Franklin sits east of Novi, about nine miles from our office at 43000 W Nine Mile Road. That’s close enough that our crews handle Franklin’s historic and estate roofs as regular local work, without the delay of a contractor coming from farther out.
On large estate homes set back on wooded lots, a leak can work through a complex roof and expensive interior finishes before anyone notices, so getting a technician up there quickly is what keeps a small problem small. From Novi we can be looking at a Franklin roof within a day or two of your call.
Franklin is one of the most distinctive villages in Oakland County, a community of about three thousand that has kept the appearance and atmosphere of an early Michigan village. Founded in 1824 and named in 1828 for Benjamin Franklin, it grew around a grist mill and a crossroads store, then slowed when the railroad passed it by for Birmingham. That quiet is now its identity: fondly called the Town That Time Forgot, its village center became Michigan’s very first National Register historic district in 1969, and the Franklin Cider Mill still draws crowds each fall.
That history shapes the roofs. Franklin is known for large, estate-style homes, mixed with preserved historic houses in the village core, most on wooded, mature-canopy lots along and around Franklin Road. From ornate historic rooflines to big custom estate roofs with many wings and valleys, it’s exactly the kind of complex, high-end and historic housing where a roof repair takes real experience, both to find the leak and to fix it so it holds and still looks right.
On the large estate homes, complexity drives the leaks. More wings, valleys, dormers, and flashing joints mean more places for water to sneak in, and it almost always starts at those transitions, the step flashing where a wall or chimney meets the roof and the valley metal, rather than in the open shingles. A single failed joint can send water a long way through a big home before it shows on a ceiling. The historic village homes bring aging flashing and layered re-roofing that hide brittle underlayment underneath.
The wooded setting and the weather add to it. Mature canopy drops limbs and packs leaf litter into valleys and keeps shaded slopes damp, and Southeast Michigan’s freeze-thaw winters pry at loose flashing and build ice dams at the eaves that force water up under the shingles. Most of it is repairable when caught early, and on a significant Franklin home an early inspection protects both the roof and the finishes underneath it.
Repairing a significant home is as much about care as it is about roofing. We match materials and blend repairs so the work holds up and doesn’t stand out, and we treat these historic and estate properties the way their owners do. Our reputation depends on it, so we do the flashing and valley work correctly and stand behind it. We’ve served Southeast Michigan since 1995, and Franklin’s complex, historic roofs are exactly where that shows.
Roof issues can be a hassle, but keeping your roof in solid condition is key to protecting your home. Schoenherr Roofing is here to help with a thorough inspection, evaluating the roof type, age, and damage to determine the right repair approach.
Seasonal changes in Franklin—from hot summers to freezing winters—can wear down roofing materials, especially asphalt shingles.
High winds may loosen or rip off shingles, leaving the roof exposed to water damage. In winter, snow and ice dams can block proper drainage and lead to leaks or moisture inside your home.
Look out for missing shingles, water stains, or shingle granules in your gutters. Addressing these problems early can prevent major damage and help your roof last longer.
Not sure when it’s time to call a roofer? Watch for missing, cracked, or curled shingles. Water stains on ceilings or walls may signal a leak, while a sagging roofline can suggest structural trouble. Granules in your gutters often mean the shingles are wearing down. Moss or algae growth points to trapped moisture. And if your asphalt roof is 20–25 years old, it’s a good idea to schedule a professional inspection to evaluate its condition and remaining life.
At Schoenherr Roofing, our roof repair services are tailored to your home’s specific needs. We go beyond quick fixes, aiming to restore your roof’s strength and ensure lasting protection.

