The Grosse Pointe area sits southeast of Sterling Heights, about fourteen miles from our office at 42850 Schoenherr Road, down toward the Lake St. Clair shoreline east of Detroit. It’s part of the area our crews cover regularly, so a Grosse Pointe roof problem gets real attention without the long haul a contractor from farther out would tack on.
On the older and estate homes that fill much of the Pointes, a leak can work through a complex roof and expensive interior finishes before anyone notices, so getting a technician up there quickly is what keeps a small problem small. From Sterling Heights we can be looking at a Grosse Pointe roof within a day or two of your call.
The Grosse Pointe communities take their name from the French for the large point of land that juts into Lake St. Clair, and their story runs from ribbon farms and cherry orchards to one of the most storied stretches of lakefront in Michigan. In the late 1800s wealthy Detroit families built summer homes along the water here, and as the auto industry boomed those summer colonies became year-round enclaves of grand estates. The Edsel and Eleanor Ford House in Grosse Pointe Shores and the mansions along Lake Shore Road are the landmarks of that era, and the Pointes have worked hard to preserve that historic character ever since.
That history sits on the rooftops. The Grosse Pointe area is full of early-1900s estates and substantial Tudor, Colonial, and English-cottage-style homes from the 1910s through the 1930s, with the steep, detailed rooflines and intricate flashing that era demands, mixed with established mid-century neighborhoods and lakefront homes. From ornate historic and estate roofs to complex custom ones with many wings and valleys, it’s exactly the kind of high-value, detailed housing where a careful roof repair takes real experience.
On the older and estate homes, complexity and age drive the leaks. More wings, dormers, valleys, and flashing joints mean more places for water to sneak in, and it almost always starts at those transitions, the step flashing where a wall or chimney meets the roof and the valley metal, rather than in the open shingles. On a large or century-old home water can travel a long way through original framing before it shows on a ceiling, and decades of layered re-roofing hide brittle underlayment underneath.
The lakefront setting and the weather add to it. Homes near Lake St. Clair take wind and humidity off the open water, which lifts shingles, loosens ridge caps, and keeps flashing and shaded slopes damp, and the mature canopy over these streets drops limbs and packs leaf litter into valleys. Southeast Michigan’s freeze-thaw winters pry at loose flashing and build ice dams at the eaves that force water back up under the shingles. Most of it is repairable when caught early, and on a significant Grosse Pointe home an early inspection protects both the roof and the finishes underneath it.
Repairing a significant home is as much about care as it is about roofing. We match materials and blend repairs so the work holds up and doesn’t stand out, and we treat these historic and estate properties the way their owners do. Our reputation depends on it, so we do the flashing and valley work correctly and stand behind it. We’ve served Southeast Michigan since 1995, and the Grosse Pointe area’s historic, detailed roofs are exactly where that experience shows.
Roof problems are never ideal. Maintaining a solid roof is essential for protecting your home, and Schoenherr Roofing is here to assist. Determining whether you need small repairs or a full replacement depends on the damage severity, your roof’s age, and the type of materials in place.
At Schoenherr Roofing, we thoroughly inspect all roof types, from asphalt shingles to metal roofs, identifying visible damage like missing shingles and hidden concerns such as attic leaks. Our expert team provides tailored solutions to restore your roof’s integrity.
Seasonal changes in Grosse Pointe, MI—hot summers and snowy winters—can wear down your roof, especially if it’s made of asphalt shingles.
High winds may loosen or remove shingles, increasing the risk of leaks. In winter, heavy snow and ice dams can block drainage and cause water to back up into your home.
Catching and fixing problems early can prevent more expensive damage and reduce the chances of needing a full roof replacement. Prompt attention helps protect your home and your budget.
Not sure when to call a roofer? Some signs are easy to spot, while others are more subtle. Missing, cracked, or curling shingles often signal wear. Water stains on ceilings or walls can point to a leak. A sagging roofline may indicate structural trouble. Granules collecting in gutters mean asphalt shingles are aging. Moss or algae growth suggests trapped moisture. If your asphalt roof is 20–25 years old, it’s smart to schedule a professional inspection to evaluate its condition.

Yes. Our Sterling Heights office is about fourteen miles from the Grosse Pointe area, down toward the Lake St. Clair shoreline, and we cover it regularly. We schedule Grosse Pointe repairs with real urgency and can usually get out quickly for a leak or storm damage, which matters on the older homes here where water can do costly damage fast.
Yes. The Pointes are known for grand early-1900s estates and substantial historic homes with steep, detailed rooflines, many valleys, dormers, and intricate flashing where leaks tend to start rather than in the open shingles. We repair those complex roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s historic character.
On Grosse Pointe’s older and estate homes, leaks almost never start in the open field of shingles. They start at the transitions, the valleys, the step flashing where a wall, chimney, or dormer meets the roof, and the boots around vents. Those homes have many wings and joints, so a single failed flashing point can send water a long way before it shows inside. We trace the water to the actual joint and reflash it.
It can. Homes near Lake St. Clair take wind and humidity straight off the open water, which lifts shingles and loosens ridge caps, while the moisture keeps flashing and shaded slopes damp enough to grow moss. On lakefront and near-water Grosse Pointe roofs we check the wind-facing slopes, ridge, and flashing first, since that’s where the water exposure does its damage.
In most cases, yes. We match replacement shingles and materials to the existing roof by color and profile and blend the repair into the surrounding area, which matters on the Pointes’ high-value and historic homes. If an older or specialty material has been discontinued, we’ll show you the closest match and be upfront about how visible the repair will be before we start.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older homes with thin attic insulation and limited ventilation. We repair the leaks those dams cause and can point out the insulation and ventilation gaps letting them form on these older roofs.
