Introduction to Metal Roofing

The age old question we often get is are metal roofs worth the price? And the constantly unsatisfying answer that we have to give to homeowners and business owners alike is “It depends”. When you think about replacing the roof on your home in Michigan, metal roofing is a strong and long-lasting choice. The upfront cost of metal roofs might be more than regular asphalt shingle roofs. However, the long-term advantages can make it a better choice over time in certain situations. In this guide we are going to look at what affects metal roofing costs in Michigan and talk about factors that may make metal roofing a good fit for you over alternatives so you can make a smart decision for your home or business.

Long-Term Value of Metal Roofing

Due to its durability, metal roofing offers exceptional long-term value. With a lifespan of 40-70 years, it outlasts traditional asphalt shingle roofs in most scenarios. The initial cost may be higher, but the minimal maintenance requirements and energy efficiency can also result in long-term savings. Metal roofs can withstand severe weather conditions, reducing the need for frequent repairs. Investing in a metal roof provides peace of mind and enhances the property value, often making it a wise and cost-effective choice in the long run. However, when it comes to short-term horizon investments or stints of ownership, modern shingles can often outperform a metal roof in terms of cost vs value.

If you intend to own a piece of property for multiple generations, are particularly concerned about the durability or maintenance of the roof, or are looking for a specific kind of curb appeal that will last for years to come, metal roofing could be a great option for you.

Resale Value and Return on Investment

When considering a metal roof in Michigan, it’s crucial to evaluate the resale value and return on investment. Metal roofing installation can significantly boost your property’s value due to its durability and aesthetic appeal. Michigan roof replacement with a metal roof may lead to a higher resale price, providing a solid return on investment. Potential buyers often appreciate the low maintenance requirements and longevity of metal roofs. Additionally, the superior weather resistance of metal roofing can enhance your property’s value. Investing in a metal roof not only offers peace of mind but can also yield long-term financial benefits, making it a wise choice for homeowners looking to maximize their property’s value.

Understanding Metal Roofing Costs in Michigan

The cost of installing a metal roof in Michigan depends on several factors. Each is important in deciding the final price. We will examine these factors closely. This will help you understand what to plan for when budgeting for your new metal roof..

The Basics of Metal Roof Pricing

To find out how much a metal roof will cost for your home in Michigan, start by looking at the price per square foot. This price can change depending on the type of metal you choose, the difficulty of the installation, and local labor costs.

It’s essential to get detailed quotes from trusted roofing contractors in Michigan like Schoenherr Roofing. This will help you know the exact cost of your project. Make sure you ask what is included in the price you are given.

Comparing Metal Roofing to Other Materials

We do much more asphalt shingle roofing at Schoenherr Roofing. The biggest drawback to metal roofing is that it is incredibly expensive when compared to asphalt shingles, and shingle technology has advanced tremendously over the past 20 years. While metal roofs may cost more initially than asphalt shingle roofs, they can save you money in the long run if you look at cost of ownership over a long time horizon. Asphalt shingles are cheaper but, in 99% of cases, do not last as long as metal roofs.

This means you might have to replace them more often. When you weigh this against replacement costs today vs anticipated future prices, a metal roof may be a great long-term investment.

Metal roofing can easily last over 50 years, sometimes even 70-100 years, depending on the type, composition, and quality of installation, while high-quality asphalt shingles usually last 25 to 35 years. This longer lifespan can mean lower overall costs since you won’t need to replace them frequently.

Metal roofs are also more energy efficient. They can help lower your cooling costs in the summer. Metal roofs reflect heat from the sun better than asphalt shingles, keeping your attic cooler. By reflecting heat away from buildings, metal roofs can save homeowners up to 40% on energy costs.

Factors Affecting Metal Roof Costs in Michigan

Several things can affect the cost of installing a metal roof in Michigan. Each of these factors helps to shape the final price. We have talked about some of these before, but let’s look more closely at them to understand better.