Yes. Our Novi office is only about nine miles from Franklin, so it’s regular local work for us. For an active leak we prioritize getting on the roof quickly, sealing it the same visit when needed, then scheduling the permanent repair, which matters on Franklin’s large homes where water can do costly damage fast.
On Franklin’s estate homes, leaks almost never start in the open field of shingles. They start at the transitions, the valleys, the step flashing where a wall or chimney meets the roof, and the boots around vents. Those homes have many wings and joints, so a single failed flashing point can send water a long way before it shows inside. We trace the water to the actual joint, reflash it, and tie the repair into the surrounding roof.
Yes. Franklin’s village center, Michigan’s first National Register historic district, has preserved older homes with steep, detailed rooflines and aging flashing where leaks tend to start rather than in the open shingles. We repair those historic roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s historic character.
They do. Franklin’s mature canopy drops limbs onto roofs in wind, packs leaf litter into valleys, and keeps shaded north slopes damp enough to grow moss. On these wooded estate lots we pay close attention to the valleys, flashing, and shaded slopes, since that’s where tree and moisture-driven leaks tend to start, and we can point out canopy worth trimming back from the roof
We do our best to make sure it isn’t. We match replacement shingles and materials to the existing roof by color and profile and blend the repair into the surrounding area, which matters on Franklin’s high-value and historic homes. If an older or specialty material has been discontinued, we’ll show you the closest match and be honest about how visible the repair will be before we start.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older homes with long eave lines and thin attic insulation. We repair the resulting leaks and can point out the insulation and ventilation gaps behind them, which matters on larger estate homes.
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Search for a roofer in Novi, and you’ll notice something pretty quickly: A lot of companies have strong reviews. A handful have a perfect 5.0-star

Schoenner Roofing completed a full roof replacement for us, the experience was great. Our salesman Seth was professional and friendly, he completed a full inspection with video before sitting down with us to go over what we needed and what options we had. There was no high pressure sales and we felt comfortable. The team kept us up to date during permitting process and double checked our material choices with us. Our project manager Dan Blunden reached out to introduce himself early in the process. Dan came out to the house to cover the process with us and assure all of the material was on site the day before the crew came out. Dan worked closely with us to keep us up to date on project progress throughout, he provided pictures during the process, which was greatly appreciated. The crew was great, friendly and cleaned the grounds throughout the day. Our crew chief also kept us updated. Dan came back after the job was done and inspected the whole roof to assure it was done right, and proveded pictures of the detail you can't see from the ground. Would highly recommend Schoenner, they did a great job, were professional, and friendly.Posted on Google![]()

I needed a roof replacement and called several local companies for quotes. I decided to hire Schoenherr roofing for a number of factors: 1) The salesman was very thorough in the initial roof inspection and explained what was needed in my new roof and what my current roof lacked. He went over the options in great detail without pressure, giving me time to analyze other bids. 2) Schoenherr roofing offered very competitive pricing and their workmanship warranty is outstanding compared to other contractors and transferable to future owners if your house is sold. 3) Being in the construction business myself, I know the importance of proper communication regarding scheduling, delivery, and timing of the project. Even when there was a slight delay due a previous job going a day longer than expected due to weather(which often happens in the industry), communication about the scheduling was immediate and thorough. 4) I had other family members and friends also use Schoenherr roofing in the past 3 years and was very impressed with how they percieved their new roof experience with them. I was impressed with the workmanship, looks, and cleanliness when their job was completed. 5) The crew foreman was very thorough and knowledgeable during my installation explaining the process. The crew manager was interested how the project was going and letting me know if there were any unforseens (damaged lumber) during the rip off and installation. I had a very positive experience with them. My new roof looks fantastic! I will gladly recommend them to anyone looking for a roofing contractor in the future!Posted on Google![]()

Josh H. one of the guys that works there happens to live down the street from my mother and noticed she had a few missing shingles. During the roof inspection he temporarily patched it in to give her a few extra months until she can afford it. Absolutely wonderful guy and didn’t ask for a dime, just wanted to save her from extra damages.Posted on Google![]()

I would 100% recommend them to anyone interested in their services! They had great communication skills. They kept us updated with scheduling and progress pictures of what was completed. One of the days we were surprised with a terrible storm that popped up in the middle of the tear off/install. Even with the 50+ mph winds and extreme rain the guys successfully tarped off our house with no leaks! Also, they're very reasonably priced and went to great lengths to protect our landscape. Thanks for a great experience!Posted on Google![]()

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!Posted on Home Advisor![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
