Birmingham sits about 12 miles southwest of our Rochester office at 425 Walnut Blvd, roughly a 20-minute drive across Oakland County. That keeps one of Metro Detroit's most prestigious communities well within our range, and the reach does real work for you. We can schedule a free estimate quickly, bring trucks and material to the job without trouble, and come back easily for a follow-up or warranty visit. When a storm springs a leak, being close enough to respond fast matters even more on a high-value home, where a small problem can reach expensive finishes in a hurry.
Birmingham is a jewel of Oakland County, one of the wealthiest communities in one of the wealthiest counties in the country. It began humbly, settled in 1818 as a milling town along the Woodward corridor between Detroit and Pontiac, incorporated as a village in 1864 and a city in 1933. Over the past century it has grown into a walkable, affluent city of around 22,000 residents, known for its thriving historic downtown of upscale boutiques and restaurants, its top-rated public schools, and its tree-lined streets radiating out from Shain Park and the Rouge-fed Quarton Lake.
The city wears its motto, "A Walkable Community," proudly. Neighborhoods like Quarton Lake Estates, Poppleton Park, the Holy Name area, and the Rail District draw families and professionals who value both the amenities and the character, and homes here routinely sell above asking in a fast, competitive market. In Birmingham, a home is a real investment, and its roof is part of that.
What sets Birmingham apart is that it never became a subdivision of identical houses. Instead the city is a showcase of architecture spanning a century. Stately Tudor Revival and Colonial Revival homes from the early 20th century line the older streets, including the beloved, light-filled residences of architect Wallace Frost, with their steep rooflines, arched openings, and limestone detailing. Alongside them sit remodeled classics and, increasingly, luxury new-construction and teardown-rebuild homes that bring larger, more complex roofs to established blocks.
That mix means no two Birmingham roofs are quite alike. A steep, slate-look Tudor near Quarton Lake, a symmetrical Colonial in Poppleton Park, and a sprawling new build with multiple gables and dormers each call for a different eye and a different level of detail. A roofer here has to be as comfortable preserving the character of a ninety-year-old home as building a flawless roof on a brand-new luxury house.
Metro Detroit winters bring snow load and the freeze-thaw cycle that lifts shingles and cracks flashing, and on older homes that cycle builds ice dams along the eaves. The older Birmingham homes bring their own demands: steep, detailed roofs, many roof-to-wall and chimney transitions, older decking, and layered roofing from past updates, all of which need careful flashing and honest inspection once the tear-off begins. The mature tree canopy that shades these streets drops limbs and leaves into valleys and gutters and keeps shaded slopes damp, and homes near Quarton Lake and the Rouge River sit in a little extra humidity.
Because this is such a discerning, resale-driven market, the finish matters as much as the function. Clean lines, the right shingle profile and color for the home's architecture, tight flashing, and balanced ventilation are what make a Birmingham roof both protect the house and look the part. Cutting corners simply is not an option on a home at this level.
In a city where neighbors walk the blocks and buyers scrutinize every detail, the quality of a roof is on full display. The roofs we install in Birmingham are ones people see and remember, and our reputation rides on how they look and hold up years later. We treat a Birmingham project with the care its homes and its market demand, matching the roof to the architecture, protecting the property during the work, and standing behind every job. That is the standard a Birmingham home deserves, and the one we hold ourselves to.
Homeowners often ask when it’s time to consider a new roof. Watch for these key warning signs:
Shingles that are curling, cracking, crumbling, or missing
Water stains on ceilings or walls inside the home
Moss, mold, or algae growth on the roof surface
A roof that’s more than 20 years old
Visible storm damage that may have weakened the structure
Starting from scratch or adding a roof to an existing structure?
Typically needed during new construction or major home additions
Protects the structure from severe weather and moisture
Delivers a strong, properly installed roofing system built to last

This process involves installing a new roof on a structure that either doesn’t have one yet or is undergoing major structural modifications. It’s typically needed in situations such as:
New Construction: Adding a roof to a newly built home or building
Major Renovations: Updating an existing structure with significant changes that require a new roofing system
This service becomes necessary when the current roof is beyond repair or has reached the end of its lifespan. Common indicators that it may be time for a roof replacement include:
Aging Roof: If your roof is over 20 years old, the materials may have deteriorated and no longer offer proper protection.
Visible Damage: Large areas of missing shingles, ongoing leaks, or noticeable sagging can signal serious structural issues.
Frequent Repairs: If you’re constantly fixing problems, a full replacement may be a more practical and cost-effective solution.
Choosing Schoenherr Roofing for your roof replacement means investing in lasting safety and reliability for your home. Our expert team makes sure your new roof boosts curb appeal while delivering strong, weather-resistant protection.

