Troy sits about nine miles south of our Rochester office at 425 Walnut Blvd, roughly a fifteen to twenty minute drive. That keeps this corner of Oakland County well within reach for our crews, and the short distance does real work for you. Troy's strong schools and busy corporate corridor keep demand for good contractors high, and we're glad to be a short drive away. We can schedule an estimate quickly, our trucks and materials reach the job without a long haul, and after the work is done we're near enough to swing back for a follow-up or warranty visit. When a storm moves through, that closeness also means a faster response instead of a long wait.
Troy organized as a township back in 1827, but its modern shape was set in 1955, when it incorporated as a city largely to keep its neighbors from annexing its land. What followed was a classic postwar boom. Through the 1960s and 1970s, farms gave way to subdivisions and shopping centers as families poured in on the strength of the auto industry and easy I-75 access, and Troy grew into the largest city in Oakland County with roughly 87,000 residents today.
That history left Troy with a broad mix of housing. Established subdivisions from the 1960s through the 1980s make up much of the city, and newer upscale homes, townhomes, and condos have filled in around the Big Beaver corridor. It's a competitive market where homes sell fast and buyers pay close attention, which puts a real premium on a roof that looks sharp and holds up. Roofs are part of that first impression, and buyers here notice a tired one quickly.
The subdivision roofs that went up decades ago are now well into replacement territory, shedding granules and curling as builder-grade shingles reach the end of their run. Michigan weather does the rest, with freeze-thaw cracking flashing over the winter and straight-line wind and hail passing through most years. On a two-story colonial, aging flashing around chimneys and dormers is often where the first leaks show up.
Because Troy's housing market is so resale-driven, a lot of our work here is about protecting value as much as stopping leaks. Architectural and designer shingles are popular for their look and longer life, and impact-resistant options are worth considering given the area's storms. Whatever the choice, the underlayment, flashing, and ventilation underneath are what make a Troy roof last. We also see plenty of homes where a previous owner added a second layer of shingles years ago, and since Michigan code caps a roof at two layers, those homes need a full tear-off before a new roof can go on. A tear-off is also the only way to inspect the decking and catch hidden damage before it gets covered up again.
In a city where homes sell in weeks and inspectors look closely, the quality of a roof shows. The ones we install in Troy are on display for buyers and neighbors alike, and our reputation rides on how they perform years later. That accountability is exactly why a careful, established roofer is the safer choice here.
Homeowners often wonder when it’s time to replace their roof. Here are some key signs it may be time for an upgrade:
Shingles that are curled, cracked, deteriorating, or missing
Water stains on ceilings or interior walls
Moss, mold, or algae growth on the roof
A roof that’s over 20 years old
Visible storm damage or other external damage
Building a new home or planning an addition?
A new roof installation is essential for new constructions or expansions. It offers protection from moisture and the elements, and when installed by professionals, ensures a durable, long-lasting roofing system.

Asphalt composite shingle roofing

Every roofing project begins with a thorough inspection. This important step allows us to identify any existing damage, uncover hidden issues early, and create the best plan tailored to your specific needs.
New Construction: Installing a roof on a newly built home or structure.
Major Renovations: Making significant updates to an existing property that require a full roof installation.
This service becomes necessary when your existing roof is beyond repair or has reached the end of its useful life. Here are some clear signs that a full roof replacement may be the best option:
Aging Roof: If your roof is over 20 years old, the materials may be deteriorating and no longer providing adequate protection.
Visible Damage: Missing shingles, significant leaks, or sagging areas may indicate serious structural issues beneath.
Frequent Repairs: If you’re continually repairing your roof, a full replacement could be a more practical and cost-effective long-term solution.
Having a roof replaced in Troy will usually cost between $8,000 and $22,000, though premium options can drive the price to $40,000 or more. The exact price you’ll pay will be influenced by a number of factors, including:
The materials you choose. 3-tab asphalt shingles are generally the most affordable option, while metal and architectural shingles will cost much more.
Choosing Schoenherr Roofing for your roof replacement is an investment in durable protection and peace of mind. Our skilled team ensures that your new roof enhances your home’s curb appeal while providing a robust defense against the elements for years to come.

