Residential Roofing in Grand Rapids: Important Considerations

Roofing systems in Grand Rapids need to withstand everything from heavy snowfall and wind-driven rain to summer heat and rapid freeze-thaw cycles. Whether you own a historic home near downtown or a newer property in the surrounding suburbs, proper roof installation plays a major role in protecting your home year-round.

  • Winter Weather: West Michigan winters can be especially demanding on roofing systems. Heavy snow accumulation, ice dams, and repeated freeze-thaw cycles can all shorten your roof’s lifespan if the system is not properly ventilated and protected with high-quality underlayment materials.
  • Older Homes & Decking Conditions: Many Grand Rapids neighborhoods feature older homes where the underlying roof decking, flashing, or ventilation systems may no longer meet current standards. During tear-off projects, hidden moisture damage or deteriorated wood must be repaired before the installation continues.
  • Permit & Inspection Requirements: Roof replacement projects typically require permits through the local building department. Depending on the scope of work, inspections may also be required to verify code compliance and proper installation practices.

Fortunately, homeowners in the Grand Rapids area can rely on Schoenherr Roofing for guidance throughout the entire roofing process, from permitting and material selection to installation and cleanup.

Why Choose Schoenherr Roofing

ROOFING BASED RIGHT HERE IN GRAND RAPIDS

Grand Rapids isn’t a spot on our service map. It’s home. Our West Michigan office sits at 2828 Kraft Ave SE on the southeast side, so the crews who install and repair roofs across the city work out of a shop that’s already in your part of town. That closeness matters when you need a roof handled. Estimates get scheduled faster, trucks reach your street without an hour of highway first, and if a shingle needs a second look after a storm, someone can swing by without turning it into a production. When your roofer is local, accountability comes built in.

A CITY BUILT IN LAYERS, AND SO ARE ITS ROOFS

Grand Rapids has been growing since it was chartered as a city in 1850, and you can read that history straight off the rooftops. Just east of downtown, Heritage Hill holds around 1,300 homes dating back to 1844, the largest concentration of 19th and early-20th-century houses in Michigan, with more than 60 architectural styles standing shoulder to shoulder. Those steep-pitched Victorians, Italianates, and Prairie homes were built for slate and cedar, and plenty of them now carry their third or fourth roof. Push outward and the eras change. The neighborhoods that filled in through the postwar decades, along with the subdivisions that spread across the southeast side and into Kentwood and Cascade, went up with asphalt shingle systems on a predictable clock. Whole streets were roofed within a few years of each other, which means they now reach the end of that clock within a few years of each other too.

WHY GRAND RAPIDS ROOFS WEAR THE WAY THEY DO

West Michigan sits in the lake-effect snow belt, and that single fact drives most of what we see. Bands of heavy, wet snow roll off Lake Michigan and sit on roofs for weeks, and the repeated freeze and thaw works meltwater under shingles and into flashing. On older or under-insulated homes, that same cycle builds ice dams along the eaves, where trapped water backs up beneath the shingles and finds the decking. Steep historic roofs near downtown add their own demands, since the valleys and flashing on a 100-year-old home rarely meet today’s standards without careful detailing. Newer subdivision roofs face the plainer problem of age, with builder-grade shingles shedding granules and curling around the 20-year mark. Spring and summer bring the other half of the trouble, when straight-line winds and hail move through Kent County most years and lift tabs or bruise shingles in ways that don’t always show from the ground. Proper ventilation, ice-and-water underlayment at the eaves, and flashing done right are what keep West Michigan weather on the outside of the house. We size that ventilation to the attic rather than to a generic spec, because a Grand Rapids roof that can’t breathe is the one that dams up by January.

NEIGHBORS WHO STAND BEHIND THE WORK

Because our office is here, our crews drive past finished Grand Rapids roofs all the time. We shop the same stores and answer to the same neighbors, and in a city this connected, a roof that leaks two winters later is a reputation nobody can afford. That’s the kind of follow-through you only get from a roofer who actually lives where you do.

Roof Installation Installation Services Schoenherr Roofing MI Beautiful Home Project

Roof Installation

This process means putting on a brand-new roof for a building that either doesn’t have one yet or is going through major structural changes. It’s most commonly needed in situations such as:

  • New Construction: Adding a roof to a newly built home or property.

  • Major Renovations: Making large-scale updates to an existing structure that require a completely new roofing system.

