Old, broken, or dated windows might feel like a minor annoyance, but they often snowball into much bigger problems. You’ll likely see energy bills creep up, your home’s value slip, and leaks that eventually rot out your walls or floors. It’s not just about looks — these windows make your home less comfortable and let in way more noise than they should.
The fix is actually pretty straightforward. Get in touch with the window replacement experts at Schoenherr Roofing and let us swap out those old units for modern, energy-efficient windows that look great. You’ll notice a more comfortable home right away and enjoy a serious boost in curb appeal if you ever decide to sell.
If you want to enjoy all the benefits new windows have to offer, without dealing with the issues that come from poor installation or low-quality materials, you need to work with true window replacement professionals, like the team at Schoenherr Roofing.
Lakeville sits about ten miles west of our Romeo headquarters at 102 W St Clair St, a fifteen to twenty minute drive. For a lake community this far into the countryside, that closeness counts. Many metro window companies never make it out this way. We are already nearby, so a free estimate is easy to schedule, the crew arrives when promised, and a return visit is a short hop rather than a half-day trip. You work with a local team that knows northeast Oakland County, not a distant call center.
Lakeville was the first settlement in Addison Township, founded in 1830 and platted in 1840, and it still centers on the water. Lakeville Lake is a 460-acre all-sports lake, one of the largest in Oakland County and, at nearly seventy feet, one of the deepest. Around it sit waterfront homes ranging from modest cottages to large custom houses, backed by the wooded, hilly acreage that gives this corner of the township its character. The lake draws boaters and anglers all season, and the mix of year-round houses and converted cottages means no two homes on the shore are quite alike. Many sit on wooded, rolling lots where mature trees shade one side of the house and leave the other open to the sun and wind off the water.
That setting shapes what windows here have to do. Homes on the water live with more moisture, more direct sun off the lake, and more wind across open water than an inland house ever sees, and many of the older cottages were built for summers, not for January.
Waterfront homes are tough on windows. The steady humidity off the lake finds any broken seal, so fogging between the panes shows up sooner here, and constant moisture works at wood frames and sills. The big lake-facing windows that make these homes worth owning are also where the most heat is won or lost, and where afternoon sun fades floors and furniture without the right glass. On seasonal cottages that owners are now using year-round, the original single-pane windows simply cannot hold comfort through a Michigan winter. Condensation that forms on cold single-pane glass also feeds mildew around the frames, one more reason lake homes do better with sealed, insulated units.
We handle all of it: ENERGY STAR-rated, properly sealed units that resist condensation, larger picture and casement windows sized to protect the view while cutting glare and heat loss, and full upgrades that turn a three-season place into a comfortable year-round home. Out on the surrounding acreage, the same tight, well-installed windows stand up to the wind that open land invites.
Every job starts with an honest look at the home and a plan built around how you actually use it. Whether the house is a weekend place or your everyday home, the right windows should fit how you live on the water and stand up to the damp the lake sends their way.
Because Romeo is close by, our crews are through Lakeville and the rest of Addison Township regularly, and on a lake where everyone knows their neighbors, a job done right gets noticed fast. That keeps our standards high, and it is the simplest reason to trust a nearby team in your home.
In fact, there are several reasons to choose Schoenherr Roofing for all your window replacement needs, including:
Unfortunately, a lot of homeowners miss the red flags that their current windows aren’t pulling their weight anymore. Keep an eye out for these specific issues so you’ll know exactly when it’s time to replace your windows.
If you catch a chill in winter or feel a wave of heat in summer just by standing near your windows, something's wrong. That's usually a clear sign your seals are failing or the insulation just isn't doing its job anymore.
Old, inefficient windows make your heating and cooling systems work a lot harder than they should. That extra strain usually shows up as monthly energy bills that just keep creeping higher.
When you see moisture trapped between your window panes, it's a dead giveaway that the seal has failed. This isn't just an eyesore that ruins your view; it actually destroys the window's ability to insulate your home.
If your windows stick, jam, or refuse to stay open, you're likely dealing with warped frames or worn-out hardware. Sometimes, these glitches point to deeper structural issues that are tough to ignore. In cases like this, choosing a full replacement is usually the smarter move.
Cracked or rotting window frames aren't just an eyesore — they let moisture creep into your walls and chip away at your home's structure. Ignore them long enough and you're looking at costly repairs. Catching it early saves you a serious headache down the road.
If you're hearing every car or conversation passing by, your windows are probably outdated. Many older homes still rely on single-pane glass, which offers almost zero sound insulation against the outside world.
