Fruitport sits near the Muskegon lakeshore, about thirty-eight miles west of our office at 2828 Kraft Avenue SE, the closest Schoenherr location. It’s a lakeshore-area village we cover as part of our West Michigan area, so a Fruitport roof problem gets real attention rather than sitting because the coast is a drive from the office.
On the older village homes and the waterfront properties around Spring Lake, lake weather does damage fast, and small leaks hide well. We plan the trip out to the lakeshore efficiently and work to get a technician on the roof before a small leak spreads from the shingles into the ceiling.
Fruitport sits at the south end of Spring Lake, in the fruit-growing country that gave the village its name, near where the Muskegon and Ottawa county lines meet close to Lake Michigan. Once a resort stop with a lakeside amusement park in its early days, it grew into a quiet lakeshore community of waterfront homes, older village houses, and newer subdivisions, with the water and the orchards still shaping its character. For a roofer, that means a mix of exposed waterfront roofs and older village homes, all standing in some of the hardest lakeshore weather in the state.
That setting shapes the roofs. Fruitport mixes older village homes with detailed, aging rooflines, waterfront and near-lake homes around Spring Lake, and newer subdivisions and rural homes on the surrounding land. From older roofs to exposed lakefront ones, it’s exactly the kind of varied, weather-facing housing where a roof repair takes real experience.
The near-lakeshore location is a big part of the story. Fruitport sits in the Lake Michigan snowbelt, so lake-effect snow piles up heavier and more often here than inland, and on older, under-insulated homes it melts and refreezes at the eaves into ice dams that force water back up under the shingles all winter. Wind coming off Spring Lake and the nearby big lake lifts shingles and loosens ridge caps on waterfront and exposed roofs, and humidity off the water keeps flashing and shaded slopes damp.
The older homes add their own trouble. Detailed older rooflines mean more valleys and flashing joints where leaks start, and decades of re-roofing can hide brittle underlayment underneath. Most of it is repairable when caught early, and a quick look after a big blow off the lake is the cheapest insurance a Fruitport homeowner can buy.
Out on the lakeshore, a contractor’s name travels fast, because neighbors talk and good roofers who make the trip are worth knowing. We’d rather earn that word-of-mouth by fixing the roof correctly than lose it by rushing a job out near the lake. That’s the standard we’ve held since 1995, and Fruitport’s exposed, water-facing roofs are exactly where it shows.
Fruitport’s weather puts a lot of stress on roofs. Hot, humid summers and long, icy winters can wear down even the strongest roofing systems. Strong winds and storms can crack or tear away shingles, while heavy rain and ice buildup often lead to leaks or even structural damage. Clogged gutters only add to the problem, causing water to back up and raising the risk of mold.
Catching these issues early can save you from expensive repairs. If you notice any signs of damage, the smartest move is to call a professional roofer right away—before a small problem grows into a major one.
Fruitport’s changing weather puts a lot of pressure on how long a roof lasts. The hot summer sun can dry out the asphalt in shingles, making them brittle and more likely to crack. Heavy rain and hail can clog gutters, forcing water to back up under the shingles and cause leaks.
Winter adds another layer of challenges. The weight of snow and ice can put serious stress on your roof, sometimes leading to major damage. On top of that, the constant freeze-and-thaw cycle wears down roofing materials—when ice expands and contracts, it creates cracks that only get worse over time.
That’s why regular roof inspections are so important, especially after extreme weather. They give you the chance to catch small issues early before they grow into costly repairs.
A leaking roof can quickly lead to serious structural damage if it’s not repaired promptly. That’s why our team:
Uses advanced leak detection techniques to pinpoint the exact source
Repairs damaged flashing, cracked shingles, and faulty vents that allow water inside
Ensures long-term protection by sealing and reinforcing vulnerable areas
Your shingles are your roof’s first layer of protection, but over time they can break down from age and harsh weather. Our team:
Inspects and replaces missing, cracked, or broken shingles
Uses high-quality materials that blend with your existing roof
Performs regular maintenance to help extend your roof’s lifespan

Choose Roof Repairs If:
The damage is minor, such as a few missing shingles
Your roof is still relatively new and in good condition overall
A small leak is coming from one specific, repairable area
Consider Roof Replacement If:
Your roof is more than 20 years old and showing significant wear
Damage spreads across a large portion of the roof
Repair costs are nearly as high as a full replacement
Not sure which option is right for you? Our experts will guide you through the choices and recommend the best solution for your home.