Roof Replacement Installation Services Schoenherr Roofing MI Beautiful Home Project

Roof Replacement

You’ll need this service when your existing roof can’t be repaired anymore or has simply reached the end of its life. Some of the most common signs it’s time for a full roof replacement include:

  • Aging Roof: After 20 years or more, natural wear and material breakdown usually mean replacement is the smartest choice.
  • Visible Damage: Issues like missing shingles, major leaks, or noticeable sagging in the structure signal serious problems.
  • Frequent Repairs: If you’re scheduling repairs often, a full replacement is typically the more cost-effective solution.

How Much Does a New Roof Cost in Grand Rapids?

Roof replacement pricing in Grand Rapids varies based on roof size, material selection, accessibility, and the condition of the existing roof system.

For many homeowners, asphalt shingle roof replacement typically ranges from approximately $10,000 to $22,000. Premium roofing systems, such as standing seam metal roofs or designer shingles, may cost $25,000 to $60,000 or more depending on the complexity of the project.

Several important factors can impact overall roofing costs:

  • Roof Size & Architecture: Larger homes and roofs with steep slopes, multiple valleys, or complex designs generally require more labor and materials.
  • Existing Roof Condition: If water intrusion, rotted decking, or structural damage is discovered during tear-off, repairs will need to be completed before the new roof can be installed.
  • Material Upgrades: Architectural shingles, impact-resistant products, and metal roofing systems all vary significantly in both cost and lifespan.
  • Ventilation Improvements: Proper attic ventilation can help reduce moisture buildup, improve energy efficiency, and minimize the risk of ice dam formation during the winter months.
  • Permit & Disposal Costs: Building permits, debris removal, and disposal fees can all increase the costs associated with a roof replacement project.

Roof Replacement Installation Services Schoenherr Roofing MI High Quality Materials

Installation vs. Replacement

Both roof installation and roof replacement provide you with a new roof, but the process, cost, and considerations are very different.

Roof Installation

  • Best suited for new construction or major renovations

  • Allows more flexibility in design and material choices

  • No old roofing to remove, making it a cleaner and simpler process

Roof Replacement

  • Involves removing and replacing an existing roof

  • May require structural reinforcements or code updates

  • Can improve energy efficiency and increase your home’s value

Bottom Line: If you’re building a new home or adding on to your existing one, roof installation is the right choice. If your current roof is too old or damaged to repair, a replacement is the smarter investment for long-term protection and performance.

Pricing Factors for Roof Installation and Replacement Services

As a Michigan roofing company, we know how demanding the local climate can be on your roof. From heavy snow and ice in the winter to strong spring winds and hot summer sun, Michigan weather puts roofing systems under constant stress. Over the years, we’ve seen the most common issues homeowners deal with—and we know the best ways to prevent them.

With that experience, we can recommend roofing solutions designed specifically for Michigan homes, delivering durability, energy efficiency, and long-term protection.

When you choose Schoenherr Roofing, you’re getting more than just a contractor—you’re choosing a local expert who understands Michigan’s weather challenges and provides tailored solutions and quality service to keep your home safe.

The Role of Material, Size, and Complexity

Roofing Material Choices

  • Asphalt shingles – The most popular and cost-effective choice.

  • Slate or tile – Higher priced but built to last for decades.

Understanding these cost differences helps homeowners pick the material that best fits their budget.

Roof Size

  • Larger roofs need more materials, which naturally drives up the price.

  • Extra shingles, underlayment, and other components all add to the total cost.

Roof Complexity

  • Roofs with multiple slopes, dormers, or intricate designs take more time and expertise to complete.

  • The added complexity increases both labor and material expenses.

Seasonal Considerations

In Michigan, the changing seasons have a big influence on roofing projects and overall costs. Winter often brings snow, ice, and freezing temperatures that can make roofing unsafe—or in some cases, impossible. During these months, contractor availability is limited, and prices are usually higher.

Spring and fall are generally the best times for roofing. With mild weather and fewer chances of heavy rain, projects can be completed more efficiently, often at lower costs, and with more contractors available.

By keeping these seasonal factors in mind, homeowners can save money and make sure their roofing projects are completed smoothly and on schedule.

Work With The Best, Work With Schoenherr

Choosing the right roofing service—whether you’re installing a new roof or replacing an old one—offers long-term value you can depend on. It helps save money over time and gives you peace of mind knowing your home is well protected. Quick, professional repairs also keep small issues from turning into costly problems that could eventually require a full replacement. While repair costs vary based on the damage, they’re almost always more affordable than replacing the entire roof.

A reliable roofing service ensures your roof does what it’s meant to do—protect your home from water damage, mold, and other expensive issues that come with a failing roof. DIY repairs might seem appealing, but choosing an experienced roofing contractor is the smarter choice for expert advice and dependable results.