Old windows let in a lot of UV light, and that's bad news for your home's interior. Over time, that constant sun exposure causes your flooring, finishes, and furniture to fade and wear out much faster than they should.
Water stains, bubbling paint, or damp drywall near windows can indicate failing seals or improper installation.
It’s tempting to try and save some cash on window installation, but many homeowners learn the hard way that the cheapest bid often leads to massive headaches. Instead of sharp-looking, energy-efficient windows, they end up with sticking panes, constant drafts, and moisture rotting their walls.
You won’t have to worry about that with Schoenherr Roofing. We provide expert installation using only top-tier windows built for the comfort, performance, and efficiency your home deserves.
Contact us today for a free estimate and find out how to get the best long-term value for your investment.
Most homeowners notice real benefits when they upgrade their windows. But Lakeville homeowners often get even more out of it, thanks to Michigan’s unique mix of environmental and regional factors. There are six reasons homeowners in The Great Lakes State should always go with premium windows:
Living in Lakeville means bracing for freezing winters and sweating through hot, humid summers. High-quality windows are a game-changer for keeping your indoor temperatures steady all year long. They work by cutting down on heat loss when it’s cold out and limiting heat gain during those sweltering summer months.
Energy-efficient windows with insulated glass do more than keep your indoor temperatures steady — they take a real load off your HVAC system. Because they’re so well-sealed, they help Lakeville homeowners save money on energy costs throughout the whole year.
Heavy rain, snow, and ice hit Lakeville hard throughout the year. If your windows aren’t well-built or properly sealed, you’re asking for trouble. Quality windows designed to drain correctly keep that moisture outside where it belongs, slashing the risk of nasty mold growth, wood rot, and expensive water damage.
Lakeville’s constant freeze-thaw cycles put a lot of stress on window frames and seals, which can lead to costly issues over time. Durable, professionally installed windows are built to handle that expansion and contraction and stand up to long-term weather exposure.
Whether you’re protecting your home’s value or getting ready to sell in Lakeville’s competitive market, every edge counts. New, modern windows instantly sharpen your home’s curb appeal and can give your resale price a meaningful bump.
We take pride in providing solutions that are tailored to each homeowner and treating every project as the unique job it is. At the same time, over the last 30 years, we’ve developed a proven, consistent process that serves our customers well and helps ensure they receive the high-quality window solutions they deserve.
Unlike some window installation companies, the crew at Schoenherr Roofing knows your home isn’t like everyone else’s. We don’t do cookie-cutter solutions. We sit down with you, talk through your needs, look over your home, and suggest window installation or replacement options that actually make sense for your situation.
Contact us today to see the Schoenherr Roofing difference yourself!
Our team at Schoenherr Roofing takes care of every window installation and replacement project you have, whether you own a house or a business. Here are the window services we handle most:
We offer expert window installation for new builds, home additions, and remodeling projects. Our team makes sure every window is properly flashed, insulated, and sealed so it lasts, keeps your energy bills down, and fits right in with your home’s style.
Our window replacement service is all about swapping out old, damaged, or drafty windows for modern, energy-efficient ones. The difference is hard to miss — your home feels more comfortable once the drafts and condensation are gone, and you’ll notice just how much quieter it gets inside without all that outside noise bleeding through.
Choosing pocket window replacement is a clever way to save money without committing to a total overhaul. We keep your original frame and just swap out the window sash, which means way less mess for you. It’s a simple fix that still manages to seriously upgrade your home’s insulation, style, and overall performance.
Schoenherr Roofing installs premium ENERGY STAR–rated windows built specifically to reduce heat transfer. That means lower monthly energy bills, better indoor comfort all year long, and you might even qualify for federal tax rebates.
Our vinyl window installation services give you tough, low-maintenance windows that won’t warp, crack, or rot as the years go by. You get all that lasting durability while still picking from a huge variety of window styles and colors to perfectly match your home’s look.
Double-hung window replacement is a top choice for good reason. These windows have top and bottom sashes that open independently, giving you a lot of flexibility. That design improves ventilation and makes cleaning and maintenance a whole lot easier.
Sometimes, standard single- and double-hung windows just don’t cut it for every room. That’s exactly why we also offer smooth-sliding windows and crank-operated casement windows as great alternatives. These choices give you wide, clear views and fantastic airflow, plus they come with secure locking systems that keep you both comfortable and safe.
If you want to flood your rooms with natural light, add a little extra space, and boost your curb appeal, custom bay and bow windows are a great option. These styles look especially good in living rooms, kitchens, and bedrooms.
Window sealing and weatherproofing provide a quick, budget-friendly way to kill drafts, stop moisture from creeping in, and keep water damage from hitting your home. These services also make your rooms feel way more comfortable while helping you keep those heating and cooling costs in check.
