at first, but if you let it sit, it can lead to serious damage. That’s why at Schoenherr Roofing, we focus on catching and fixing leaks early—before they turn into bigger, costlier problems.
We don’t just slap on a quick fix. Our team digs in with a full inspection of your attic, roof decking, and other key areas to pinpoint the exact source of the leak. Our goal is simple: fix the root cause so you’re not dealing with the same issue again down the road.
Whether it’s cracked shingles, failing sealant, or damaged flashing, we take a thorough, no-shortcuts approach to get your roof back in shape and keep future water damage at bay.

Yes. Ortonville is about eighteen miles northwest of our Rochester office, up in rural northern Oakland County, and we cover it. An Ortonville roof leak gets scheduled with real urgency, because water damages a country roof just as fast as a city one, and we plan the trip up efficiently rather than letting the distance become a delay.
Yes. Ortonville and the surrounding Brandon Township are largely farmhouses and rural homes on open and wooded lots, and that’s much of what we repair out here. Those properties take more wind on exposed roofs and more tree debris on shaded ones, and our crews are equipped to access and repair roofs in rural conditions from our Rochester base.
On Ortonville’s older village homes and farmhouses, leaks usually trace back to worn chimney flashing, aging step flashing, and tired valley metal rather than the open field of shingles, and decades of re-roofing can hide brittle underlayment underneath. We trace the leak to the real entry point and repair it rather than patching the stain below it, so the fix actually stops the water.
Homes on open and wooded lots around Ortonville take wind with no windbreak, which lifts and tears shingles and loosens ridge caps, while the woods drop limbs and pack leaf litter into valleys and grow moss on shaded slopes. After a storm we look for missing and creased shingles, exposed nail heads, and damaged flashing, then make the roof watertight and repair the affected sections before water gets into the deck.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older, under-insulated farmhouses. On wooded lots, heavy shade keeps snow on the roof longer, which can make it worse. We repair the leaks and flag the insulation and ventilation gaps behind them.
Our Rochester office is about eighteen miles from Ortonville. We plan rural trips efficiently, so the distance shapes our routing rather than delaying the work. For an active leak we prioritize getting the roof watertight quickly, then schedule the permanent repair, so an Ortonville homeowner isn’t left waiting.

Alex and the Schoenherr Roofing crew did a really good job on our new roof, which is somewhat complicated with several gables, a portion that is flat and another area with a 2-12 pitch. We weren't able to be present during the work but Project Manager Dan routinely communicated by sending texts and photos. The 350 sq ft flat roof received a custom rebuild, using the EPDM system which created new low slopes with insulating board underneath. The crew did a great job installing a new skylite and installing the Deck-Air vent system for the house's low slopes. The rows of shingles are straight as are the ridge vents and Deck-Air vents. The dumpster was brought in as a large 4 wheeled trailer, so there was no effect on our asphalt, and it was removed promptly. Alex and his crew replaced rotten OSB and 1 x 6 roof boards, and improved a chimney flashing and cricket which has been a problem for years. They were careful of landscaping. Most of the work was done in about 2 days. The new roof looks great and we can certainly recommend Schoenherr Roofing.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
