Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
If you’ve ever requested a roof replacement estimate before, you’ll likely notice that one of the first questions the contractor asks is your location (or zip code). That’s because every city and town presents different challenges that’ll influence everything from the project costs to the job duration.
A few of the most important factors at play for reroofing projects in Warren include:
Contact us now to discuss your roofing needs!
Warren sits directly south of Sterling Heights, which puts it only about eight miles and fifteen minutes from our office at 42850 Schoenherr Rd. That closeness keeps Warren well within easy reach for our crews, and it shows up in the details of a project. Estimates get scheduled fast, crews arrive on time without a long commute, and if a finished roof needs a second look, we're a short drive away. With the office just up Schoenherr Road, Warren is about as convenient a service area as we have. When a leak springs during a storm, being this near also means we can get out to help quickly.
Warren started as a scattering of settlements in the 1830s, incorporated as a village in 1893, and became a city in 1957. What happened in between is the real story: its population soared from about 42,000 in 1950 toward a peak near 179,000 by 1970, driven by the postwar baby boom and families moving north from Detroit. Today Warren is the largest city in Macomb County and the third-largest in Michigan, home to the GM Technical Center and the Detroit Arsenal.
That explosive growth filled the city with dense, modest, well-built homes, most of them going up in the 1950s and 1960s on compact lots. Because those neighborhoods were built so quickly and so close together in time, their roofs came on within a few years of each other, and now they wear out on that same shared timeline, street after street. That makes Warren a place where a whole block can come due for new roofs within the same few years.
On the modest ranches and bungalows that fill Warren, the trouble usually starts in familiar places: three-tab shingles losing granules, flashing failing around chimneys and vents, and attic ventilation left over from the original build. Michigan's freeze-thaw cycle cracks that aging flashing over the winter and builds ice dams at the eaves on under-insulated homes, while summer brings the wind and hail that cross the area most years.
Warren is also a value-conscious city, and a lot of our work here is about finding the most cost-effective, durable path for a homeowner. Sometimes that's a targeted repair, and sometimes a full replacement is the smarter long-term investment. Choosing between three-tab and longer-lasting architectural shingles is part of that conversation, and we walk through it honestly rather than pushing the priciest option. For homeowners planning to stay put, we often point toward architectural shingles that add years of life for a modest step up in cost, and for those watching every dollar, we're straight about what a quality repair can buy.
With our office just up the road in Sterling Heights, our crews are around Warren all the time, and word travels fast in a city this size. A roof that leaks a winter later is the kind of reputation a local company can't afford, so we build each one to last and stand behind it. That everyday accountability is what you get from a roofer who works right nearby.
Homeowners often wonder when it’s time to replace their roof. Here are some key signs that it may be time for an upgrade:
Shingles that are curled, cracked, deteriorating, or missing
Water stains on ceilings or interior walls
Moss, mold, or algae growth on the roof
A roof that’s over 20 years old
Visible storm damage or other external damage
Building a new home or planning an addition?
A new roof installation is crucial for new builds or expansions. It offers protection against moisture and the elements, and when professionally installed, ensures a durable, long-lasting roofing system.

New Construction: Installing a roof on a newly built home or structure.
Major Renovations: Making significant updates to an existing property that require a full roof installation.
This service becomes necessary when your existing roof is beyond repair or has reached the end of its useful life. Here are some clear signs that a full roof replacement may be the best option:
Aging Roof: If your roof is over 20 years old, the materials may be deteriorating and no longer providing adequate protection.
Visible Damage: Missing shingles, significant leaks, or sagging areas may indicate serious structural issues beneath.
Frequent Repairs: If you’re continually repairing your roof, a full replacement could be a more practical and cost-effective long-term solution.
No two roofs are exactly the same, so the prices associated with roof replacement in Warren vary quite a bit. With that said, most homeowners will be able to have a new roof installed for $8,000 to $20,000. A few of the most important factors that’ll influence the exact price you’ll pay include:

