Allendale sits about 15 miles west of our Grand Rapids office on Kraft Ave SE, roughly a 25-minute drive out toward the lakeshore. That keeps this Ottawa County township well within our range, and the reach helps at every step. We can get out for a free estimate quickly, bring trucks and material without a long haul, and come back easily for a follow-up or warranty visit. When a storm rolls through, that closeness also means a fast response rather than a long wait. For one of the fastest-growing communities in West Michigan, a nearby roofer is worth a lot.
Allendale sits in the center of Ottawa County, halfway between Grand Rapids and the Lake Michigan shoreline, with the Grand River running along its eastern edge. Established as a township in 1849, it stayed a quiet farming community for generations, until Grand Valley State University opened its main campus here in the 1960s. The university has grown into one of the fastest-expanding schools in the country, and Allendale has grown right along with it into one of the region's fastest-growing townships.
That growth left Allendale with a varied housing stock. Family subdivisions built over the last few decades sit alongside student rentals near campus, older farmhouses on the township's rural edges, and new construction still going up. A roofer here has to be ready for a newer subdivision home, a rental property, and an older farmhouse alike, each with its own needs.
Sitting between Grand Rapids and Lake Michigan, Allendale catches real West Michigan winters, with heavy snow, well over 80 inches in a typical year, and the freeze-thaw cycle that drives meltwater under shingles and into flashing. On older or under-insulated homes, that cycle builds ice dams along the eaves. Out over the open, flat land common here, roofs also catch wind with little to slow it, along with the occasional hail that crosses the region most summers.
The different kinds of homes bring different jobs. Newer subdivision and rental roofs are mostly a matter of builder-grade shingles reaching the end of their life, while older farmhouses often reveal aging decking and layered roofing once the tear-off begins. Sound flashing, fresh underlayment, and balanced attic ventilation are what carry an Allendale roof through the seasons, whatever its age. On the rental properties near campus we're used to coordinating with landlords and around tenants, and on the newer subdivision homes a re-roof is a good time to correct ventilation shortcuts left from a fast original build. That mix keeps the work varied, since a student rental and a family home a mile apart can call for very different plans, and we're set up for all of them.
Because Allendale is close and we work the area constantly, the roofs we install here are ones we drive past again and again, and our reputation rides on how they hold up. We treat every project like the neighbors will be looking at it for years, because in a fast-growing but tight-knit community like this one, they will. Standing behind the work is how a roofer keeps earning it.

Both roof installation and roof replacement give you a new roof, but the process, cost, and considerations are different.
Roof Installation
Ideal for new construction or major renovations
Offers more flexibility in design and material choices
No old materials to remove, making it a cleaner process
Roof Replacement
Requires removing and replacing an existing roof
May involve structural reinforcements or code updates
Can boost energy efficiency and increase property value
Bottom Line: If you’re building a new home or addition, roof installation is the right choice. If your current roof is worn out or too damaged to repair, a replacement provides long-term protection and performance.
The cost of roof installation or repair depends on several factors, including the type of roofing material, the complexity of the project, and how accessible the roof is. For example, asphalt shingles are typically more affordable than slate or metal roofing, which affects the overall price.
If a roof is steep or has a complex design, it requires specialized tools and greater expertise, which can increase labor costs. Knowing these factors helps homeowners make informed choices that fit both their budget and long-term goals.

In Michigan, seasonal changes play a big role in roofing projects and their costs. Winter brings snow, ice, and freezing temperatures, which can make roofing work unsafe or even impossible. Because of this, contractors often have limited availability and rates may be higher during the winter months.
Spring and fall usually provide the best conditions for roofing jobs. With milder temperatures and less rainfall, the work can be done more efficiently, often at lower costs, with more contractors available.
By keeping these seasonal factors in mind, homeowners can plan their roofing projects at the right time, saving money and ensuring the work is completed smoothly and efficiently.
Choosing the right roofing service—whether a new installation or a replacement—comes with significant benefits. It can save you money over time and give you peace of mind. Quick, professional repairs can stop minor issues from turning into major problems that may require a costly replacement. While repair costs vary based on the damage, they’re typically more affordable than a full replacement.
The right service ensures your roof continues to protect your home effectively, preventing water damage, mold growth, and other issues caused by a failing roof. And while DIY fixes might seem appealing, it’s always best to rely on a professional roofing contractor for dependable advice and high-quality work.
Remember, investing in your roof means investing in your home’s value and long-term security. Worried about your roof? Contact Schoenherr Roofing today for a free inspection and expert recommendations.

Yes. With Grand Valley State University in town, Allendale has a lot of rental and student housing, and we work with those owners as well as homeowners. Much of Allendale’s housing is newer subdivision homes built during its rapid growth. On these the main issues are builder-grade shingles reaching the end of their life, worn flashing around chimneys and vents, and attic ventilation that was never quite balanced. A re-roof is the moment to correct all three.
Yes. Beyond the subdivisions and campus, Allendale still has older farmhouses and rural properties with barns and outbuildings. We roof those as well as homes, inspecting the older decking during tear-off and choosing durable systems, including metal, that suit large rural roof spans.
A lot. Sitting between Grand Rapids and Lake Michigan, Allendale catches heavy lake-effect snow, well over 80 inches in a typical year, which piles onto roofs and drives the freeze-thaw cycle. A sound, well-fastened roof deck, quality shingles, and good attic ventilation to limit ice dams all matter for carrying that weight safely through winter.
