Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Rochester is home turf for us. Our office sits at 425 Walnut Blvd, right in the city, so a Rochester roof is as local as our work gets. That closeness shows in every part of a project. Estimates get scheduled fast, crews arrive on time because they are already in town, and if a finished roof needs a second look, we are minutes away rather than an appointment across the county. When a storm springs a leak, being right here also means a fast response instead of a long wait.
Rochester has deep roots. The Graham family built a log cabin here in 1817, making it the first European settlement in Oakland County, and the community grew into an industrial center powered by the Clinton River and Paint Creek. Incorporated as a village in 1869 and a city in 1967, Rochester today is an affluent, family-oriented community known for one of the best historic downtowns in the state, its Paint Creek Trail, and the Big Bright Light Show that fills its streets each holiday season.
That history gives Rochester a rich housing mix. Older, detailed homes near the historic downtown sit alongside decades of newer homes, many on tree-lined streets, with the Clinton River and Paint Creek winding through. A roofer here has to be ready for a century-old downtown home and a newer house alike, each with its own needs. That range is part of what makes Rochester such a rewarding place to work, since no two streets are quite alike on the roof.
Metro Detroit winters bring snow load and the freeze-thaw cycle that lifts shingles and cracks flashing, and on older or under-insulated homes they build ice dams along the eaves. Homes near Paint Creek and the Clinton River sit in a little extra humidity that works on flashing and decking over time. Spring and summer add the straight-line wind and occasional hail that cross the area most years.
The older homes near downtown tend to show wear first, with aging flashing, worn or layered shingles, and dated decking underneath that needs a close look during tear-off. The mature trees that shade Rochester's older neighborhoods drop limbs and leaves into valleys and gutters and keep shaded slopes damp. Sound flashing, proper ventilation, and careful detailing are what bring one of these older Rochester roofs up to today's standards and keep it sound through the seasons. On the older downtown homes we inspect the decking closely during tear-off, since a century-old roof often hides plank sheathing or soft spots that need attention before new shingles go on, and we detail the flashing and valleys to keep the character of the home while meeting current standards.
Because our office is right here in Rochester, the roofs we install around the city are ones we pass again and again, and our reputation genuinely rides on how they hold up. In a community that takes real pride in its downtown and its homes, we treat every project like the neighbors will be looking at it for years, because they will. Standing behind the work is how a roofer keeps earning it, especially at home.
Homeowners often wonder when it’s time to replace their roof. Here are a few key signs that it may be time for an upgrade:
Shingles that are curled, cracked, crumbling, or missing
Water stains on interior walls or ceilings
Moss, mold, or algae growing on the roof surface
A roof that’s over 20 years old
Visible damage from severe weather or storms
Building a new home or planning an addition?

Aging Roof: If your roof is over 20 years old, the materials may be deteriorating and no longer providing adequate protection.
Visible Damage: Missing shingles, significant leaks, or sagging areas often indicate serious structural issues beneath.
Frequent Repairs: If you’re constantly repairing your roof, a full replacement may be a more cost-effective and long-term solution.

Both roof installation and roof replacement result in a new roof, but the process, cost, and considerations differ.
Roof Installation:
Ideal for new construction or major renovations
Offers more flexibility in selecting materials and design
No existing roof to remove, making the process faster and cleaner
Roof Replacement:
Involves removing the old roof before installing the new one
May require structural upgrades or updates to meet building codes
Can improve energy efficiency and increase your home’s value
Bottom Line:
If you’re building a new home or adding to your current one, roof installation is the best choice. If your existing roof is too old or damaged to repair, a full replacement will provide the protection and performance your home needs.
Several key factors influence the cost of a roof installation or repair. One of the most important is the type of roofing material you choose—affordable options like asphalt shingles are more budget-friendly, while premium materials such as slate or metal can significantly increase the overall cost.
The complexity of the project also affects pricing. Roofs with steep slopes, multiple layers, or intricate architectural details often require more time, specialized tools, and skilled labor, which raises labor costs. Additionally, roofs that are difficult to access may require extra time and effort, further affecting the price.
By understanding these factors, homeowners can make informed, cost-effective decisions that match their needs and long-term goals.
Roofing Material Choices:
Asphalt shingles: A cost-effective and widely used option that works for most homeowners.
Slate or tile: Higher initial cost but highly durable and long-lasting.
Understanding the cost of each material helps homeowners make an informed decision based on their needs and budget.
Roof Size:
Larger roofs require more materials, such as shingles, underlayment, and flashing.
A bigger surface area also means more labor time, which increases the overall project cost.
Roof Complexity:
Roofs with steep slopes, multiple angles, dormers, or intricate features need additional time and skilled labor.
The more complex the design, the higher the costs for both materials and labor.
In Rochester, Michigan, the seasons greatly affect the timing and efficiency of roofing projects. Winter brings snow, ice, and freezing temperatures, making roofing unsafe or even impossible. With fewer contractors available and weather-related delays, both costs and timelines can increase.
Spring and fall are typically the best times to schedule roofing work. With milder temperatures and more predictable weather, crews can work safely and efficiently. These seasons also tend to offer better availability and more competitive pricing for homeowners.
By planning your roofing project around Michigan’s seasonal changes, you can reduce costs, avoid delays, and ensure the work is completed smoothly and on time.
Choosing the right roofing service—whether it’s a full installation or a simple repair—can make a significant difference. It not only protects your home but can save you money over time. Addressing small issues early helps prevent costly damage or the need for a full replacement down the road.
A well-maintained roof prevents leaks, mold, and damage caused by aging or worn materials. While DIY fixes may seem like a quick solution, hiring a professional ensures the job is done right and safely from the start.
Your roof is essential to your home’s protection and overall value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and trusted expert advice.
Yes. Our office is right at 425 Walnut Blvd in the city of Rochester, so a Rochester roof is as local as our work gets. You can reach us at (248) 720-5847. Being based right in town means fast estimates, on-time crews, and quick follow-up if anything ever needs a look.
Rochester’s historic neighborhoods hold older homes with steep, detailed roofs that have often been reshingled more than once. On these we regularly find aging flashing, worn or layered shingles, and dated decking underneath. We detail these roofs to keep the character of the home while bringing the flashing, ventilation, and underlayment up to current standards.
Yes. Rochester grew up around the Clinton River and Paint Creek, and we roof homes throughout the city, including those near the water. Homes in the lower, wetter spots near the creek and river deal with a little extra humidity, so we pay close attention to flashing, ventilation, and drainage on those properties.
The mature trees that shade Rochester’s older neighborhoods are hard on roofs, dropping limbs and leaves into valleys and gutters and keeping shaded slopes damp enough to grow moss and algae. We keep the valleys and gutters in mind when planning a roof and can recommend algae-resistant shingles and guards where they help.
Yes. We provide free, no-obligation roof inspections for Rochester homeowners, including an honest assessment of whether you need a repair or a full replacement. Because our office is right in the city, we can usually get out to take a look quickly.
A roofer based right in Rochester is nearby before, during, and after the job, which means faster estimates, crews that aren’t fighting a long commute, and easy follow-up. It also means our reputation is built here among Rochester neighbors, so we have every reason to get each roof right and stand behind it.