Both roof installation and roof replacement result in a new roof, but the process, cost, and considerations differ.
Roof Installation:
Ideal for new construction or major renovations
Offers more flexibility in material and design selection
No existing roof to remove, making the process faster and cleaner
Roof Replacement:
Involves removing the old roof before installing a new one
May require structural upgrades or modifications to meet building codes
Can improve energy efficiency and increase your home’s value
Bottom Line:
If you’re building a new home or expanding, roof installation is the way to go. If your current roof is too old or damaged to repair, a full replacement provides the protection and performance your home needs.
Several factors influence the cost of roof installation or repair. One of the key considerations is the type of roofing material selected. Affordable options like asphalt shingles are generally more budget-friendly, while premium materials such as slate or metal can significantly increase the overall cost.
The complexity of the project also affects pricing. Roofs with steep slopes, multiple layers, or intricate designs require more time, specialized tools, and skilled labor, which increases both material and labor costs. Additionally, roofs that are hard to access may require more time and effort, further impacting the total price.
By understanding these factors, homeowners can make informed and cost-effective decisions that align with their immediate needs and long-term goals.
Roof Size:
Larger roofs require more materials such as shingles, underlayment, and flashing. A bigger surface area also demands more labor time, which increases the overall project cost.
Roofing Material Options:
Asphalt Shingles: A cost-effective and widely used option that fits within most homeowners’ budgets.
Slate or Tile: These materials have a higher upfront cost but provide exceptional durability and long-lasting performance.
Roof Complexity:
Roofs with steep slopes, multiple angles, dormers, or intricate features require additional time and skilled labor. The more complex the design, the higher the costs for both materials and labor.
By understanding the costs related to materials, roof size, and complexity, homeowners can make well-informed decisions that align with their specific needs and budget.
In Warren, Michigan, the seasons have a significant impact on the timing and efficiency of roofing projects. Winter brings snow, ice, and freezing temperatures, making roofing unsafe or even impossible. With fewer contractors available and weather-related delays, both costs and timelines can increase.
Spring and fall are typically the best times to schedule roofing work. Milder temperatures and more predictable weather conditions allow crews to work safely and efficiently. These seasons also tend to offer better availability and more competitive pricing for homeowners.
By scheduling your roofing project around Michigan’s seasonal changes, you can reduce costs, avoid delays, and ensure the work is completed efficiently and on time.
Choosing the right roofing service—whether it’s a full installation or a simple repair—can make all the difference. Not only does it protect your home, but it can also save you money in the long run. Addressing small issues early can prevent costly damage or the need for a full replacement down the road.
A well-maintained roof helps prevent leaks, mold, and damage from aging or deteriorating materials. While DIY fixes might seem like a quick solution, hiring a professional ensures the job is done properly and safely from the start.
Your roof is crucial to your home’s protection and overall value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and reliable expert advice.
Yes. Warren sits directly south of Sterling Heights, so our office at 42850 Schoenherr Rd is only about eight miles away, roughly fifteen minutes. You can reach it at (248) 639-4888. That closeness means fast estimates, crews that arrive on time, and quick follow-up if anything needs a second look.
For many of Warren’s modest postwar homes, a quality architectural asphalt shingle roof offers the best balance of cost and lifespan, outlasting basic three-tab shingles for a modest step up in price. If the damage is limited and the roof is otherwise sound, a targeted repair may buy you time. We give an honest recommendation after a free inspection rather than pushing the most expensive option.
Because our Sterling Heights office is only about fifteen minutes from Warren, we can typically respond to leaks quickly. We’ll stabilize and tarp an active leak to limit interior damage, then schedule the permanent repair. For storm-related damage we can also document everything you need for an insurance claim.
After a storm, look for dented or bruised shingles, missing or lifted shingles, granules collecting in gutters, and damaged flashing or vents. Some hail and wind damage isn’t visible from the ground, so a professional inspection is the reliable way to confirm it. Catching storm damage early also matters for filing an insurance claim in time.
Three-tab shingles are flat, lighter, and less expensive, with a shorter lifespan, while architectural shingles are thicker, more dimensional, more wind-resistant, and longer-lasting for a moderately higher cost. For most Warren homes architectural shingles are the better long-term value, but we’ll help you weigh both against your budget and how long you plan to stay.
Yes. A full roof replacement with us includes tearing off the old roofing, hauling it away, and disposing of it, along with a thorough cleanup that includes running magnets over the yard and driveway to catch stray nails. You’re left with a new roof and a clean site, not a pile of old shingles to deal with.
Yes, you’ll need a permit to have a roof replaced in Warren. This not only applies to projects involving a full tear-off and replacement but also “roof-over” jobs, in which new shingles are added on top of the existing shingles. In fact, the City of Warren is very strict about permits and imposes significant fees for jobs that begin before the permit is in hand.
However, you don’t have to worry about permit requirements when you partner with the professionals at Schoenherr Roofing. We’ll gladly obtain the necessary permits for you and guide you through every step in the roof-replacement process.

Our experience with Schoenherr Roofing has been very pleasant. Our sales consultant, Nate and project manager, Josh H. were both professional and personable. We were very impressed with the excellent communication by Josh before, during, and after our project. The cleanup the roofing crew did was also outstanding. I would 100% recommend them to anyone interested in their services! They had great communication skills. They kept us updated with scheduling and progress pictures of what was completed. One of the days we were surprised with a terrible storm that popped up in the middle of the tear off/install. Even with the 50+ mph winds and extreme rain the guys successfully tarped off our house with no leaks! Also, they're very reasonably priced and went to great lengths to protect our landscape. Thanks for a great experience!Posted on Google![]()

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!Posted on Google![]()

After doing some research and sifting through high presdure sales tactics from other vendors, i chose Schoenherr roofing. All of their laborers are in house employees versus 3rd party contractors. After commiting they assigned several people and kept me in the loop. During the tear out and install i was given pictoral updates on every aspect of the job, their pricing was in line with their competitors and they used state of the art materials designed for specific aspects versus 1 shingle does all. Best of all was material usage had no hidden addons and we stayed within budget, i believe 200 Lft of planking was in the quote and we used 160. No upsell on anything or special pricing tiers of quality, i got app. 1600 sqft of tier 3 impact shingled roof for $15,000.00 With drip edge and needed planking and the latest in ventilation technology. You can see in one picture the original roof in poor shape.Posted on Google![]()

Their sales rep, Leo, is helpful, knowledgeable, and professional. He is clearly dedicated to his customers and is someone I could trust to provide me with an honest understanding of the whole project and its pricing. I received 5 different quotes from various local and chain roofing contractors. Schoenherr Roofing is slightly more expensive than average but their services, from start to finish, were above average. I was kept in the loop regarding every step of the process which included financing, a flexible appointment time, a pre-install and post-install inspection, material delivery, install, and clean-up. At every step they were prompt and thorough. The crew was extremely hard working and were able to set up, replace a house and garage roof, clean, and pack up in about 12 hours despite the heat. They provided me with real-time photos of their work as each step of the install was completed, which is something all construction contractors should take note of. I am happy that I paid a bit extra for the peace of mind I now have in a roof with a strong labor and material warranty installed by an experienced local business.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
