Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Wayland sits about 28 miles south of our Grand Rapids office on Kraft Ave SE, a straight shot down US-131 that runs roughly thirty-five minutes. That easy highway connection keeps this Allegan County city and the farmland around it well within our range. We can get out for an estimate without a long delay, our trucks and materials reach the job smoothly, and we stay close enough for a follow-up or warranty visit down the road. When a storm hits, that same reach means a faster response instead of a long wait for help. For a property set among the farms, a roofer who covers the area regularly is a genuine convenience.
Wayland has grown up as a small city surrounded by open country. Settled in the early 1830s and incorporated as a city in 1868, it takes its name from a phrase meaning land of flowing water, and today it's home to a little over 4,000 residents on just a few square miles, ringed by Allegan County farms and close to the Gun Lake recreation area.
That setting shapes the roofs we work on. Wayland's older downtown homes carry rooflines from a century or more of building, while the surrounding countryside is full of farmhouses, rural properties, and the pole barns, detached garages, and outbuildings that come with them. Newer homes have filled in as the area has grown, so a roofer here needs to be as ready for a big simple barn roof as for an aging farmhouse or a modern subdivision home.
Inland West Michigan winters bring real snow load and the freeze-thaw cycle that lifts shingles and cracks flashing, and on older homes that cycle builds ice dams at the eaves. Out on open farmland, roofs also take wind with little to break it, along with the hail that moves through the region most summers. Homes near Gun Lake add moisture and stronger wind off the open water on top of all that.
Older farmhouses often reveal aging decking, past additions, and layered roofing once the tear-off begins, and their large, exposed roof planes need materials and fastening suited to the wind they face. Sound flashing, fresh underlayment, and proper attic ventilation are what carry a rural Wayland roof through the seasons, whether it's on the house, the garage, or the barn. On the big, open roof planes common out here, we also pay close attention to fastening and wind-rated materials, since there's little around to slow a gust. And because winter can arrive hard, we plan the timing of a replacement around the weather so the new shingles seal the way they should.
We work this part of Allegan County often enough that the roofs we install in and around Wayland are ones we pass again and again. In a smaller community, a roof that leaks a year later is the kind of thing everyone hears about, so we build each one to last and stand behind the work. That follow-through is exactly what you want from a roofer who's genuinely nearby.
Homeowners often wonder when it’s time to start thinking about a new roof. A few key signs include:
Shingles that are curled, cracked, crumbling, or missing
Water stains showing on ceilings or walls inside the home
Moss, mold, or algae growing on the roof
A roof that’s more than 20 years old
Significant storm damage
Considering starting fresh or adding a roof to an existing structure?
Typically done during new construction or major home additions
Ensures complete protection from the elements
Provides a durable, professionally installed roofing system built to last
If you’re searching for a roofing company that offers expert roof installation and replacement in Wayland, Schoenherr Roofing is the team to call. We start with a free, no-obligation consultation to determine whether your home truly needs a full roof replacement or if quality repairs will be enough to restore protection.
When a new roof is the right choice, our skilled team delivers professional installation and replacement services designed to maximize your roof’s lifespan. With over 30 years of experience serving the community, you can trust us for expert craftsmanship and reliable results.
We install:
Asphalt composite shingle roofing
Metal roofing
Rolled roofing for low-sloped structures such as sheds or garages
This process involves adding a new roof to a building that either doesn’t have one yet or is undergoing major structural changes. It’s typically needed in situations such as:
New Construction: Installing a roof on a newly built structure.
Major Renovations: Making significant updates to an existing building that require a completely new roofing system.
This service becomes necessary when your roofing system can’t be repaired anymore or has reached the end of its lifespan. Signs that it may be time for a roof replacement include:
Aging Roof: Roofs more than 20 years old often need replacement due to natural wear and material deterioration.
Visible Damage: Significant problems such as missing shingles, major leaks, or structural sagging.
Frequent Repairs: If you’re constantly addressing issues, a full replacement is usually the more cost-effective choice.
Choosing Schoenherr Roofing’s replacement services means investing in your home’s safety and longevity. Our skilled team makes sure your new roof not only boosts your property’s curb appeal but also delivers strong, reliable protection against the elements.

Both roof installation and roof replacement provide you with a new roof, but the process, cost, and considerations are quite different.