Our experience with Schoenherr Roofing has been very pleasant. Our sales consultant, Nate and project manager, Josh H. were both professional and personable. We were very impressed with the excellent communication by Josh before, during, and after our project. The cleanup the roofing crew did was also outstanding. We love our new roof!Posted on Google![]()

Josh H. one of the guys that works there happens to live down the street from my mother and noticed she had a few missing shingles. During the roof inspection he temporarily patched it in to give her a few extra months until she can afford it. Absolutely wonderful guy and didn’t ask for a dime, just wanted to save her from extra damages.Posted on Google![]()

I would 100% recommend them to anyone interested in their services! They had great communication skills. They kept us updated with scheduling and progress pictures of what was completed. One of the days we were surprised with a terrible storm that popped up in the middle of the tear off/install. Even with the 50+ mph winds and extreme rain the guys successfully tarped off our house with no leaks! Also, they're very reasonably priced and went to great lengths to protect our landscape. Thanks for a great experience!Posted on Google![]()

I contacted Schoenherr Roofing for an estimated on replacing my roof. They sent David Schafer to my residence. Dave explained his process. He entered the attic and videoed while speaking the issues he sees. He then got on my roof and videoed everything. I also had the shed looked at. When Dave was completed, he had a video that I could see. His findings and video explaining everything was great. Dave was very professional, polite and courteous. He answered all my questions. He came prepared with what he needed to do his job. Today we happy our roof was replaced by Schoenherr Roofing! They replaced the shingles on the house, garage and shed. On the house, all wood decking was replaced with a few on the garage. Ridge vent installed on the house and garage. Crew was here early as schedule and on time. I watched this five man crew work constantly with a break for lunch. My home is a two story colonial. This crew had to carry all the lumber and shingles to the top of the roof. Shingles carried up to top of the garage as. The crew leader (Luis) was very polite. He took pictures throughout sending them to his boss Chad. Chad then forward them to me to keep me up to date. Even views from the top of the roof where I couldn’t see. The crew did an outstanding job cleaning the area upon completion. All of this work by 5 men in one day (12 hrs). I could not have asked for a better experience. Thank You to everyone involved a Schoenherr Roofing!!Posted on Google![]()

After doing some research and sifting through high presdure sales tactics from other vendors, i chose Schoenherr roofing. All of their laborers are in house employees versus 3rd party contractors. After commiting they assigned several people and kept me in the loop. During the tear out and install i was given pictoral updates on every aspect of the job, their pricing was in line with their competitors and they used state of the art materials designed for specific aspects versus 1 shingle does all. Best of all was material usage had no hidden addons and we stayed within budget, i believe 200 Lft of planking was in the quote and we used 160. No upsell on anything or special pricing tiers of quality, i got app. 1600 sqft of tier 3 impact shingled roof for $15,000.00 With drip edge and needed planking and the latest in ventilation technology. You can see in one picture the original roof in poor shape.Posted on Google![]()

Their sales rep, Leo, is helpful, knowledgeable, and professional. He is clearly dedicated to his customers and is someone I could trust to provide me with an honest understanding of the whole project and its pricing. I received 5 different quotes from various local and chain roofing contractors. Schoenherr Roofing is slightly more expensive than average but their services, from start to finish, were above average. I was kept in the loop regarding every step of the process which included financing, a flexible appointment time, a pre-install and post-install inspection, material delivery, install, and clean-up. At every step they were prompt and thorough. The crew was extremely hard working and were able to set up, replace a house and garage roof, clean, and pack up in about 12 hours despite the heat. They provided me with real-time photos of their work as each step of the install was completed, which is something all construction contractors should take note of. I am happy that I paid a bit extra for the peace of mind I now have in a roof with a strong labor and material warranty installed by an experienced local business.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
