What Gutter Installation and Replacement Cost in Southeast Michigan (2026)
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only
Oakland Township borders Rochester, and our office at 425 Walnut Boulevard sits just south of the township line. For most homes out here, we're only 10 to 15 minutes away up Rochester or Adams Road, whether you're near Goodison, the Paint Creek Trail, or out toward Bald Mountain.
That closeness is a genuine advantage for you. We come out for free estimates quickly, our crews arrive on time, and warranty or touch-up visits are simple to schedule. We pass through the township constantly on the way to jobs across northern Oakland County, so help is never far when you need it.
Oakland Township is one of Michigan's oldest townships, dating to the 1820s, but it looks nothing like the packed suburbs to its south. The community has held onto its rural character on purpose, with a master plan that caps density and preserves rolling meadows, wetlands, and woodlands along Paint Creek.
What that means for roofs is a township full of large custom homes on spacious, wooded lots, mixed with older farmhouses and a scattering of ranches. These are architecturally ambitious houses, and their rooflines show it: multiple gables, steep pitches, dormers, and long valleys, most of them shaded by mature trees. A roof like that has more of everything, more surface, more transitions, and more places where careful work matters. Many of these homes sit on multi-acre parcels along Paint Creek or near the township's golf communities, where the roof is a big part of a property's value and its curb appeal.
Every extra valley, dormer, and roof-to-wall transition on these estate homes is a spot where water wants in, so flashing detail is where these roofs succeed or fail. The heavy tree canopy adds its own load: shade keeps north-facing slopes damp enough for moss and algae, limbs drop onto the roof in storms, and leaves pack into valleys and gutters. On the newer custom builds, the first-generation roofs are now reaching the age where wear starts to show.
We handle all of it properly. That means a full tear-off when it's warranted, an honest look at the decking, strong attic ventilation, and ice-and-water shield along the eaves and valleys where Michigan's freeze-thaw cycles push meltwater back up under the shingles. On the big, cut-up rooflines we take the time to detail every transition right. On the custom homes out here we also flash and seal skylights, sun tunnels, and steep dormers so even the most cut-up rooflines stay watertight, and we set storm-rated ridge caps that hold when the wind comes across the open meadows.
We've roofed northern Oakland County since 1995, and our crews work your area most weeks. On streets where neighbors compare notes and homes are a serious investment, reputation keeps our work honest. It's the same standard we've held across more than 6,200 Michigan roofs, and being right next door in Rochester means we're easy to reach long after the job is done.
Homeowners often wonder when it’s time to replace their roof. Here are a few key signs that it may be time for an upgrade:
Shingles that are curled, cracked, crumbling, or missing
Water stains on interior walls or ceilings
Moss, mold, or algae growing on the roof surface
A roof that’s over 20 years old
Visible damage from severe weather or storms
Building a new home or planning an addition?

This service becomes necessary when your current roof is beyond repair or has reached the end of its useful life. Here are some clear signs that a full roof replacement may be the best choice:
Aging Roof: If your roof is over 20 years old, the materials may be deteriorating and no longer providing adequate protection.
Visible Damage: Missing shingles, significant leaks, or sagging areas often indicate serious structural issues beneath.
Frequent Repairs: If you’re constantly repairing your roof, a full replacement might be a more cost-effective and long-term solution.