At the end of the day, taking care of your roof is about protecting your home’s value and long-term safety. Concerned about your roof? Contact Schoenherr Roofing today for a free inspection and professional recommendations.

Roofing Questions?

Frequently Asked Questions

Grand Rapids sits in Lake Michigan’s lake-effect snow belt, so roofs here carry heavy, wet snow for weeks at a time. That weight, combined with constant freeze-thaw, works meltwater under shingles and into flashing, and it’s the leading cause of the ice dams and slow leaks we repair across the area. Good attic ventilation and ice-and-water underlayment at the eaves are the main defenses.

Ice dams form when heat escaping into the attic melts snow on the upper roof, then that water refreezes at the cold eaves and traps meltwater behind it. Older and under-insulated Grand Rapids homes are the most prone. Preventing them comes down to sealing attic air leaks, adding insulation, balancing ventilation, and installing ice-and-water shield along the eaves during a re-roof.

Yes. Neighborhoods like Heritage Hill hold homes dating back to the 1800s with steep pitches, complex valleys, and flashing details that a modern subdivision roof never has. We detail those roofs to suit the home while bringing the underlayment, ventilation, and flashing up to current standards, and we work with any historic-district requirements that apply.

Architectural asphalt shingles are the most common choice here because they balance cost, durability, and snow-load performance. Standing-seam metal sheds heavy snow well and lasts the longest, which suits steeper and more exposed roofs. Whatever the surface material, the system underneath, meaning ice-and-water shield, synthetic underlayment, and proper ventilation, is what actually survives West Michigan winters.

es. Our West Michigan office is at 2828 Kraft Ave SE, Grand Rapids, MI 49512, and you can reach it at (616) 421-9687. Because our crews are based in town, we schedule estimates quickly, reach job sites without a long highway drive, and stay close by for any follow-up after the work is done.

Because we operate from a Grand Rapids office, we can usually get out for storm and wind damage quickly, often within a day or two of your call depending on conditions. We tarp and stabilize any active leaks first, document the damage for your insurance if needed, then schedule the permanent repair or replacement.

Do You Need a Permit for Roof Replacement in Grand Rapids?

Yes, most roof replacement projects in Grand Rapids require permits through the local building department.

Michigan Residential Code also limits residential roofing systems to a maximum of two layers. This means that if your roof already has two existing layers installed, a full tear-off will be required before a new roof can be added.

When you work with Schoenherr Roofing, we handle the permitting process on your behalf, including submitting paperwork, coordinating inspections, and helping ensure the project complies with local and state building requirements.

I would 100% recommend them to anyone interested in their services! They had great communication skills. They kept us updated with scheduling and progress pictures of what was completed. One of the days we were surprised with a terrible storm that popped up in the middle of the tear off/install. Even with the 50+ mph winds and extreme rain the guys successfully tarped off our house with no leaks! Also, they're very reasonably priced and went to great lengths to protect our landscape. Thanks for a great experience!

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!

After doing some research and sifting through high presdure sales tactics from other vendors, i chose Schoenherr roofing. All of their laborers are in house employees versus 3rd party contractors. After commiting they assigned several people and kept me in the loop. During the tear out and install i was given pictoral updates on every aspect of the job, their pricing was in line with their competitors and they used state of the art materials designed for specific aspects versus 1 shingle does all. Best of all was material usage had no hidden addons and we stayed within budget, i believe 200 Lft of planking was in the quote and we used 160. No upsell on anything or special pricing tiers of quality, i got app. 1600 sqft of tier 3 impact shingled roof for $15,000.00 With drip edge and needed planking and the latest in ventilation technology. You can see in one picture the original roof in poor shape.

Their sales rep, Leo, is helpful, knowledgeable, and professional. He is clearly dedicated to his customers and is someone I could trust to provide me with an honest understanding of the whole project and its pricing. I received 5 different quotes from various local and chain roofing contractors. Schoenherr Roofing is slightly more expensive than average but their services, from start to finish, were above average. I was kept in the loop regarding every step of the process which included financing, a flexible appointment time, a pre-install and post-install inspection, material delivery, install, and clean-up. At every step they were prompt and thorough. The crew was extremely hard working and were able to set up, replace a house and garage roof, clean, and pack up in about 12 hours despite the heat. They provided me with real-time photos of their work as each step of the install was completed, which is something all construction contractors should take note of. I am happy that I paid a bit extra for the peace of mind I now have in a roof with a strong labor and material warranty installed by an experienced local business.

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!
