Franklin sits east of Novi, about nine miles from our office at 43000 W Nine Mile Road. That’s close enough that our crews handle Franklin’s historic and estate roofs as regular local work, without the delay of a contractor coming from farther out.
On large estate homes set back on wooded lots, a leak can work through a complex roof and expensive interior finishes before anyone notices, so getting a technician up there quickly is what keeps a small problem small. From Novi we can be looking at a Franklin roof within a day or two of your call.
Franklin is one of the most distinctive villages in Oakland County, a community of about three thousand that has kept the appearance and atmosphere of an early Michigan village. Founded in 1824 and named in 1828 for Benjamin Franklin, it grew around a grist mill and a crossroads store, then slowed when the railroad passed it by for Birmingham. That quiet is now its identity: fondly called the Town That Time Forgot, its village center became Michigan’s very first National Register historic district in 1969, and the Franklin Cider Mill still draws crowds each fall.
That history shapes the roofs. Franklin is known for large, estate-style homes, mixed with preserved historic houses in the village core, most on wooded, mature-canopy lots along and around Franklin Road. From ornate historic rooflines to big custom estate roofs with many wings and valleys, it’s exactly the kind of complex, high-end and historic housing where a roof repair takes real experience, both to find the leak and to fix it so it holds and still looks right.
On the large estate homes, complexity drives the leaks. More wings, valleys, dormers, and flashing joints mean more places for water to sneak in, and it almost always starts at those transitions, the step flashing where a wall or chimney meets the roof and the valley metal, rather than in the open shingles. A single failed joint can send water a long way through a big home before it shows on a ceiling. The historic village homes bring aging flashing and layered re-roofing that hide brittle underlayment underneath.
The wooded setting and the weather add to it. Mature canopy drops limbs and packs leaf litter into valleys and keeps shaded slopes damp, and Southeast Michigan’s freeze-thaw winters pry at loose flashing and build ice dams at the eaves that force water up under the shingles. Most of it is repairable when caught early, and on a significant Franklin home an early inspection protects both the roof and the finishes underneath it.
Repairing a significant home is as much about care as it is about roofing. We match materials and blend repairs so the work holds up and doesn’t stand out, and we treat these historic and estate properties the way their owners do. Our reputation depends on it, so we do the flashing and valley work correctly and stand behind it. We’ve served Southeast Michigan since 1995, and Franklin’s complex, historic roofs are exactly where that shows.
Roof issues can be a hassle, but keeping your roof in solid condition is key to protecting your home. Schoenherr Roofing is here to help with a thorough inspection, evaluating the roof type, age, and damage to determine the right repair approach.
Seasonal changes in Franklin—from hot summers to freezing winters—can wear down roofing materials, especially asphalt shingles.
High winds may loosen or rip off shingles, leaving the roof exposed to water damage. In winter, snow and ice dams can block proper drainage and lead to leaks or moisture inside your home.
Look out for missing shingles, water stains, or shingle granules in your gutters. Addressing these problems early can prevent major damage and help your roof last longer.
Not sure when it’s time to call a roofer? Watch for missing, cracked, or curled shingles. Water stains on ceilings or walls may signal a leak, while a sagging roofline can suggest structural trouble. Granules in your gutters often mean the shingles are wearing down. Moss or algae growth points to trapped moisture. And if your asphalt roof is 20–25 years old, it’s a good idea to schedule a professional inspection to evaluate its condition and remaining life.

Yes. Our Novi office is only about nine miles from Franklin, so it’s regular local work for us. For an active leak we prioritize getting on the roof quickly, sealing it the same visit when needed, then scheduling the permanent repair, which matters on Franklin’s large homes where water can do costly damage fast.
On Franklin’s estate homes, leaks almost never start in the open field of shingles. They start at the transitions, the valleys, the step flashing where a wall or chimney meets the roof, and the boots around vents. Those homes have many wings and joints, so a single failed flashing point can send water a long way before it shows inside. We trace the water to the actual joint, reflash it, and tie the repair into the surrounding roof.
Yes. Franklin’s village center, Michigan’s first National Register historic district, has preserved older homes with steep, detailed rooflines and aging flashing where leaks tend to start rather than in the open shingles. We repair those historic roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s historic character.
They do. Franklin’s mature canopy drops limbs onto roofs in wind, packs leaf litter into valleys, and keeps shaded north slopes damp enough to grow moss. On these wooded estate lots we pay close attention to the valleys, flashing, and shaded slopes, since that’s where tree and moisture-driven leaks tend to start, and we can point out canopy worth trimming back from the roof
We do our best to make sure it isn’t. We match replacement shingles and materials to the existing roof by color and profile and blend the repair into the surrounding area, which matters on Franklin’s high-value and historic homes. If an older or specialty material has been discontinued, we’ll show you the closest match and be honest about how visible the repair will be before we start.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older homes with long eave lines and thin attic insulation. We repair the resulting leaks and can point out the insulation and ventilation gaps behind them, which matters on larger estate homes.
