Old, broken, or dated windows might feel like a minor annoyance, but they often lead to much bigger headaches. You’re likely to see your energy bills climb, your home’s value drop, and leaks that eventually rot out your walls or floors. It isn’t just about looks; these windows make your house less comfortable and let in far more noise than they should.
The fix is actually pretty straightforward. Get in touch with the window replacement experts at Schoenherr Roofing and let us swap out those old units for modern, energy-efficient windows that look great. You’ll notice a more comfortable home right away and enjoy a serious boost in curb appeal if you ever decide to sell.
If you want to enjoy all the benefits new windows have to offer, without dealing with the issues that come from poor installation or low-quality materials, you need to work with true window replacement professionals, like the team at Schoenherr Roofing.
Holly sits at the far northwest edge of Oakland County, about twenty-five miles from our Novi office at 43000 W 9 Mile Rd, roughly a thirty-five to forty minute drive. Plenty of window companies will not travel that far, but we cover north Oakland County, and a village of nearly 6,000 people deserves a real local option. We schedule free estimates without a long wait, keep the install on the day we set, and stand behind the work even at this end of the county. You get an established company, not whoever happens to be passing through.
Holly grew up around a grist mill on the Shiawassee River in the 1840s, then boomed after the railroads met here in the 1850s and 1860s. That prosperity left behind the town Holly still celebrates today: a walkable historic downtown around Battle Alley and Saginaw Street, listed on the National Register, and block after block of well-kept Victorian homes. The Dickens Festival each December leans straight into that nineteenth-century character. The village motto, hometown feel and timeless appeal, is more than marketing; the streets around Battle Alley really do look much as they did generations ago.
Those grand old homes are a big part of Holly's appeal, and they are a big part of the window story. A house built in the 1880s or 1890s was fitted with the windows of its day, and a century and a half later those windows are working hard just to keep the weather out.
The Victorian homes around the village often keep their original wood windows, tall units with decorative upper sashes, wavy old glass, and rope-and-weight balances. They are beautiful and badly outmatched by a modern Michigan winter. The wood sticks and rots at the sill, the single-pane glass pours heat straight outside, and the sashes rattle in the wind. Replacing them thoughtfully means matching the tall proportions and divided-lite look so the home keeps its period character while finally sealing tight.
Older homes bring their own quirks. Many have odd, non-standard window openings that call for custom sizing, and any house built before 1978 may have lead paint around the windows that has to be handled safely. None of that is a problem for a crew that works on older homes. Out in the surrounding township, farmhouses and newer builds alike benefit from the same tight, efficient units. On a home this old, the details separate a good result from a poor one, from the depth of the sill to the way a new sash sits behind the original trim.
The work always begins with an honest measure and a plan built around the age and character of the house.
Because we already serve north Oakland County, our crews are a known quantity in towns like Holly, and in a tight community a well-done job is the best advertising there is. That is reason enough to hold our standards high, however far north the address.
In fact, there are several reasons to choose Schoenherr Roofing for all your window replacement needs, including:
Unfortunately, a lot of homeowners miss the red flags that their current windows aren’t pulling their weight anymore. Keep an eye out for these specific issues so you’ll know exactly when it’s time to replace your windows.
If you catch a chill in the winter or feel a wave of heat in the summer just by standing near your windows, you've got a problem. Usually, that’s a clear sign your seals are failing or the insulation simply isn't doing its job anymore.
When your windows are old and inefficient, they force your heating and cooling systems to work way harder than they should. This extra effort usually shows up as higher monthly energy bills that just keep climbing.
When you see moisture trapped between your window panes, it's a dead giveaway that the seal has failed. This isn't just an eyesore that ruins your view; it actually destroys the window's ability to insulate your home.
If your windows stick, jam, or refuse to stay open, you're likely dealing with warped frames or worn-out hardware. Sometimes, these glitches point to deeper structural issues that are tough to ignore. In cases like this, choosing a full replacement is usually the smarter move.
Cracked or rotting window frames do more than just look bad; they let moisture sneak into your walls and weaken your home's structure. Ignoring these issues leads to costly repairs later. A quick fix now saves a massive headache down the road.
If you're hearing every car or conversation passing by, your windows are probably outdated. Many older homes still rely on single-pane glass, which offers almost zero sound insulation against the outside world.
Old windows let in a ton of UV light, which is bad news for your home’s interior. Over time, that constant sun exposure makes your flooring, finishes, and furniture fade and wear out way faster than they should.
Water stains, bubbling paint, or damp drywall near windows can indicate failing seals or improper installation.
It’s tempting to try and save some cash on window installation, but many homeowners learn the hard way that the cheapest bid often leads to massive headaches. Instead of sharp-looking, energy-efficient windows, they end up with sticking panes, constant drafts, and moisture rotting their walls.
You won’t have to worry about that with Schoenherr Roofing. We provide expert installation using only top-tier windows built for the comfort, performance, and efficiency your home deserves.

Most homeowners see clear benefits when they upgrade their home’s windows. But Holly homeowners often gain even more, thanks to Michigan’s unique mix of environmental and regional factors. In fact, there are six reasons homeowners in The Great Lakes State should always choose premium windows, including:
Living in Holly means bracing for freezing winters and sweating through hot, humid summers. High-quality windows are a game-changer for keeping your indoor temperatures steady all year long. They work by cutting down on heat loss when it’s cold out and limiting heat gain during those sweltering summer months.
