Top 15 Highest Rated Roofers Serving Troy, MI (2026)
Finding a roofer in Troy isn’t exactly difficult. Figuring out which one you actually want working on your house is another story. There are companies
Middleville sits about 20 miles south of our Grand Rapids office on Kraft Ave SE, roughly a 30-minute drive down M-37. That keeps this Barry County village and the country around it well within our range, even though it sits a bit farther out than our Kent County work. We can still get out for a free estimate, bring trucks and material without trouble, and come back for a follow-up or warranty visit. When a storm hits, that reach also means a faster response instead of a long wait. For a community a little farther out, having a roofer who still covers the area regularly matters.
Middleville was founded in 1834 when Calvin Hill settled land on both sides of the Thornapple River, and it grew as a mill town on the river's water power before becoming an agricultural and logging hub. The Thornapple River still flows through the heart of the village, and the surrounding township holds some of the most productive farmland in Barry County. Home to the Thornapple-Kellogg schools and Barry County's largest employer, Middleville has grown into a busy small community while keeping its historic Main Street.
That mix gives the area a varied housing stock. Older homes near the village center sit alongside newer subdivisions filling in as families move to the area, and the surrounding township is dotted with farmhouses, rural properties, and the barns and outbuildings that come with them. A roofer here has to be ready for an older village home, a modern subdivision roof, and a big agricultural roof span alike. The village's growth in recent years has added new streets around an older, historic core, so the two sit side by side.
West Michigan winters bring real snow load and the freeze-thaw cycle that drives meltwater under shingles and into flashing, and on older or under-insulated homes that cycle builds ice dams at the eaves. Out over open farmland, roofs also catch wind with little to slow it and the occasional hail that crosses the region most summers. Homes near the Thornapple River sit in extra humidity that works on flashing and decking over time.
The older village homes tend to show wear first, with aging flashing, worn or layered shingles, and dated decking underneath. Newer subdivision roofs are mostly a matter of age, and farm buildings bring large roof spans where a durable, low-maintenance system pays off. Sound flashing, fresh underlayment, and balanced ventilation are what carry a Middleville roof through the seasons, whatever it sits on. On the farm buildings especially, metal roofing often makes the most sense, standing up to snow load and years of weather across a large span with little maintenance.
Even though Middleville sits in Barry County, it's an easy reach for us, and we treat it like any other part of our service area. The roofs we install here take the same hard West Michigan weather everyone else's do, so we build each one to last and stand behind the work. That's the kind of follow-through you want from a roofer, wherever your home sits.
Homeowners often wonder when it’s the right time to start thinking about a new roof. Here are a few key signs:
Shingles that are curled, cracked, crumbling, or missing

A roof that’s more than 20 years old
Significant storm damage
Considering starting fresh or adding a roof to an existing structure?
Typically done during new construction or home additions
Ensures full protection from the elements
Provides a strong, professionally installed roofing system built to last

This service is needed when your roofing system can no longer be repaired or has reached the end of its useful life. Signs that it may be time for a roof replacement include:
Aging Roof: Roofs over 20 years old often need replacement due to normal wear and material breakdown.
Visible Damage: Major issues such as missing shingles, large leaks, or sagging in the structure.
Frequent Repairs: If you’re dealing with constant fixes, a full replacement is usually the more cost-effective solution.
Choosing Schoenherr Roofing’s replacement services means investing in your home’s safety and longevity. Our skilled team makes sure your new roof not only boosts your property’s curb appeal but also delivers strong, reliable protection against the elements.