The type and quality of metal you select matter a lot. Also, the size and complexity of your roof play a big role in the expenses. When you know how these factors can impact your budget, you can make smarter choices during the planning stage.

Metal Roof Material Sheets Schoenherr Roofing

Material Type and Quality

The kind of roofing material you pick greatly impacts the cost of your metal roof. Different metals have their own traits and come at various price points.
For example, steel is usually the cheapest metal roofing choice.

Next is aluminum. On the other hand, copper and zinc are very strong and look nice, but they cost more.

Each material has different quality levels and finishes that also change the price. Metals that are thicker and stronger are often tagged with a higher price. Likewise, special coatings that help with weather resistance or improve appearance will increase the overall cost. We will dive into the indivudual pros and cons of each metal type later in this article

Roof Size

The bigger the roof, the more your project is going to cost. The size of your roof plays a crucial role in determining the cost of a metal roofing project in Michigan. Larger roofs will naturally require more materials and labor, resulting in higher costs compared to smaller roofs. Roof size is typically measured in square footage, with the total cost being calculated per square foot. Understanding the size of your roof accurately is essential for getting an estimate from a roofing contractor. Consider the square footage of your roof carefully to plan your budget effectively.

Pitch and Complexity Considerations

When determining the cost of a metal roof in Michigan, pitch and complexity play a significant role. Roof pitch, indicating the roof’s steepness, affects installation difficulty and material requirements. A complex roof design with multiple angles and levels can increase labor hours and material wastage, impacting the total cost. Roofing contractors factor in these considerations when providing estimates for metal roofing projects, emphasizing the need for accurate assessments to avoid cost surprises later on.

Labor and Installation Costs

Labor costs make up a big part of your Michigan roof replacement costs. This includes taking off the old roof, putting on a new metal roof, and making any necessary repairs to the roof deck or underlayment. The design of your roof can also affect labor costs.

The costs for roof installation in Michigan can vary depending on the contractor you pick, how experienced they are, and where your home is located. In rural areas, the labor rates might be a bit lower than in cities because of different living costs.

It’s a good idea to get multiple quotes from multiple various roofing contractors so you can compare their expertise and value propostion. Always choose quality over the lowest cost to make sure the installation is done right and to prevent future issues.

Roof Deck Meta Roof Project Install Schoenherr Roofing

Decking Repair

If your decking requires repair before a metal roofing installation, costs may vary based on the extent of damage and the materials needed.

Decking repair involves fixing any issues with the roof deck to ensure a stable foundation for the new metal roof.

Be sure your roofing contractor addresses your attic and decking so you can factor in these expenses when estimating the total cost of your metal roof project in Michigan. Failure to address the potential decking cost with a thorough inspection is a telltale sign of an inexperienced roofing company.

House Height & Accessibility

In considering the cost of a metal roof in Michigan, the height and accessibility of your house are crucial factors. Homes with multiple stories or intricate architectural designs may require additional safety measures and equipment, impacting the overall cost of the project. Accessibility to the roof also plays a significant role in determining labor costs, as difficult-to-reach areas may pose challenges for installation crews and affect the timeline of the roofing project. Understanding these aspects can help you prepare for the potential expenses involved in your metal roofing endeavor.

Ventilation Needs

Proper ventilation is crucial for a metal roofing system in Michigan to function effectively. Inadequate ventilation can lead to issues such as moisture buildup, heat retention, and reduced energy efficiency. When considering the cost of a metal roof in Michigan, ensure that ventilation needs are factored into the overall estimate. Ventilation helps regulate temperature, prevent mold growth, and extend the lifespan of your metal roof. Consulting with a roofing contractor familiar with NLP terms can provide insight into the ventilation requirements specific to your roofing project.

Finding a Qualified Metal Roofing Contractor in Michigan

Selecting a good roofing contractor is important for your metal roof installation in Michigan. Doing your research and checking your options will help you feel secure knowing that your investment is safe. Look for roofing contractors with a strong reputation and experience on metal roofing projects.

