Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Belding sits about twenty-eight miles east of our office at 2828 Kraft Avenue SE, the closest Schoenherr location, over in Ionia County on the Flat River. It’s part of the West Michigan area our crews cover regularly, so a Belding roof problem gets real attention without the long haul a contractor from farther out would tack on.
On the older mill-town homes that fill much of Belding, water can work through original framing before it ever shows inside. We plan the trip out efficiently and get a technician on the roof to trace the leak quickly, because the sooner we do, the smaller and cheaper the repair stays.
Belding grew up on the Flat River as one of Michigan’s great silk towns, where the Belding brothers built silk mills that gave the city its Silk City nickname and much of its historic character. The mill money built substantial homes and a solid downtown, and the winding Flat River still runs through the heart of the community. Set in the river valley of western Ionia County, Belding kept its historic housing stock as it grew into a small city surrounded by farm country. For a roofer, that history means a downtown of substantial older homes whose steep, detailed roofs reward experience and careful flashing work.
That history shapes the roofs. Belding is full of older mill-era homes with steep, detailed rooflines and the intricate flashing that century-old architecture demands, mixed with newer subdivisions and farmhouses and rural homes on the open land around the city. From ornate historic roofs to open-country farmhouses, it’s exactly the kind of older, varied housing where a roof repair takes real experience.
On the older mill-era homes, leaks start at the details rather than the open shingles. Worn chimney flashing, aging step flashing at the many wall-to-roof transitions, and tired valley metal are the classic failure points, and on a home well over a century old, water can travel a long way through original framing before it shows on a ceiling. Decades of layered re-roofing hide brittle underlayment underneath.
The river-valley setting and the weather add to it. Humidity off the Flat River keeps flashing, valleys, and shaded slopes damp, and rural homes on open land take wind with no windbreak. West Michigan winters bring heavy snow that melts and refreezes at the eaves into ice dams, forcing water up under the shingles on older, under-insulated homes. Most of it is repairable when caught early, and on a historic Belding home an early inspection protects both the roof and the character underneath it.
In a community this proud of its history, word travels fast about who does honest work. That keeps us accountable. We’d rather fix your flashing right the first time than be the name a neighbor warns you about. We’ve served Michigan homeowners since 1995, and Belding’s mix of historic and rural roofs is exactly the kind of work that record was built for.
Belding’s weather can be tough on roofs. Hot, humid summers and long, icy winters take their toll, even on well-built roofing systems. Strong winds and storms can leave shingles cracked or missing, while heavy rain and ice buildup often lead to leaks or even structural damage. Clogged gutters only add to the problem, causing water to back up and raising the risk of mold.
Spotting these issues early can save you from costly repairs. If you see any signs of damage, the best step is to call a professional roofer right away—before a small problem grows into a major one.
Belding’s changing weather has a big impact on how long a roof holds up. The hot summer sun can dry out the asphalt in shingles, making them brittle and more prone to cracking. Heavy rain and hail can clog gutters, forcing water to back up under the shingles and cause leaks.
Winter brings its own set of challenges. The weight of snow and ice can put heavy strain on your roof, sometimes causing serious damage. On top of that, the constant freeze-and-thaw cycle wears down roofing materials—when ice expands and contracts, it creates cracks that get worse with time.
That’s why regular roof inspections matter so much, especially after severe weather. They give you the chance to catch small issues early before they turn into costly repairs.
A leaking roof can quickly turn into serious structural damage if it’s not fixed right away. That’s why our team:
Uses advanced leak detection techniques to pinpoint the exact source
Repairs damaged flashing, cracked shingles, and faulty vents that let water in
Delivers long-term protection by sealing and reinforcing vulnerable areas