Roof repair costs are influenced by several key factors. The type of roofing material, the complexity of the project, and even how accessible the roof is all play a role in the final price. Asphalt shingles are generally the most affordable, while slate or metal roofing can drive the cost higher.
Steep roofs or those with intricate designs often require specialized tools and skilled labor, which can also add to the expense. Understanding these factors gives homeowners a clearer idea of what to expect, making it easier to plan ahead and choose repairs that fit both their budget and long-term goals.
Roofing Material Choices:
Roof Size:
Larger roofs need more materials, which raises the overall cost.
Extra shingles, underlayment, and other components add to the expense.
Roof Complexity:
Roofs with multiple slopes, dormers, or detailed designs take more time and skilled labor.
The added complexity increases both material and labor costs.
In Michigan, the seasons play a big role in roofing projects and their costs. Winter brings snow, ice, and freezing temperatures that can make roofing unsafe—or in some cases, impossible. During these months, contractors are harder to book and may charge more because of the extra challenges.
Spring and fall are generally the best times for roofing work. Mild temperatures and lighter rainfall help projects move along more smoothly, often making contractors more available and keeping costs lower.
By planning with these seasonal factors in mind, homeowners can schedule roofing projects at the right time, save money, and get the work done more efficiently.
Deciding whether your roof needs a repair or a full replacement brings plenty of benefits. The right choice can save you money over time and give you peace of mind. Quick repairs can stop small issues from turning into major problems that may require an expensive replacement. While repair costs vary depending on the damage, they’re almost always less than the cost of a full roof replacement.
Choosing the right service ensures your roof continues to protect your home, preventing water damage, mold, and other issues that come with a failing roof. While DIY repairs may seem simple, it’s always smarter to rely on a professional roofing contractor for honest advice and dependable service.
Remember—caring for your roof is an investment in your home’s value and your peace of mind. Worried about your roof? Contact Schoenherr Roofing today for a free inspection and expert guidance.
Yes. Our Grand Rapids office is the closest Schoenherr location to Fruitport, about thirty-eight miles east, and we cover the Muskegon lakeshore area regularly. A Fruitport roof leak gets scheduled with real urgency, because lake wind and heavy snow damage an exposed roof quickly, and we plan the trip out efficiently rather than letting the distance become a delay.
They do. Homes along Spring Lake take wind straight off the open water with little to break it, which lifts shingles and loosens ridge caps, while the humidity keeps flashing and shaded slopes damp enough to grow moss. On waterfront Fruitport roofs we check the wind-facing slopes, ridge, and flashing first, since that’s where the water exposure does its damage.
Fruitport sits near the lakeshore in the Lake Michigan snowbelt, so lake-effect snow piles up heavier and more often than inland. On older, under-insulated homes that snow melts and refreezes at the cold eaves into ice dams that push water back up under the shingles. We repair the leaks those dams cause and can point out the insulation and ventilation gaps that let them keep forming.
Yes. Fruitport’s older village homes have detailed, aging rooflines where leaks tend to start at the flashing and valleys rather than the open shingles, and decades of re-roofing can hide brittle underlayment underneath. We repair those older roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals and holds.
It can. The constant humidity off Spring Lake keeps flashing, valleys, and shaded north slopes damp longer, which speeds up corrosion and grows moss at the roof’s weak points. On lake-close and shaded Fruitport homes we inspect the valley metal and flashing closely, since that’s where slow, moisture-driven leaks tend to begin.
We plan Fruitport trips efficiently from our Grand Rapids office, but we don’t push the lakeshore to the back of the line. For an active leak we prioritize getting the roof watertight quickly, then set the permanent repair. The distance shapes how we route the trip, not whether Fruitport homeowners get taken care of promptly.

Alex and the Schoenherr Roofing crew did a really good job on our new roof, which is somewhat complicated with several gables, a portion that is flat and another area with a 2-12 pitch. We weren't able to be present during the work but Project Manager Dan routinely communicated by sending texts and photos. The 350 sq ft flat roof received a custom rebuild, using the EPDM system which created new low slopes with insulating board underneath. The crew did a great job installing a new skylite and installing the Deck-Air vent system for the house's low slopes. The rows of shingles are straight as are the ridge vents and Deck-Air vents. The dumpster was brought in as a large 4 wheeled trailer, so there was no effect on our asphalt, and it was removed promptly. Alex and his crew replaced rotten OSB and 1 x 6 roof boards, and improved a chimney flashing and cricket which has been a problem for years. They were careful of landscaping. Most of the work was done in about 2 days. The new roof looks great and we can certainly recommend Schoenherr Roofing.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
