Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Norton Shores sits on the lakeshore just south of Muskegon, and our West Michigan office at 2828 Kraft Avenue SE in Grand Rapids is the closest Schoenherr location, roughly thirty-eight miles east. It’s part of the lakeshore area our crews cover, so a Norton Shores roof problem gets real attention rather than sitting because the coast is a drive from the office.
On homes this close to Lake Michigan and Mona Lake, wind and moisture do damage fast, so getting a technician on the roof matters. We plan the trip out to the coast efficiently and work to catch a leak before it spreads from the shingles into the ceiling.
Norton Shores wraps around the western shore of Lake Michigan and the 695-acre Mona Lake, home to around 25,000 residents across more than twenty square miles. The area started as Norton Township in 1845, running sawmills and then fruit farms whose berry crops shipped out by boat, and by the mid-1900s families were flocking to the lakeshore. It incorporated as a city in 1968, growing from rural outpost into the diverse lakeshore suburb it is today, with the Muskegon County Airport and Lake Michigan beaches within its bounds.
That growth shaped the roofs. Much of Norton Shores filled in with mid-century and later suburban homes on a shared roof-age timeline, while the Mona Lake and Lake Michigan shorelines add lakefront and near-water homes with more exposure. From postwar subdivisions to waterfront properties, it’s a range that keeps our crews working on more than one kind of roof.
Lake exposure drives a lot of it. Wind coming off Lake Michigan and across Mona Lake hits exposed and waterfront roofs with little to break it, lifting shingles and loosening ridge caps, while humidity off both waters keeps flashing and shaded slopes damp enough to grow moss. Norton Shores also sits in the lake-effect snowbelt, so heavy, frequent snow melts and refreezes at the eaves into ice dams that force water up under the shingles.
The suburban housing stock adds a shared timeline. When neighborhoods go up within a stretch of years, their roofs reach the end of their shingle life together, so worn shingles, cracked pipe boots, and tired valley flashing show up street by street. The low-slope roofs on the older ranches drain slowly, so a worn spot turns into a leak faster than it would on a steep roof. Most of it is repairable when caught early, and because so many nearby homes share the same roof age, we can give you an honest read on whether yours has years left or is close enough to replacement that repairs are only buying time.
We work the lakeshore regularly, and in a community this connected to its water, word travels fast about who does honest work. That keeps us accountable. We’d rather fix your flashing right the first time than be the name a neighbor warns you about. We’ve served Michigan homeowners since 1995, and lakeshore suburbs like Norton Shores are exactly where careful work matters.
Norton Shores’ weather takes a serious toll on roofs. Hot, humid summers and long, icy winters can wear down even the strongest roofing systems. Strong winds and storms may crack or rip off shingles, while heavy rain and ice buildup often cause leaks or structural damage. When gutters clog, water backs up, raising the risk of mold and further damage.
Spotting these issues early can save you a lot of money. If you notice any signs of trouble, contact a professional roofer right away—before a small problem turns into a costly repair.
Norton Shores’ weather puts serious pressure on roofs. In the summer, the hot sun dries out asphalt shingles, making them brittle and more likely to crack. Heavy rain or hail can clog gutters, pushing water under the shingles and leading to leaks.
Winter brings even tougher conditions. Snow and ice add significant weight to your roof, which can cause major damage. The freeze-and-thaw cycle makes things worse, as expanding and contracting ice creates cracks that grow over time.
That’s why regular roof inspections are essential, especially after severe weather. They allow you to spot small problems early—before they turn into expensive repairs.

Choose Roof Repairs If:
The damage is minor, like a few missing shingles
Your roof is still fairly new and in good condition overall
A small leak is confined to one repairable area
Consider Roof Replacement If:
Your roof is more than 20 years old and showing heavy wear
A large section of the roof has been damaged
Repair costs are close to the price of a full replacement
Not sure what’s best? Our experts will walk you through the options and recommend the solution that fits your home’s needs.