Ask for references from past clients. Please don’t be shy to ask them for their opinions about the contractor. Also, ask about the contractor’s license, insurance, and any guarantees they offer on their work.

Types of Metal Roofing

Standing seam, corrugated, and metal shingles are common types of metal roofing. Standing seam roofs have distinct raised seams, providing a sleek, modern look. Corrugated metal panels offer durability and a more industrial aesthetic. Metal shingles mimic traditional roofing materials like asphalt but with the benefits of metal. Each type varies in appearance, cost, and installation complexity, allowing homeowners in Michigan a range of options to suit their preferences and budget.

Standing Seam Metal Roofs

Standing Seam Metal Roofs are a popular choice for Michigan due to their durability and sleek appearance. The installation cost of standing seam metal roofs can vary based on factors like roof size, complexity, and material quality. Michigan’s weather conditions also play a role in determining maintenance requirements and longevity. While the initial cost may be higher than traditional asphalt roofs, the long-term value and minimal maintenance make them a wise investment. Homeowners in cities like Grand Rapids and Ann Arbor often opt for standing seam metal roofs for their property value and protection against severe weather. When considering standing seam metal roofs, consulting with a reputable roofing contractor can provide an accurate estimate tailored to your specific needs.

Metal Shingles and Stone Coated Steel Roofing

Metal shingles and stone-coated steel roofing are popular choices in Michigan due to their durability and aesthetic appeal. Metal shingles offer a classic look while providing the benefits of a metal roof, such as longevity and low maintenance. Stone-coated steel roofing combines the strength of steel with the beauty of traditional roofing materials. The cost for these types of metal roofing can vary based on the complexity of your roof, size, and chosen materials. Factors like weather conditions and installation intricacy also impact the overall cost. When considering metal shingles or stone-coated steel roofing, consult with local roofing companies to get an accurate estimate tailored to your specific needs.

Corrugated Metal Roofs

Corrugated metal roofs offer a cost-effective solution for Michigan residents due to their durability and low maintenance requirements. The initial cost of corrugated metal roofing is often lower compared to other materials, making it an attractive option for budget-conscious homeowners. These roofs are lightweight yet sturdy, able to withstand severe weather conditions prevalent in Michigan. Additionally, the installation costs for corrugated metal roofs are generally lower due to their ease of installation. However, it’s essential to consider the long-term value and durability of these roofs, as they can provide significant savings on maintenance and repair costs over time. Choosing corrugated metal roofs can enhance property value and offer peace of mind for Michigan homeowners.

Metal Tiles

Metal tiles offer a stylish and durable option for metal roofing. Known for their aesthetic appeal and longevity, metal tiles come in various designs to complement different architectural styles. The cost of metal tiles for roofing can vary based on factors like the type of metal used, installation complexity, and the roof size. Compared to traditional roofing materials, metal tiles can have a higher upfront cost but provide long-term value due to their low maintenance requirements and resilience to weather conditions. Homeowners in Michigan can consider metal tiles for their durability and the potential boost they can provide to the property’s value. Metal tiles are a reliable choice for those seeking a blend of functionality and aesthetics.

Galvalume and Galvanized Steel Roofing

Galvalume and galvanized steel roofing are popular in Michigan due to their durability and resistance to harsh weather conditions. Galvalume combines zinc, aluminum, and silicon, offering excellent corrosion resistance, while galvanized steel is coated with zinc to prevent rust. The initial cost of these metal roofs is reasonable compared to their long-term benefits. Installation costs may vary depending on the size and complexity of your roof. Galvalume and galvanized steel roofing require minimal maintenance, adding to their cost-effectiveness over the roof’s lifespan. Consider these options for a reliable and long-lasting roofing solution in Michigan.