Both roof installation and roof replacement result in a new roof, but the process, costs, and considerations differ.
Roof Installation:
Ideal for new construction or major renovations
Offers more flexibility in selecting materials and design
No existing roof to remove, making the process quicker and cleaner
Roof Replacement:
Involves removing the old roof before installing the new one
May require structural upgrades or adjustments to meet building codes
Can improve energy efficiency and boost your home’s value
Bottom Line:
If you’re building a new home or adding to your current one, roof installation is the best choice. If your roof is too old or damaged to repair, a full replacement provides the protection and performance your home needs.
Several factors affect the cost of roof installation or repair. One of the most important is the type of roofing material chosen. Affordable options like asphalt shingles are generally more budget-friendly, while premium materials such as slate or metal can significantly raise the overall cost.
The complexity of the project also plays a role in pricing. Roofs with steep slopes, multiple layers, or intricate designs require more time, specialized tools, and skilled labor, increasing both material and labor costs. Additionally, roofs that are difficult to access may require more time and effort, further impacting the total price.
By understanding these factors, homeowners can make informed and cost-effective decisions that meet both their immediate needs and long-term goals.
Roof Size:
Larger roofs require more materials such as shingles, underlayment, and flashing. With a bigger surface area, the project demands more labor time, which increases the overall cost.
Roofing Material Options:
Asphalt Shingles: A cost-effective and popular choice that fits within most homeowners’ budgets.
Slate or Tile: These materials come with a higher upfront cost but offer exceptional durability and long-lasting performance.
Roof Complexity:
Roofs with steep slopes, multiple angles, dormers, or other intricate features require additional time and skilled labor. The more complex the design, the higher the costs for both materials and labor.
Understanding the costs associated with materials, roof size, and complexity helps homeowners make informed decisions that align with their specific needs and budget.
In Troy, Michigan, the seasons have a significant impact on the timing and efficiency of roofing projects. Winter brings snow, ice, and freezing temperatures, making roofing unsafe or even impossible. With fewer contractors available and weather-related delays, both costs and timelines can increase.
Spring and fall are typically the best times to schedule roofing work. Milder temperatures and more predictable weather conditions allow crews to work safely and efficiently. These seasons also tend to offer better availability and more competitive pricing for homeowners.
By scheduling your roofing project around Michigan’s seasonal changes, you can reduce costs, avoid delays, and ensure the work is completed efficiently and on time.
Choosing the right roofing service—whether it’s a full installation or a simple repair—can make all the difference. Not only does it protect your home, but it can also save you money in the long term. Addressing small issues early can prevent costly damage or the need for a full replacement down the line.
A well-maintained roof helps prevent leaks, mold, and damage from aging or deteriorating materials. While DIY fixes may seem like a quick solution, hiring a professional ensures the job is done correctly and safely from the start.
Your roof is crucial to your home’s protection and overall value. If you’re unsure about its condition, reach out to Schoenherr Roofing for a free inspection and trusted expert advice.
Yes. Our Rochester office at 425 Walnut Blvd is about nine miles north of Troy, roughly a fifteen to twenty minute drive, so we serve the city regularly. You can reach that office at (248) 720-5847. The short distance keeps estimates, installations, and follow-up visits quick and convenient.
In a competitive market like Troy, where homes sell fast and buyers look closely, a new or well-maintained roof is a real selling point, while an old or failing one becomes a negotiating chip against you. A quality roof reassures buyers and inspectors, protects the home underneath, and is one of the more visible upgrades a seller can point to.
Yes. Along with in-person inspections, Schoenherr Roofing offers a quick online roof quote so Troy homeowners can get a ballpark figure to start with. For an accurate, final number we follow up with a free on-site inspection, since roof size, pitch, and the condition of the decking all affect the true cost.
Yes. Architectural and designer shingles are popular in Troy because they look sharper than basic three-tab shingles and last longer, which suits the city’s resale-focused market. We install a full range of shingle lines and can show you samples so the roof complements your home’s style.
They can be. Metro Detroit sees wind and hail most summers, and impact-resistant shingles are built to better withstand that punishment, which can mean fewer repairs and, with some insurers, a premium discount. Whether they pay off depends on your roof and your insurance, and we’re glad to walk through the trade-offs during your estimate.
Schoenherr Roofing has a history of giving back to veterans, including a veterans roof giveaway program, and we’re happy to discuss current offers for veterans in Troy during your estimate. The best way to learn what’s available right now is to ask us directly when we come out.
Generally speaking, permits are required for roof replacement in Troy. This applies whether you’re having the new roof installed on top of your existing roof or if you’re having the existing roof removed before replacement.
But you don’t need to worry about that when you rely on Schoenherr Roofing — we obtain all of the necessary permits and coordinate the necessary inspections on your behalf. This helps ensure that your entire reroofing project goes smoothly and you don’t run into any permitting headaches.

I’d give more stars, but 5 seems to be the limit. From the time I first called to schedule an inspection of the roof until the work was completed and I was paying the bill, Schoenherr was nothing but professional. Everyone went out of their way to make the entire job as easy on us as it could be. They handled everything perfectly, promptly and professionally. The project manager Josh, was on top of everything that was happening and kept us updated throughout the entire process. As soon as there was anything to report he was in contact. I really appreciated the voluminous amount of photos I received. (Before, during and after) The place was looking cleaner when they were done than it was before they started. If only every contractor would be as easy to work with.Posted on Google![]()

Schoenherr Roofing did a complete roof replacement on our house: 2,800 s.f. Colonial, 39 “squares,” in Troy, which was finished, on time, in 1.5 days. From the materials delivery company, to the project manager’s (PM) pre-job contacts, to the on-site workers, everyone was friendly, helpful, and easy to deal with. Although the noise WAS horrific, we knew it would be!! The finished roof looks awesome. The PM did a post-job inspection the next day to address any remaining nails on the ground (not many), and picked up excess materials not used. We are extremely satisfied with Schoenherr Roofing and would highly recommend them for a total roof replacement!Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
