Washington Township sits directly south of Romeo, and the village of Romeo, where our headquarters is at 102 W St Clair Street, actually extends into the township’s northeast corner. That makes Washington Township roofs about as close to local work as we do, only about five to six miles from our office for much of the township. A call about a leak doesn’t turn into a week of waiting.
For a growing community with new subdivisions, older farmhouses, and orchard properties all mixed together, that closeness counts. We can inspect, make a roof watertight, and get the real repair scheduled before a small problem spreads to the drywall, and being headquartered right next door is exactly why we can move that fast.
Washington Township has deep roots in northwestern Macomb County. Westview Orchards, still operating today, was founded here back in 1813, and the former village of Mount Vernon once had a post office with the noted surveyor William Austin Burt as its first postmaster in 1832. The township borders Oakland County to the west and has grown steadily, blending its farming and orchard heritage with newer residential subdivisions and the Van Dyke corridor.
That mix shapes the roofs. Washington Township runs from historic farmhouses and older homes with detailed, aging rooflines to a wave of newer subdivisions built on a shared roof-age timeline, plus orchard and rural properties on open land. From century-old roofs to builder-grade subdivision ones, it’s a range that keeps our crews working on more than one kind of roof, and a crew that only knows one of them will miss things on the other.
The newer subdivisions are a big share of the repair work. Homes built during the township’s growth went up with builder-grade shingles on a shared timeline, so worn shingles, cracked pipe boots, and tired valley flashing show up street by street as whole neighborhoods reach the same age. The older farmhouses and historic homes leak at the details instead, worn chimney and step flashing and tired valley metal, and orchard-country homes on open lots take wind with no windbreak.
Michigan’s freeze-thaw winters push it further on all of them, driving ice dams onto the eaves of older, under-insulated homes and prying at any loose flashing. Wooded and orchard-edge lots add limbs and leaf litter in the valleys. Most of it is repairable when caught early, and because we know both the newer subdivisions and the older housing here and we’re right next door, we can get out fast and give you an honest read on whether your roof needs a repair or is nearing replacement.
We work Washington Township constantly, from the subdivisions to the orchard roads, and it’s practically our backyard. That keeps us accountable. A repair that fails is one we’ll be back to see, so we do it right the first time. We’ve served Southeast Michigan from our Romeo base since 1995, and a close neighbor like Washington Township is exactly the kind of place that record was built for.
Roof problems rarely come at a convenient time—which is why quick action makes all the difference. At Schoenherr Roofing, we’re just a phone call away, ready to guide you through the best next steps—whether it’s a minor repair or a full replacement—based on your roof’s age, materials, and the severity of the damage.
Our experienced team performs thorough inspections on all types of roofs, from asphalt shingles to metal, digging beyond the surface to find hidden issues like attic leaks. Once we identify the problem, we’ll explain your options clearly and get to work restoring your roof’s strength and reliability—so you can move forward with confidence.
Washington, MI sees it all—blazing summer heat, freezing winters, and everything in between. These constant seasonal shifts put a serious strain on your roof, especially if it’s made with standard materials like asphalt shingles.
Severe storms can bring strong winds that rip shingles right off, leaving your roof exposed to leaks. During the winter, snow buildup often leads to ice dams—thick ridges of ice that block drainage and force water underneath the shingles. That trapped moisture can sneak into your home, causing interior damage and even mold growth.
What might look like minor wear today can turn into a major expense if ignored. Tackling roof problems early helps protect your home’s structure, extends the life of your roof, and helps you avoid the high cost of a full replacement. Early repairs aren’t just practical—they’re a smart investment in your home’s long-term safety and value.
Not sure if it’s time to call a roofing expert? Some signs are obvious, while others can be easy to miss. Missing, cracked, or curling shingles often signal that your roof is aging and may need attention. Water stains on your ceilings or walls could indicate a hidden leak, and a sagging roofline might point to deeper structural issues. If you’re finding granules in your gutters, that’s a sign your shingles are breaking down.
You might also spot moss or algae, which usually means moisture is getting trapped—something that can cause serious damage over time. If your asphalt shingle roof is approaching 20 to 25 years old, scheduling a professional inspection is a smart step. It gives you a clear picture of your roof’s condition and helps you catch problems early—before they turn into expensive repairs.

Very close. The village of Romeo, where our headquarters sits at 102 W St Clair Street, actually extends into the northeast corner of Washington Township, so much of the township is only about five to six miles from our office. That makes Washington Township roofs close to local work for us, which keeps response times short for leaks and storm damage.
The subdivisions built during the township’s growth went up with builder-grade shingles on a shared timeline, so whole streets reach the end of their shingle life around the same time. When one home starts showing worn shingles, granule loss, and leaks, the neighbors usually aren’t far behind. We can tell you where your roof sits on that clock and whether a repair or replacement makes more sense.
Yes. Washington Township keeps much of its farming and orchard heritage, and we regularly repair older farmhouses and rural homes on open and wooded lots. Those properties take more wind on exposed roofs and more tree debris on shaded ones, and because we’re right next door in Romeo, our crews reach them quickly and are equipped for that work.
Many of the township’s older farmhouses and homes were built with thin attic insulation and limited ventilation. Heat escapes into the attic, melts the roof snow, and it refreezes at the cold eaves into an ice dam that pushes water back up under the shingles. We repair the resulting leaks and can point out the insulation and ventilation gaps that keep the dams coming back.
Yes. From our headquarters in neighboring Romeo we cover all of Washington Township, from the newer subdivisions and the Van Dyke corridor to the historic orchard properties and rural homes toward the Oakland County line. Wherever your home sits in the township, we can reach it quickly.
It depends on how far the wear has gone and whether the deck underneath is still sound. If the damage is localized and the roof has life left, a repair is the smart spend. If a builder-grade roof from the township’s growth years is failing broadly, replacement may cost less over time. We give you a straight read after we’re actually on the roof, not before.