Roof Installation:
Best for new construction or major renovations
Gives more flexibility in design and material choices
No old roofing to remove, making it a cleaner, simpler process
Roof Replacement:
Involves removing and replacing the existing roof
May require structural upgrades or bringing the home up to code
Can improve energy efficiency and boost property value
Bottom Line: If you’re building a new home or adding an addition, installation is the right choice. If your existing roof is too old or badly damaged, replacement is the smarter investment for long-term protection and performance.
The cost of roof installation or repair is influenced by several key factors, including the type of roofing material, the complexity of the project, and how easy the roof is to access. For example, asphalt shingles are typically more affordable than slate or metal roofing, which directly impacts the overall price.
Roofs with steep slopes or intricate designs often require specialized tools and added expertise, which can increase labor costs. By keeping these factors in mind, homeowners can make informed decisions that fit both their budget and long-term goals.
Roofing Material Choices:
Asphalt shingles – Affordable and widely used
Slate or tile – Higher cost but extremely durable
Knowing these price differences helps homeowners select the option that best fits their budget.
Roof Size:
Larger roofs need more materials, which raises the overall cost
Extra shingles, underlayment, and components all add to expenses
Roof Complexity:
Roofs with multiple slopes, dormers, or detailed designs require more time and skilled labor
Greater complexity increases both material and labor costs
In Michigan, seasonal changes have a big impact on roofing projects and their costs. Winter brings snow, ice, and freezing temperatures that can make roofing work unsafe—or even impossible. During this time, contractors are harder to book, and prices are often higher.
Spring and fall are generally the best seasons for roofing. With mild weather and less rain, projects can be finished more efficiently, usually at lower costs, and with more contractors available.
By planning around these seasonal factors, homeowners can save money, avoid delays, and make sure their roofing projects are completed smoothly and on schedule.
Choosing the right service for your roof, whether it’s a new installation or replacement, offers numerous benefits. It can save you money in the long run and provide peace of mind. Quick repairs can stop small issues from becoming major problems that require costly replacements. While repair costs vary depending on the damage, they are generally more affordable than full replacements.
Selecting the right service ensures your roof effectively protects your home, preventing water damage, mold growth, and other issues caused by a damaged roof. Although DIY repairs may seem tempting, it’s crucial to consult a professional roofing contractor for trustworthy advice and quality service.
Remember, investing in your roof is also an investment in your home’s value and your peace of mind. Concerned about your roof? Contact Schoenherr Roofing today for a free inspection and expert recommendations.
Yes. Our Grand Rapids office at 2828 Kraft Ave SE is about 28 miles north of Wayland, a straight shot up US-131 that takes roughly 35 minutes, so we cover Wayland and the surrounding area regularly. You can reach us at (616) 421-9687, and that easy highway run keeps estimates, installs, and follow-ups convenient.
Yes. Wayland is a small city ringed by Allegan County farmland, and we regularly work on older farmhouses and rural homes along with their detached garages, pole barns, and outbuildings. Rural roofs come with their own considerations, from long simple roof planes to older framing, and we are set up to handle the whole property, not just the house.
Yes. Homes around Gun Lake and the other lakes near Wayland get extra moisture and stronger wind off the open water, which wears on shingles and flashing faster. We roof lake-area homes with attention to those conditions, using proper ventilation, ice-and-water protection, and wind-rated materials to hold up to lakeside weather year-round.
In many cases, yes. Roofing continues into winter in West Michigan when conditions allow, and emergency repairs happen year-round. Very cold temperatures affect how shingles seal, so we plan the timing and methods around the weather. For a full replacement that is not urgent, the milder shoulder seasons are ideal, but a leaking roof should not wait for spring.
We protect the home, landscaping, and driveway before the tear-off begins, contain the old roofing as it comes down, and run a magnet over the yard and drive to catch stray nails. On rural properties with gravel drives and open yards, that thorough cleanup matters even more, and we leave the site clean when the job is finished.
It depends on the season and demand, but planning a few weeks ahead is a good rule for a non-urgent replacement, especially during the busy spring and fall stretches. Storm and leak repairs are handled much sooner. The best first step is a free inspection, which lets us give you both a timeline and an honest sense of how urgent the work is.

We had a new roof and siding put on this year and it looks great! Once the new siding was put on, we had our pest control vendor come back to see if there were any areas needing blocked off so critters could not get into our house. The technician was so impressed with how everything was sealed properly, he asked for the name of the company that did the siding.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