Storm windows are a favorite among Lakeville homeowners, and it’s easy to see why. Professionally fitted, they slash drafts and noticeably improve energy efficiency, while also giving your home a tough shield against wind, rain, and snow — which helps your main windows last a lot longer.
Not every old or damaged window belongs in the trash, so we offer a full range of window repair services to save what we can. Our approach focuses on swapping out specific parts—like frames, sashes, hardware, and seals—to bring back performance and comfort without the cost of an unnecessary replacement.
Still have questions about window installation or replacement in Lakeville? We’ve rounded up a few of the most common questions our customers have and answered them below.
Yes. Lakeville is served directly from our Romeo headquarters, only about ten miles east and a fifteen to twenty minute drive. Many window companies never make it this far into northeast Oakland County; we are close enough to schedule estimates quickly and return easily.
Waterfront homes live with constant humidity off the lake, which finds any weak seal, so fogging between the panes tends to show up sooner here. Once a sealed unit fogs it cannot be reliably resealed, so we replace it with a properly sealed, moisture-resistant unit built for that damp lake air.
Absolutely. The large picture and casement windows that frame the water are the heart of a lake home, and we size and place replacements to protect that view while cutting glare, heat loss, and fading. Low-emissivity glass keeps the light and the view while blocking the sun’s harsher effects.
Older cottages were often built with single-pane windows meant only for summer, which cannot hold comfort through a Michigan winter. Converting to year-round use usually calls for modern, insulated, ENERGY STAR-rated units, which are one of the most effective upgrades for comfort and efficiency in a former cottage.
They do. Open water gives wind a clear run at the house, and that wind drives cold air through any gap a worn window leaves. A tight, correctly installed frame matters even more on the shoreline than it does on a sheltered inland lot.
Yes. Reflected sun off the water adds to the UV coming through big lake-facing windows, which fades floors, rugs, and furniture over time. Low-emissivity coatings on modern glass cut a large share of that UV while keeping the room bright and the view clear.

From beginning to end the experience was great. The person who came out to look at my roof and give me a price was professional and clearly explained what would be done. He even took pictures in my attic to show me problem areas. The job overseer contacted me before to tell me the planned schedule and was in touch during the process. The dumpster contact let me know when it would be dropped off. The crew showed up on time and worked very hard for the two days it took to do my roof. They protected the plants and landscape lighting I was concerned about and cleaned up well after. The overseer came after the installation to make sure everything was completed. This company was a bit more expensive than the other one I was considering but it was worth it for the quality experience.Posted on Google![]()

Awesome is the word that comes to mind for Schoenherr Roofing! From Leo @ the beginning to explain everything to us about the product, then to Joshua who facilitated the process, and Ingrid who was our foreman on the job. From the permits, to making final decisions on our roof color "Summer Harvest" Everything was brought up to code. It was so streamlined down to Bryan our dumpster guy dropping off and picking up. You don't do a new roof everyday and we wanted it done right. Thank you for going above and Beyond! You are a credit to the industry!Posted on Google![]()

It was a pleasure doing business with SCHOENHERR ROOFING we can’t say enough about your project manager, Matt. He was so efficient keeping us up on every step-by-step and what to expect each day. He followed up numerous times on the progress. Hector and his crew were very careful with the protection of our windows and our barbecue around the house. They were fast and efficient. It is sometimes difficult to find a company that is honest and does what they say they’re going to do. We would highly recommend SCHOENHERR ROOFING to our family and friends! God bless and keep up the good work! PS Matt came by to make sure there weren’t any nails in the driveway or on our patio and recheck the roof - Love that guy!Posted on Home Advisor![]()

Alex and the Schoenherr Roofing crew did a really good job on our new roof, which is somewhat complicated with several gables, a portion that is flat and another area with a 2-12 pitch. We weren't able to be present during the work but Project Manager Dan routinely communicated by sending texts and photos. The 350 sq ft flat roof received a custom rebuild, using the EPDM system which created new low slopes with insulating board underneath. The crew did a great job installing a new skylite and installing the Deck-Air vent system for the house's low slopes. The rows of shingles are straight as are the ridge vents and Deck-Air vents. The dumpster was brought in as a large 4 wheeled trailer, so there was no effect on our asphalt, and it was removed promptly. Alex and his crew replaced rotten OSB and 1 x 6 roof boards, and improved a chimney flashing and cricket which has been a problem for years. They were careful of landscaping. Most of the work was done in about 2 days. The new roof looks great and we can certainly recommend Schoenherr Roofing.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
