Madison Heights sits west of our Sterling Heights office at 42850 Schoenherr Road, roughly nine to ten miles across, about a twenty to twenty-five minute drive along the I-696 corridor. That’s close enough that our crews handle Madison Heights roofs as regular work, whether it’s a slow ceiling stain or fresh storm damage.
For a compact, tightly built city, that access keeps small problems small. We can inspect, get a roof watertight, and schedule the real repair before a leak spreads to the drywall. When a storm marks a run of homes on the same block, being within a short drive lets us work through those calls without leaving homeowners waiting.
Madison Heights is Oakland County’s classic postwar suburb. Carved out of the east side of Royal Oak Township, it incorporated as a city in 1955 and filled in fast, and today around 28,000 people live in its seven square miles. It still reads exactly like what it is, tight grids of brick ranches and bungalows on modest lots, threaded by John R, Dequindre, and the I-75 corridor, with a few industrial pockets mixed in.
That single building era is the key to the city’s roofs. When a suburb goes up in one wave, the roofs all reach the end of their shingle life within a few years of each other. Across Madison Heights, whole streets of brick ranches now sit in the same repair window at once, which is the fact behind most of the roof work we do here. Newer builds and replacements are scattered in, but the shared postwar timeline defines the city.
The brick ranches that define Madison Heights carry low-slope roofs that shed water slowly, so worn shingles, cracked pipe boots, and tired valley flashing turn into leaks faster than they would on a steep roof. We see a lot of granule loss collecting in gutters, a clear sign the shingle surface is wearing thin and the roof is nearing the end of its useful life.
Michigan winters pile on. On these mid-century homes with thin original attic insulation, ice dams form easily at the eaves and force water back up under the shingles. Summer storms move across the flat, open city and lift and tear aging shingles, and because so many homes share the same roof age, a single storm cell can mark a whole street at once. Most of it is repairable when caught early, and because we know this postwar housing stock well, we can tell you honestly whether your roof has years of life left or is close enough to replacement that repairs are only buying time. Either way, that straight answer saves you money.
We work Madison Heights’ neighborhoods regularly, and we pass our finished jobs all the time. That keeps us accountable. A repair that fails is one we’ll be back to see, so we do it right the first time. Thirty years across Southeast Michigan doesn’t happen by cutting corners in a city where nearly every street shares the same roof age and the same honest need.
Dealing with roofing issues is never enjoyable, but keeping your roof in good shape is key to safeguarding your home. At Schoenherr Roofing, we’re just a call away. The first step in figuring out whether you need a simple repair or a full replacement is evaluating the damage. Elements such as your roof’s material, age, and the seriousness of the problem all influence the solution.
At Schoenherr Roofing, we conduct detailed inspections on all roof types, including asphalt shingles and metal systems. We identify both visible damage like missing shingles and hidden issues such as attic leaks. Our experienced team delivers customized solutions to restore your roof’s strength and reliability.
Madison Heights, MI, experiences a wide range of seasonal weather—from scorching summers to icy, snow-filled winters—that can wear down your roof, particularly if it’s made of popular materials like asphalt shingles.
High winds can rip or loosen shingles, leaving your roof vulnerable to leaks. In winter, heavy snowfall often leads to ice dams, which block proper drainage and may result in water seeping into your home.
Ignoring early signs of damage can result in even costlier repairs or even a full roof replacement. Addressing issues promptly helps protect your home and saves you money in the long run.
Not sure when to call a professional roofer? Some signs are easy to spot, while others are more subtle. Missing, cracked, or curling shingles often point to roof wear. Water stains on your ceilings or walls may suggest a leak. A sagging roofline could signal structural problems, and granules in your gutters from asphalt shingles usually indicate aging. Moss or algae growth may mean moisture is trapped. If your asphalt shingle roof is approaching 20–25 years of age, it’s a good idea to schedule a professional inspection to assess its remaining lifespan.

Madison Heights was built out after it incorporated in 1955, so its brick ranches and bungalows share the same roof age. When one home on a street starts showing worn shingles, granule loss, and leaks, the neighbors usually aren’t far behind. We can inspect your roof, tell you where it falls in that shared timeline, and lay out whether a repair or a replacement makes more sense.
Yes. Madison Heights is full of postwar brick ranches with shallow-pitch roofs that drain slowly, which makes worn shingles, cracked pipe boots, and tired valley flashing more likely to leak. We handle those repairs regularly, sealing the failure points and reinforcing the spots where water tends to pool or slip under the shingles on a low slope.
Granules in the gutters mean the shingle surface is wearing down, but it doesn’t automatically mean replacement. If the loss is localized and the deck underneath is sound, a repair can add years to the roof. If it’s widespread across an aging postwar roof, replacement may be the better spend. We give you a straight read after we’re actually on the roof.
Many Madison Heights homes were built with thin attic insulation and limited ventilation. Heat escapes into the attic, melts roof snow, and it refreezes at the cold eaves into an ice dam that forces water back up under the shingles. We repair the leaks those dams cause and can point out the insulation and ventilation gaps that let them form.
Yes. From our Sterling Heights office we cover all of Madison Heights, from the neighborhoods along John R and Dequindre to the streets throughout the city near the I-75 and I-696 corridors. Wherever your home sits in Madison Heights, we can reach it quickly for an inspection or a repair.
We’re about nine to ten miles away, roughly a twenty to twenty-five minute drive along I-696. On an active leak we focus on getting on the roof quickly, sealing it the same visit when needed, then scheduling the full repair, so water doesn’t keep working into an aging postwar roof while you wait.

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