Zinc Roofing

While uncommon, zinc roofing is a premium choice known for its durability and longevity. The initial cost of zinc roofing in Michigan may be higher than other materials, but it offers exceptional long-term value. Due to its resilience and low maintenance requirements, zinc roofs can last over 50 years. Additionally, zinc roofing can enhance the resale value of your property, making it a wise investment. Factors such as the size of your roof and the complexity of the installation can influence the overall cost. When considering zinc roofing, it’s essential to consult with experienced roofing contractors to ensure a proper and accurate estimate for your roofing project.

Copper Roofing

Copper roofing is an uncommon yet premium choice known for its longevity and aesthetic appeal. While the initial cost is higher compared to other materials, the long-term benefits may justify the investment. Copper roofs can last for over a century with minimal maintenance requirements, making them a sustainable and durable option for Michigan’s varying weather conditions. The unique patina that forms over time adds a distinctive charm to properties, enhancing their aesthetic appeal and potentially increasing their resale value. Due to its high durability, copper roofing can withstand severe weather conditions and requires little upkeep, providing homeowners with peace of mind and a beautiful roof that stands the test of time. Copper roofing is often costly compared to comparable options and does, however, require specialized expertise on the labor side that can also drive high costs for Michigan residents.

Metal roofing in Michigan lasts a long time, often over 50-60 years. It can stand up to severe weather like heavy snow and hail. This strength helps it last longer and need less maintenance than other types of roofs.

Installing a metal roof over old shingles is possible, but it is not usually advised. This can cancel some warranties and may hide structural issues below. It’s smart to talk to a skilled roofing contractor for a proper evaluation and advice.

When comparing costs between metal roofs and shingles, the initial installation of shingles is cheaper. However, metal roofs offer long-term savings due to durability and energy efficiency, making them cost-effective in the long run. Factors like material quality and maintenance should also be considered.

Metal roofs can be noisy during heavy rain or hail and dent if struck by large objects like branches. Installation costs may be higher initially compared to traditional roofing materials. Additionally, improper installation can lead to potential leaks and early failures that will leave you plagued with additional cost and headaches.

Metal roofs are a smart long-term investment due to their durability, energy efficiency, and low maintenance requirements. In Michigan, factors like material quality, roof size, and installation costs influence the overall worth of a metal roof. Understanding these aspects and your time horizon for owning the property can help you make an informed decision.

We had a great experience with Schoenherr Roofing! They did a complete tear-off, replaced all the wood that needed replacing, and installed new shingles. They kept us informed throughout the process, even providing pictures, and answered all of our questions. Everyone we dealt with, from the sales representative to the crew, was extremely helpful, professional, and knowledgeable. The crew did a great job and left everything very clean. We also received a transferable warranty, which gives us great peace of mind. We are very happy with our new roof and would definitely recommend Schoenherr Roofing!

I’d give more stars, but 5 seems to be the limit. From the time I first called to schedule an inspection of the roof until the work was completed and I was paying the bill, Schoenherr was nothing but professional. Everyone went out of their way to make the entire job as easy on us as it could be. They handled everything perfectly, promptly and professionally. The project manager Josh, was on top of everything that was happening and kept us updated throughout the entire process. As soon as there was anything to report he was in contact. I really appreciated the voluminous amount of photos I received. (Before, during and after) The place was looking cleaner when they were done than it was before they started. If only every contractor would be as easy to work with.

Schoenherr Roofing did a complete roof replacement on our house: 2,800 s.f. Colonial, 39 “squares,” in Troy, which was finished, on time, in 1.5 days. From the materials delivery company, to the project manager’s (PM) pre-job contacts, to the on-site workers, everyone was friendly, helpful, and easy to deal with. Although the noise WAS horrific, we knew it would be!! The finished roof looks awesome. The PM did a post-job inspection the next day to address any remaining nails on the ground (not many), and picked up excess materials not used. We are extremely satisfied with Schoenherr Roofing and would highly recommend them for a total roof replacement!

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!