While both roof installation and roof replacement lead to a brand-new roof, the two differ in terms of process, cost, and key considerations.
Roof Installation:
Roof Replacement:
Bottom Line: If you’re constructing a new home or adding onto an existing one, roof installation is the right choice. If your current roof is worn out or too damaged to fix, a full replacement provides lasting protection and reliable performance.
The cost of roof installation or repair depends on several key factors. These include the type of roofing material, the complexity of the job, and how accessible the roof is. Asphalt shingles are usually the most budget-friendly option, while materials like slate or metal can drive up the total cost.
Roofs with steep angles or intricate designs often require specialized tools and skilled labor, which can increase labor expenses. Understanding these factors helps homeowners make informed, cost-effective choices that fit their specific needs and budget.

Roofing Material Choices:
Roof Size:
Roof Complexity:
In Birmingham, the changing seasons have a significant impact on roofing timelines and costs. Winter often brings snow, ice, and freezing temperatures, making roof work dangerous or impractical. Fewer contractors are available, and the added risks usually lead to higher pricing during these colder months.
Spring and fall are typically the best times for roofing projects. The weather is more stable, with milder temperatures and less rainfall, creating safer and more reliable working conditions. These seasons also offer greater contractor availability and more competitive pricing.
By planning around these seasonal patterns, you can schedule your roofing project more efficiently, keep costs down, and avoid unnecessary delays.
Choosing the right roofing service—whether it’s a full replacement or a quick repair—offers serious advantages. It can save you money in the long run and give you peace of mind knowing your home is protected. Tackling minor issues early helps prevent them from turning into bigger, more expensive problems. While repair costs depend on the damage, they’re typically far less than the price of a full roof replacement.
Getting the right service also keeps your roof doing its job—protecting against water intrusion, mold, and other damage caused by aging or failing materials. While DIY might seem tempting, a professional ensures the job is done correctly and safely the first time.
Your roof plays a crucial role in your home’s security and value. If you’re unsure about its condition, reach out to Schoenherr Roofing for a free inspection and expert guidance.
Yes. Our Rochester office at 425 Walnut Blvd is about 12 miles from Birmingham, roughly a 20-minute drive, so we serve the city regularly. You can reach that office at (248) 720-5847. That keeps estimates, installations, and follow-up visits convenient, and it means we can respond quickly if a high-value home ever springs a leak.
Birmingham’s early-20th-century Tudor and Colonial Revival homes have steep, detailed roofs with many valleys, dormers, chimneys, and roof-to-wall transitions, often over older decking with layered roofing from past updates. Each of those transitions is a place water wants in, so these roofs demand careful flashing, honest decking inspection during tear-off, and detailing that preserves the home’s architectural character.
Yes. Birmingham has seen many older homes replaced with larger luxury new builds, and these bring complex rooflines with multiple gables, dormers, and steep pitches. We’re equipped for that work and detail every valley and transition correctly, since a flawless, watertight roof is exactly what a home at this level requires.
In a fast, competitive market like Birmingham’s, where homes often sell above asking, a roof is a visible, scrutinized part of a home’s value. A new or well-maintained roof reassures buyers and inspectors and protects the finishes underneath, while an aging or failing one becomes a negotiating point against you. It’s one of the more impactful upgrades a Birmingham seller can point to.
Yes. Birmingham homes call for roofing that suits their architecture, and we install a full range, from premium architectural and designer asphalt shingles to standing-seam metal and slate-look products. We’ll help you choose a material and color that complements the home’s style and holds up for the long run.
Yes. On the historic homes around Quarton Lake and Birmingham’s other established neighborhoods, we choose shingle profiles and colors that suit the age and architecture of the house and detail the steep pitches and transitions to match. The goal is a roof that protects the home and honors its character, not one that looks out of place on the street.

Alex and the Schoenherr Roofing crew did a really good job on our new roof, which is somewhat complicated with several gables, a portion that is flat and another area with a 2-12 pitch. We weren't able to be present during the work but Project Manager Dan routinely communicated by sending texts and photos. The 350 sq ft flat roof received a custom rebuild, using the EPDM system which created new low slopes with insulating board underneath. The crew did a great job installing a new skylite and installing the Deck-Air vent system for the house's low slopes. The rows of shingles are straight as are the ridge vents and Deck-Air vents. The dumpster was brought in as a large 4 wheeled trailer, so there was no effect on our asphalt, and it was removed promptly. Alex and his crew replaced rotten OSB and 1 x 6 roof boards, and improved a chimney flashing and cricket which has been a problem for years. They were careful of landscaping. Most of the work was done in about 2 days. The new roof looks great and we can certainly recommend Schoenherr Roofing.Posted on Google![]()

I had a top notch experience with this company. I was communicated with every step of the way. I had to have all new wood as well as shingles and doubted that it would be finished in one day, but it was. They also did a stellar clean-up job at the end. Many thanks to David Schaffer my salesman, Josh H. the project manager, and Yefran the foreman. Great job!Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