Both roof installation and roof replacement give you a new roof, but the process, cost, and factors to consider are very different.
Roof Installation:
Ideal for new construction or major renovations
Offers more flexibility in design and material options
No old roofing to remove, making it a cleaner and simpler process
Roof Replacement:
Requires removing and replacing the existing roof
May call for structural reinforcements or code upgrades
Can boost energy efficiency and increase property value
Bottom Line: If you’re building a new home or adding on, installation is the best choice. If your current roof is old or too damaged to repair, replacement is the smarter investment for long-term protection and performance.
The cost of roof installation or repair can vary based on a few key factors, including the type of roofing material, the complexity of the project, and the roof’s accessibility. For example, asphalt shingles are typically more affordable than slate or metal roofing, which directly impacts the total cost.
Roofs with steep slopes or intricate designs often require specialized tools and added expertise, which can increase labor expenses. By understanding these factors, homeowners can make informed decisions that align with both their budget and long-term goals.
Roofing Material Choices:
Asphalt shingles – Affordable and commonly used.
Slate or tile – More expensive but extremely durable.
Understanding these price differences helps homeowners choose the option that best fits their budget.
Roof Size:
Larger roofs require more materials, which increases overall cost.
Additional shingles, underlayment, and components add to the expense.
Roof Complexity:
Roofs with multiple slopes, dormers, or intricate designs take more time and skilled labor.
The added complexity raises both material and labor costs.
In Michigan, seasonal changes have a big impact on roofing projects and their costs. Winter brings snow, ice, and freezing temperatures that can make roof work unsafe—or sometimes impossible. Because of this, contractor availability is limited and rates are often higher.
Spring and fall are generally the best seasons for roofing. With milder weather and less rain, projects can be completed more smoothly, usually at lower costs, and with more contractors available.
By keeping these seasonal factors in mind, homeowners can plan their roofing projects more effectively, save money, and ensure the work is finished efficiently.
Choosing the right service for your roof, whether it’s a new installation or replacement, offers numerous benefits. It can save you money in the long run and provide peace of mind. Quick repairs can stop small issues from becoming major problems that require costly replacements. While repair costs vary depending on the damage, they are generally more affordable than full replacements.
Selecting the right service ensures your roof effectively protects your home, preventing water damage, mold growth, and other issues caused by a damaged roof. Although DIY repairs may seem tempting, it’s crucial to consult a professional roofing contractor for trustworthy advice and quality service.
Remember, investing in your roof is also an investment in your home’s value and your peace of mind. Concerned about your roof? Contact Schoenherr Roofing today for a free inspection and expert recommendations.
Yes. Our Grand Rapids office at 2828 Kraft Ave SE is about 20 miles north of Middleville, roughly a 30-minute drive down M-37, so we serve the village and the surrounding township. You can reach the office at (616) 421-9687. Even a bit farther out, that’s an easy trip for estimates, installations, and storm response.
Yes. The township around Middleville holds some of Barry County’s most productive farmland, and we regularly work on farmhouses and rural properties along with their barns, pole barns, and outbuildings. Metal roofing is often a durable, low-maintenance choice for the large roof spans on agricultural buildings, and we roof the whole property, not just the house.
Middleville’s village core holds older homes, many with steeper roofs that have been reshingled more than once over the decades. On these we frequently find aging flashing, worn or layered shingles, and older decking underneath. We inspect what’s below the shingles during tear-off and bring the flashing, underlayment, and ventilation up to current standards.
Yes. Middleville has grown in recent years, adding newer subdivisions around its older core as families move to the area. Many of those builder-grade roofs are now reaching the age where they start to wear out, and we handle those re-roofs as readily as older homes. A free inspection will tell you whether yours needs replacement yet.
They can. The Thornapple River runs through the heart of Middleville, and homes in the lower, wetter spots near it deal with more moisture around the roof and foundation. That puts extra demand on flashing, ventilation, and gutters to move water away from the house before it can cause damage.
Yes. Even though Middleville sits in Barry County, just south of our main Kent and Ottawa County service area, it’s an easy reach from our Grand Rapids office and we serve it regularly. Distance doesn’t change the quality of the work or the attention your roof gets.

We had a new roof and siding put on this year and it looks great! Once the new siding was put on, we had our pest control vendor come back to see if there were any areas needing blocked off so critters could not get into our house. The technician was so impressed with how everything was sealed properly, he asked for the name of the company that did the siding.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