The cost of roof repair depends on several factors, including the roofing material, how complex the project is, and how accessible the roof may be. Asphalt shingles are typically the most affordable choice, while slate or metal often raise the overall price.
Steep roofs or those with intricate designs often need specialized tools and extra skill, which can also drive up costs. Knowing these details helps homeowners set realistic expectations and plan repairs that align with both their budget and long-term goals.
Roofing Material Options
Asphalt shingles – A cost-effective and widely used option.
Slate or tile – Pricier, but extremely durable and long-lasting.
Knowing the price differences helps homeowners pick the material that best fits their budget.
Roof Size
Larger roofs need more materials, which drives up the overall cost. Extra shingles, underlayment, and other components all contribute to the expense.
Roof Complexity
Roofs with multiple slopes, dormers, or detailed designs take more time and skill to complete. This added complexity increases both material and labor costs.
Michigan’s shifting seasons have a major effect on roofing projects and their cost. Winter brings snow, ice, and freezing temperatures that make roofing difficult and sometimes unsafe. During this period, contractors are often harder to schedule, and prices may rise due to the added challenges.
Spring and fall are usually the best times for roofing work. Mild weather and reduced rainfall help projects move along more smoothly, often leading to better contractor availability and lower overall costs.
By planning around these seasonal factors, homeowners can save money, avoid delays, and get their roofing projects done more efficiently.
Deciding whether your roof needs a repair or a full replacement brings plenty of benefits. The right choice can save you money over time and give you peace of mind. Quick repairs can stop small issues from turning into major problems that may require an expensive replacement. While repair costs vary depending on the damage, they’re almost always less than the cost of a full roof replacement.
Choosing the right service keeps your roof doing what it’s meant to—protecting your home from leaks, mold, and the expensive problems that come with a failing roof. DIY fixes might seem simple, but it’s always best to rely on a professional roofing contractor for straightforward advice and dependable service.
Caring for your roof is really an investment in your home’s value and your peace of mind. Worried about your roof? Contact Schoenherr Roofing today for a free inspection and expert guidance.
Yes. Our Grand Rapids office is the closest Schoenherr location to Norton Shores, about thirty-eight miles east, and we cover the Muskegon lakeshore regularly. We plan the trip out efficiently and schedule Norton Shores repairs with real urgency, because lake wind and heavy snow damage an exposed coastal roof fast.
They do. Homes along Mona Lake and the Lake Michigan shore take wind straight off open water with little to break it, which lifts shingles and loosens ridge caps, while the humidity keeps flashing and shaded slopes damp enough to grow moss. On waterfront Norton Shores roofs we check the wind-facing slopes, ridge, and flashing first, since that’s where the water exposure does its damage.
Much of Norton Shores filled in with suburban homes built within a stretch of years after it grew through the mid-1900s, so those roofs reach the end of their shingle life on a shared timeline. When one home starts showing worn shingles, granule loss, and leaks, the neighbors usually aren’t far behind. We can tell you where your roof sits on that clock and whether a repair or replacement is smarter.
Norton Shores sits in the Lake Michigan snowbelt, so it gets heavier, more frequent lake-effect snow than inland areas. That snow melts and refreezes at the eaves into ice dams that push water back up under the shingles, especially on homes with thin attic insulation. We repair the resulting leaks and can flag the insulation and ventilation gaps that let the dams keep forming.
Yes. From our Grand Rapids office we cover all of Norton Shores, the Lake Michigan and Mona Lake shorelines as well as the inland suburban neighborhoods and the areas near the county airport. Waterfront homes get extra attention on wind and moisture, and we match the repair approach to each property.
Our Grand Rapids office is about thirty-eight miles east of Norton Shores. We plan lakeshore trips efficiently, so the distance shapes our routing rather than delaying the work. For an active leak we prioritize getting the roof watertight quickly, then schedule the permanent repair.

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
