Clarkston sits at the northwest edge of our Rochester coverage, about fifteen to sixteen miles from our office at 425 Walnut Boulevard. It’s a longer run than our closer Oakland towns, roughly a half-hour drive out toward the lakes, and we make it without pushing Clarkston to the back of the schedule. A leak damages an old roof just as fast out here as anywhere else.
That matters on Clarkston’s older housing, where water can chase its way through century-old framing before it ever shows on a ceiling. The sooner we get on the roof, the smaller and cheaper the fix, so from Rochester we route the drive efficiently and get a technician out to trace the leak quickly.
Clarkston is one of the most distinctive small communities in the county, officially the City of the Village of Clarkston, a half-square-mile mill village tucked into Independence Township. Settled around 1830 and platted by the Clark brothers in 1840, it grew up around the mills on the Mill Pond, part of the Clinton River, with Deer Lake to the west and Park Lake to the east. Its historic core carries more than a hundred preserved structures and has been on the National Register of Historic Places since 1980. Once the railroad arrived in 1851, Detroit families discovered its lakes and it became a summer retreat.
That history is written on the rooftops. The village is full of well-kept Queen Anne and other 19th-century homes with steep, detailed rooflines, and the surrounding lake-area and wooded properties add cottages, rebuilt lake homes, and newer builds. From ornate historic roofs to shaded lakefront ones, Clarkston asks more of a repair crew than a plain subdivision does.
On the historic village homes, leaks almost always start at the details rather than the open shingles. Worn chimney flashing, aging step flashing at the many wall-to-roof transitions, and tired valley metal are the classic failure points, and on a preserved 19th-century home water can travel a long way through old framing before it shows inside. Decades of re-roofing can also leave layered materials and brittle underlayment hiding underneath.
The lakes-and-woods setting piles on. Humidity off Deer Lake, Park Lake, and the Mill Pond keeps flashing, valleys, and shaded north slopes damp, which speeds up corrosion and grows moss. Mature trees drop limbs and pack leaf litter into valleys, and Michigan’s freeze-thaw winters pry at any loose joint and drive ice dams onto the eaves of older, under-insulated homes. Caught early, almost all of it is a repair, and on a historic Clarkston home an early inspection is the cheapest way to protect both the roof and the character underneath it.
In a village this small and this proud of its historic homes, a contractor’s reputation is on display, because word travels fast when a job is done right or done poorly. That keeps us honest. We’d rather reflash a historic roof correctly once than be the name a homeowner warns a neighbor about downtown. We’ve served Southeast Michigan since 1995, and Clarkston’s mix of historic and lake-area roofs is exactly where that experience shows.

In Clarkston, MI, the changing seasons—from hot summers to cold, snowy winters—can take a toll on your roof, especially if it’s made of common materials like asphalt shingles.
Strong winds can loosen or tear shingles, leaving the roof deck exposed to moisture and leaks. In the winter, snow buildup and ice dams can obstruct drainage, allowing water to seep into your home and potentially cause further damage.
Neglecting early signs of roof damage, such as missing shingles, water stains, or granules in your gutters, can lead to expensive repairs or even the need for a full roof replacement. Tackling small issues early helps protect your home and prolongs the life of your roof.
Unsure when to contact a roofing professional? Some signs are easy to spot, while others may be more subtle. Missing, cracked, or curled shingles typically signal wear or damage. Water stains on ceilings or walls may indicate a leak. A sagging roofline could suggest structural issues. Granules from asphalt shingles in the gutters often mean the shingles are deteriorating. Moss or algae growth can indicate trapped moisture. If your asphalt shingle roof is 20 to 25 years old, it’s a good idea to schedule a professional inspection to assess its condition and remaining lifespan.

Yes. The 19th-century Queen Anne and mill-era homes in Clarkston’s historic district have steep, cut-up rooflines with plenty of valleys, dormers, and flashing joints that need careful access and detailed work. We repair those complex roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s historic character.
On Clarkston’s preserved 19th-century homes, the shingles often still look fine while the actual leak is coming from worn chimney flashing, aging step flashing, or tired valley metal. Those detailed rooflines have many wall-to-roof transitions, and each one is a place water can enter. We trace the leak to the real joint and repair it rather than patching the ceiling stain beneath it.
They tend to. Humidity off Deer Lake, Park Lake, and the Mill Pond keeps flashing, valleys, and shaded slopes damp longer, which speeds up corrosion and moss growth at the roof’s weak points. On lake-area Clarkston homes we inspect the valley metal and flashing closely, since that’s where the slow, moisture-driven leaks usually start.
Clarkston’s mature tree cover drops limbs onto roofs in wind, packs leaf litter into valleys, and keeps shaded north slopes damp enough to grow moss that loosens shingle edges. On wooded village and lake lots that tree exposure is a leading cause of the repairs we do. We clear and repair those trouble spots and can flag canopy worth trimming back from the roof.
Yes. From our Rochester office we cover the historic village and the surrounding Independence Township lake and wooded neighborhoods around Clarkston. Those properties often have longer drives, steeper historic rooflines, and heavier tree exposure, and our crews are equipped to access and repair roofs in those conditions.
Because Clarkston is a longer drive from Rochester, we plan the routing efficiently, but we don’t send it to the back of the line. For an active leak we prioritize getting the roof watertight quickly, then set the permanent repair. The extra miles change how we schedule the trip, not whether Clarkston homeowners get taken care of promptly.