Both roof installation and roof replacement result in a new roof, but the process, cost, and considerations differ.
Roof Installation:
Ideal for new construction or major renovations
Offers greater flexibility in choosing materials and design
No existing roof to remove, making the process quicker and cleaner
Roof Replacement:
Involves removing the existing roof before installing the new one
May require structural upgrades or updates to meet building codes
Can improve energy efficiency and increase your home’s value
Bottom Line:
If you’re building a new home or adding on, roof installation is the best option. If your current roof is too old or damaged to repair, a full replacement provides the protection and performance your home needs.
Several key factors influence the cost of a roof installation or repair. One of the most important is the type of roofing material you choose—affordable options like asphalt shingles are more budget-friendly, while premium materials like slate or metal can significantly raise the overall cost.
The complexity of the project also plays a role in pricing. Roofs with steep slopes, multiple layers, or intricate architectural details typically require more time, specialized tools, and skilled labor, which increases labor costs. Additionally, roofs that are hard to access may require extra time and effort, further impacting the price.
By understanding these factors, homeowners can make informed, cost-effective decisions that align with their needs and long-term goals.
Roofing Material Choices:
Asphalt shingles: A cost-effective and widely used option that works for most homeowners.
Slate or tile: Higher upfront cost but highly durable and long-lasting.
Understanding the cost of each material helps homeowners make an informed choice based on their needs and budget.
Roof Size:
Larger roofs require more materials, such as shingles, underlayment, and flashing.
A larger surface area also means more labor time, increasing the overall project cost.
Roof Complexity:
Roofs with steep slopes, multiple angles, dormers, or intricate features require additional time and skilled labor.
The more complex the design, the higher the costs for both materials and labor.
In Oakland, Michigan, the seasons have a significant impact on the timing and efficiency of roofing projects. Winter brings snow, ice, and freezing temperatures, making roofing unsafe or even impossible. With fewer contractors available and weather-related delays, both costs and timelines can increase.
Spring and fall are generally the best times to schedule roofing work. With milder temperatures and more predictable weather, crews can work safely and efficiently. These seasons also often provide better availability and more competitive pricing for homeowners.
By scheduling your roofing project around Michigan’s seasonal shifts, you can reduce costs, avoid delays, and ensure the work is completed smoothly and on time.
Choosing the right roofing service—whether it’s a full installation or a simple repair—can make a big difference. It not only protects your home but can save you money in the long run. Addressing small issues early on helps prevent costly damage or the need for a full replacement down the road.
A well-maintained roof keeps out leaks, mold, and damage caused by aging or worn materials. While DIY fixes may seem like an easy solution, hiring a professional ensures the job is done right and safely from the start.
Your roof is essential to your home’s protection and overall value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and trusted expert advice.
Very close. Oakland Township borders Rochester, and our office at 425 Walnut Boulevard sits just south of the township line, so most homes here are only 10 to 15 minutes away. You can reach that office at (248) 720-5847. Being right next door means fast free estimates, on-time crews, and easy warranty or touch-up visits.
Yes. Many Oakland Township homes are large custom builds with complex rooflines, multiple gables, steep pitches, dormers, and long valleys. We are fully equipped for that work and detail every valley and transition correctly, because a roof with that much going on only stays watertight when the details are right.
Skylights, sun tunnels, and steep dormers are common on the custom homes out here, and each one is an opening that has to be flashed and sealed properly. When we replace a roof, we reflash these penetrations, replace any worn seals, and detail the surrounding shingles so the most complicated parts of the roof are the least likely to leak.
Heavy tree cover keeps north-facing slopes shaded and damp, which grows moss and algae, and overhanging limbs drop debris that clogs valleys and gutters and can damage shingles in a storm. We clean and treat the growth, keep the valleys clear, and can install algae-resistant shingles when the roof is replaced so the shaded slopes stay cleaner longer.
Yes. We provide a free, no-obligation inspection and estimate for Oakland Township homeowners. Because we are based right next door in Rochester, we can usually get out quickly, assess the whole roof honestly, and tell you whether you are looking at a repair or a full replacement before you spend anything.
Yes, and on a big estate roof that decision matters, since square footage drives the cost. We inspect the full roof, show you what we find, and give you a straight recommendation. If targeted repairs will safely extend its life we will say so, and if replacement is the smarter long-term move we will explain why.
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only

I love my new roof! The efficient, professional crew completed my 2,000 S.F. ranch home in just one day. A special thank you to Noah S, my project manager, for being thorough, responsive, and true to his word. He promptly addressed two changes I had, one was the same day and the other one was fixed within three days. He was with me through the whole project beginning to end. Always answered his phone, always showed up. I also appreciate, Nathaniel, my salesperson, for pointing out important roof/attic details I hadn’t noticed. Schoenherr Roofing kept me informed with emails and texts throughout the process from day one. Communication is on point.Posted on Google![]()

From beginning to end the experience was great. The person who came out to look at my roof and give me a price was professional and clearly explained what would be done. He even took pictures in my attic to show me problem areas. The job overseer contacted me before to tell me the planned schedule and was in touch during the process. The dumpster contact let me know when it would be dropped off. The crew showed up on time and worked very hard for the two days it took to do my roof. They protected the plants and landscape lighting I was concerned about and cleaned up well after. The overseer came after the installation to make sure everything was completed. This company was a bit more expensive than the other one I was considering but it was worth it for the quality experience.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