Choose Roof Repairs If:
The damage is small, like a few missing shingles.
Your roof is still fairly new and in overall good shape.
A minor leak is coming from one specific, repairable spot.
Consider Roof Replacement If:
Your roof is over 20 years old and showing heavy wear.
Damage covers a large section of the roof.
The cost of repairs is close to what a full replacement would be.
Not sure what’s best? Our experts can walk you through your options and recommend the right solution for your home.
Roof repair costs can fluctuate based on a few key factors. The type of roofing material, how complex the job is, and even how easy it is to reach the roof all affect the price. Asphalt shingles are usually the most affordable option, while slate or metal roofing can increase the overall cost.
Roofs that are steep or have intricate designs often need specialized tools and highly skilled labor, which can also raise expenses. Understanding what impacts the price helps homeowners see the full picture, making it easier to plan ahead and choose repairs that fit both their budget and long-term goals.
Roofing Material Choices:
Roof Size:
Roof Complexity:
In Michigan, the seasons have a big impact on roofing projects and what they cost. Winter brings snow, ice, and freezing temperatures that can make roofing dangerous—or in some cases, impossible. During harsh weather, contractors are often harder to book and may charge more because of the added challenges.
Spring and fall usually offer the best conditions for roofing. Mild temperatures and lighter rainfall allow projects to run more smoothly, which often means better contractor availability and lower costs overall.
By factoring in these seasonal shifts, homeowners can schedule their roofing projects at the right time, save money, and get the work completed more efficiently.
Deciding whether your roof needs a repair or a full replacement brings plenty of benefits. The right choice can save you money over time and give you peace of mind. Quick repairs can stop small issues from turning into major problems that may require an expensive replacement. While repair costs vary depending on the damage, they’re almost always less than the cost of a full roof replacement.
Choosing the right service also ensures your roof continues to protect your home, preventing water damage, mold, and other problems caused by a failing roof. Even though DIY fixes may seem simple, it’s best to rely on a professional roofing contractor for honest advice and reliable service.
Remember—investing in your roof means investing in your home’s value and your peace of mind. Worried about your roof? Contact Schoenherr Roofing today for a free inspection and expert guidance.
Yes. Our Grand Rapids office is the closest Schoenherr location to Belding, about twenty-eight miles west, and we cover this part of Ionia County regularly. We schedule Belding repairs with real urgency and plan the trip efficiently, because a leak damages a roof just as fast here as anywhere else.
Yes. Belding’s Silk City history left it with substantial older homes that have steep, detailed rooflines, many valleys, and intricate flashing where leaks tend to start rather than in the open shingles. We repair those complex historic roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s historic character.
On Belding’s mill-era and early homes, leaks usually trace back to worn chimney flashing, aging step flashing where walls meet the roof, and tired valley metal, not the open field of shingles. Decades of re-roofing can also leave layered materials and brittle underlayment. We find the actual entry point and repair it rather than patching the stain below it.
It can. The Flat River corridor running through Belding keeps flashing, valleys, and shaded north slopes damp longer, which speeds up corrosion and grows moss at the roof’s weak points. On river-close and shaded Belding homes we inspect the valley metal and flashing closely, since that’s where slow, moisture-driven leaks tend to begin.
It does, though a bit less than the towns right on the lakeshore. Belding still gets heavy Michigan snow that melts and refreezes at the eaves into ice dams on older, under-insulated homes, pushing water back up under the shingles. We repair the resulting leaks and can point out the insulation and ventilation gaps behind them.
Yes. Belding is surrounded by farm country, and we regularly repair farmhouses and rural homes on open and wooded lots alongside the historic in-town homes. Open lots take more wind on exposed roofs, and our crews are equipped to access and repair roofs in those rural conditions from our Grand Rapids base.

Josh H. one of the guys that works there happens to live down the street from my mother and noticed she had a few missing shingles. During the roof inspection he temporarily patched it in to give her a few extra months until she can afford it. Absolutely wonderful guy and didn’t ask for a dime, just wanted to save her from extra damages.Posted on Google![]()

I would 100% recommend them to anyone interested in their services! They had great communication skills. They kept us updated with scheduling and progress pictures of what was completed. One of the days we were surprised with a terrible storm that popped up in the middle of the tear off/install. Even with the 50+ mph winds and extreme rain the guys successfully tarped off our house with no leaks! Also, they're very reasonably priced and went to great lengths to protect our landscape. Thanks for a great experience!Posted on Google![]()

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!Posted on Google![]()

After doing some research and sifting through high presdure sales tactics from other vendors, i chose Schoenherr roofing. All of their laborers are in house employees versus 3rd party contractors. After commiting they assigned several people and kept me in the loop. During the tear out and install i was given pictoral updates on every aspect of the job, their pricing was in line with their competitors and they used state of the art materials designed for specific aspects versus 1 shingle does all. Best of all was material usage had no hidden addons and we stayed within budget, i believe 200 Lft of planking was in the quote and we used 160. No upsell on anything or special pricing tiers of quality, i got app. 1600 sqft of tier 3 impact shingled roof for $15,000.00 With drip edge and needed planking and the latest in ventilation technology. You can see in one picture the original roof in poor shape.Posted on Google![]()

Their sales rep, Leo, is helpful, knowledgeable, and professional. He is clearly dedicated to his customers and is someone I could trust to provide me with an honest understanding of the whole project and its pricing. I received 5 different quotes from various local and chain roofing contractors. Schoenherr Roofing is slightly more expensive than average but their services, from start to finish, were above average. I was kept in the loop regarding every step of the process which included financing, a flexible appointment time, a pre-install and post-install inspection, material delivery, install, and clean-up. At every step they were prompt and thorough. The crew was extremely hard working and were able to set up, replace a house and garage roof, clean, and pack up in about 12 hours despite the heat. They provided me with real-time photos of their work as each step of the install was completed, which is something all construction contractors should take note of. I am happy that I paid a bit extra for the peace of mind I now have in a roof with a strong labor and material warranty installed by an experienced local business.Posted on Home Advisor![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
