Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Grandville sits just southwest of Grand Rapids, about eight to nine miles from our office at 2828 Kraft Avenue SE, roughly a fifteen to twenty minute drive. That’s close enough that our crews handle Grandville’s older-core and subdivision roofs without the delay of a contractor coming from farther out.
In a compact, established suburb, catching a leak early keeps it from working into the walls. Getting a technician on the roof quickly is what makes the difference, and from our Grand Rapids office we can be on a Grandville roof within a day or two of your call.
Grandville has a long history for a West Michigan suburb. First settled in 1833 at the river-bend of the Grand River, it played a real role in the logging years, when crews worked the bend to keep logs from jamming as the river turned northwest toward Grand Haven. It incorporated as a city in 1933, carries a strong Dutch heritage that still shows in its festivals and architecture, and is the birthplace of former First Lady Betty Ford. Today it’s home to around 16,000 residents and the RiverTown Crossings mall, the largest in West Michigan.
That history left a mix of roofs. Grandville’s older core holds early homes with steep, detailed rooflines, while the postwar and newer subdivisions that filled in around it brought ranches, colonials, and modern builds on a shared roof-age timeline. From historic homes to subdivision roofs, it’s exactly the kind of varied housing where roof repair takes real experience. A single Grandville street can run from a century-old home to a twenty-year-old build, and a roofer here has to read each one on its own terms rather than assuming every roof is the same age.
On the older core homes, leaks start at the details rather than the open shingles. Worn chimney flashing, aging step flashing, and tired valley metal are the classic failure points, and decades of re-roofing can hide brittle underlayment underneath. The postwar and newer subdivisions bring the opposite pattern, builder-grade shingles aging on a shared timeline, so worn boots and lifting shingles show up street by street.
West Michigan winters push things along on both. Lake-effect snow off Lake Michigan drops heavier, more frequent snow than most of the state sees, melting and refreezing at the eaves into ice dams that force water up under the shingles. The Grand River corridor adds humidity that keeps shaded slopes damp and grows moss, and summer storms lift shingles across the open subdivision lots. Most of it is repairable when caught early, and a quick look after a big storm or a hard freeze is the cheapest insurance a Grandville homeowner can buy.
Our crews are through Grandville regularly, from the older streets near the river to the subdivisions around RiverTown, and word travels fast in a community with this much local pride. That keeps us accountable. We’d rather fix your flashing right the first time than be the name a neighbor warns you about. We’ve served Michigan homeowners since 1995, and Grandville is exactly the kind of place that matters.
Grandville’s weather puts a lot of stress on roofs, with hot, humid summers and snowy, icy winters. Even a well-built roof can run into trouble under these conditions. High winds and storms may leave shingles cracked or missing, while heavy rain and ice buildup can cause leaks or even structural damage. Clogged gutters add another risk, allowing water to back up and potentially lead to mold.
Catching these problems early can save you from expensive repairs. If you spot any signs of damage, it’s best to call a professional roofer right away before small issues grow into major ones.
Grandville’s weather takes a real toll on roofs. In the summer, the intense sun dries out the asphalt in shingles, leaving them brittle and prone to cracking. Heavy rain or hail can clog gutters, forcing water under the shingles and causing leaks.
Winter brings its own problems. The weight of snow and ice puts added strain on your roof, sometimes leading to major damage. On top of that, the freeze-and-thaw cycle causes ice to expand and contract, creating cracks that only get worse over time.
That’s why scheduling regular roof inspections is so important, especially after severe weather. Inspections let you catch small issues early, before they turn into expensive repairs.

Choose Roof Repairs If:
The damage is small, like a few missing shingles.
Your roof is still fairly new and in overall good shape.
A minor leak is coming from one specific, repairable spot.
Consider Roof Replacement If:
Your roof is over 20 years old and showing heavy wear.
Damage covers a large section of the roof.
The cost of repairs is close to what a full replacement would be.
Not sure what’s best? Our experts can walk you through your options and recommend the right solution for your home.
Roof repair costs can change based on several factors. These include the type of roofing material used, how complicated the project is, and how easy it is to access the roof. For instance, asphalt shingles are cheaper than slate or metal roofing, which affects the total cost.
Roofs that are steep or have complex designs need special tools and skills, which may raise labor costs. Knowing these factors helps homeowners make smart choices that match their budgets and goals.
Roofing Material Choices:
Roof Size:
Roof Complexity:
In Michigan, the seasons have a big impact on both roofing projects and their costs. Winter often brings snow, ice, and freezing temperatures, making roofing work difficult and sometimes unsafe. Because of these conditions, contractors are usually less available and may charge more during harsh weather.
Spring and fall are typically the best times to schedule roofing. The mild temperatures and lower chance of rain allow projects to move forward more easily, which often means better contractor availability and lower costs overall.
When homeowners plan with these seasonal factors in mind, they can save money, avoid delays, and get their roofing projects completed more efficiently.
Deciding whether your roof needs a repair or a full replacement brings plenty of benefits. The right choice can save you money over time and give you peace of mind. Quick repairs can stop small issues from turning into major problems that may require an expensive replacement. While repair costs vary depending on the damage, they’re almost always less than the cost of a full roof replacement.
Choosing the right service also ensures your roof continues to protect your home, preventing water damage, mold, and other problems caused by a failing roof. Even though DIY fixes may seem simple, it’s best to rely on a professional roofing contractor for honest advice and reliable service.
Remember—investing in your roof means investing in your home’s value and your peace of mind. Worried about your roof? Contact Schoenherr Roofing today for a free inspection and expert guidance.
Yes. Grandville’s older core, near the river-bend where the city began, holds early homes with steep, detailed rooflines where leaks tend to start at the flashing and valleys rather than the open shingles. We repair those older roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s character.
The postwar and newer subdivisions that filled in around Grandville’s core went up with builder-grade shingles on a shared timeline, so whole streets reach the end of their shingle life around the same time. When one home starts showing worn shingles and leaks, the neighbors usually aren’t far behind. We can tell you where your roof sits on that clock and whether a repair or replacement is smarter.
Grandville gets the heavy, frequent lake-effect snow that comes off Lake Michigan, which loads more weight and moisture on roofs than most of the state sees. On homes with thin attic insulation, that snow melts and refreezes at the eaves into ice dams that push water back up under the shingles. We repair the resulting leaks and can flag the insulation and ventilation gaps behind the dams.
It can. The Grand River corridor keeps flashing, valleys, and shaded north slopes damp longer, which speeds up corrosion and grows moss at the roof’s weak points. On river-close and shaded Grandville homes we pay extra attention to the valley metal and flashing, since that’s where slow, moisture-driven leaks tend to begin, and we treat moss before it works under the shingle edges.
Yes. From our Grand Rapids office about eight to nine miles away, we cover all of Grandville, from the historic core near the river to the subdivisions around RiverTown Crossings. Wherever your home sits in the city, we can reach it quickly for an inspection or a repair.
We’re about eight to nine miles away, roughly a fifteen to twenty minute drive. On an active leak we focus on getting on the roof quickly, sealing it the same visit when needed, then scheduling the permanent repair before water works into the walls of these established homes.

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