Energy-efficient windows with insulated glass do more than just keep your indoor temperatures steady; they give your HVAC system a much-needed break. Because these windows are so well-sealed, they help Holly homeowners save money on energy costs throughout the entire year.
Heavy rain, snow, and ice hit Holly hard throughout the year. If your windows aren’t well-built or properly sealed, you’re asking for trouble. Quality windows designed to drain correctly keep that moisture outside where it belongs, slashing the risk of nasty mold growth, wood rot, and expensive water damage.
Holly constant freeze-thaw cycles put a lot of stress on window frames and seals, which can lead to costly issues over time. Durable, professionally installed windows are built to handle that expansion and contraction and stand up to long-term weather exposure.
Whether you’re looking to protect your home’s value or getting ready to sell in the competitive Holly market, every little edge counts. New, modern windows instantly sharpen your home’s appearance and provide that extra bump in resale price.
We take pride in providing solutions that are tailored to each homeowner and treating every project as the unique job it is. At the same time, over the last 30 years, we’ve developed a proven, consistent process that serves our customers well and helps ensure they receive the high-quality window solutions they deserve.
Unlike some window installation companies, the crew at Schoenherr Roofing knows your home is one of a kind. We don’t do cookie-cutter solutions. Instead, we actually sit down to discuss your needs, look over your home, and suggest custom window installation or replacement options that make sense for your specific situation.
Contact us today to see the Schoenherr Roofing difference yourself!
Our team at Schoenherr Roofing takes care of every window installation and replacement project you have, whether you own a house or a business. Here are the window services we handle most:
We offer expert window installation for new builds, home additions, and your next remodeling project. Our team makes sure every single window is flashed, insulated, and sealed correctly so it actually lasts, keeps your energy bills down, and blends right in with the rest of your home’s style.
Our window replacement services focus on swapping out those old, damaged, or drafty windows for modern, energy-efficient versions. Honestly, it makes a massive difference. Your home will feel so much more comfortable once you’ve cut out the drafts and condensation, and you’ll definitely notice how much quieter it gets inside without all that outside noise.
Choosing pocket window replacement is a clever way to save money without committing to a total overhaul. We keep your original frame and just swap out the window sash, which means way less mess for you. It’s a simple fix that still manages to seriously upgrade your home’s insulation, style, and overall performance.
Schoenherr Roofing installs premium ENERGY STAR–rated windows specifically built to cut down on heat transfer. This means you’ll likely see lower monthly energy bills, stay more comfortable indoors all year round, and maybe even qualify for federal tax rebates.
Our vinyl window installation services give you tough, low-maintenance windows that won’t warp, crack, or rot as the years go by. You get all that lasting durability while still picking from a huge variety of window styles and colors to perfectly match your home’s look.
Double-hung window replacement is a top choice for a reason. These windows feature top and bottom sashes that open independently, giving you a ton of versatility. This smart design really boosts your home’s ventilation and makes the whole chore of window cleaning and maintenance a lot simpler.
Sometimes, standard single- and double-hung windows just don’t cut it for every room. That’s exactly why we also offer smooth-sliding windows and crank-operated casement windows as great alternatives. These choices give you wide, clear views and fantastic airflow, plus they come with secure locking systems that keep you both comfortable and safe.
If you want to flood your rooms with natural light, gain a bit of extra space, and sharpen your curb appeal, custom bay and bow windows are a fantastic fix. These styles look especially great in living rooms, kitchens, or even your bedroom.
Window sealing and weatherproofing provide a quick, budget-friendly way to kill drafts, stop moisture from creeping in, and keep water damage from hitting your home. These services also make your rooms feel way more comfortable while helping you keep those heating and cooling costs in check.
A favorite among Holly homeowners, professionally fitted storm windows slash drafts and significantly improve energy efficiency. These windows provide a tough shield against wind, rain, and snow, which naturally helps your main windows last much longer.
Not every old or damaged window belongs in the trash, so we offer a full range of window repair services to save what we can. Our approach focuses on swapping out specific parts—like frames, sashes, hardware, and seals—to bring back performance and comfort without the cost of an unnecessary replacement.
Still have questions about window installation or replacement in Holly? We’ve rounded up a few of the most common questions our customers have and answered them below.
We do. Holly is about twenty-five miles from our Novi office, roughly a thirty-five to forty minute drive, and we serve north Oakland County regularly. Many companies will not travel this far, but we schedule free estimates here and stand behind the work like anywhere else.
Yes. Holly’s Victorian homes are worth preserving, and we match the tall proportions and the decorative divided-lite look of the original sashes so the house keeps its period character while finally sealing tight and insulating properly.
You do trade the old glass for modern insulated glass, but you gain a home that is warmer, quieter, and far more efficient, and you keep the look through matched sash profiles and grille patterns. For many owners the comfort and the preserved style are well worth it, and we can talk through the options before anything is decided.
Not at all. Older Holly homes are full of non-standard openings, and we custom-measure and order to fit each one rather than forcing a stock size. Proper sizing is part of what makes a replacement seal correctly and last on an old house.
Yes. Many of Holly’s older homes predate modern paint rules, and we follow lead-safe work practices when removing old painted windows, containing and cleaning up the area properly. It is an important part of doing this work right on a historic home.
They can make a noticeable difference. A century-old home with single-pane wood windows loses a great deal of heat through the glass and around worn sashes. Tight, insulated replacements cut that loss substantially, and owners of older Holly homes often feel the change in both comfort and their winter bills.

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
