Our Novi office at 43000 W Nine Mile Road is about 13 miles from Canton, roughly a 20 to 25 minute drive south. We cover this western side of the metro area regularly, so a large community like Canton is well within the ground our crews work.
That regular presence is what matters for you. We come out for free estimates, our crews arrive when we say they will, and follow-up on warranty or touch-up work is easy to arrange. Canton is a big township, and wherever your subdivision sits, we're close enough to be there when you need us. Canton's size never means a longer wait for us.
Canton is Michigan's second most populous township, a western suburb that grew from farmland into a community of nearly 100,000 people. Its story is one of explosive growth: once I-275 opened and put the whole metro area within an easy drive, Canton filled with subdivisions, sometimes seeing 2,000 new homes built in a single year through the boom decades.
That build-out is the heart of the roofing story here. Canton's neighborhoods went up in waves, from the late 1970s through the 1990s and 2000s, most topped with builder-grade architectural shingles rated for 25 to 30 years. When a subdivision is built in the same few years, its roofs reach the end of their life together, and Canton's many neighborhoods are now hitting that window in cohorts, one development after another. Because Canton grew so fast, a homeowner's tear-off is often the nudge that gets the rest of the subdivision thinking about theirs, and we're used to working a street at a time.
On those aging subdivision roofs, we see granule loss showing up in the gutters, curling and cracking shingles, and wind-lifted or missing shingles, especially on the open lots where there's little to slow the wind. The two-story colonials common here carry cut-up rooflines with many valleys and dormers, where leaks start at the flashing, and Michigan freeze-thaw cycles drive ice dams along the eaves.
We fix these the right way. That means a full tear-off when it's warranted, an honest decking inspection, shingle profiles and colors that suit the home, strong attic ventilation, and ice-and-water shield along the eaves and valleys so the next Michigan winter stays outside. On the cut-up colonial rooflines, we detail every valley and transition correctly so water has nowhere to go but off the roof. On the newer subdivisions we also size the attic ventilation to the home, which keeps ice dams and summer heat in check long after the roof is on.
We've roofed the metro area since 1995, and we work Canton's neighborhoods regularly. In a community where neighbors compare notes and whole streets come due at once, reputation keeps our work honest. It's the same standard behind more than 6,200 Michigan roofs, whether the job is a quick repair or a full replacement. On a big subdivision roof, we'll also give you a straight read on whether a repair will do or replacement is the smarter long-term move.

This service is usually needed when repairs just won’t cut it anymore or the roof has simply reached the end of its lifespan. Here are a few signs that a full roof replacement might be the right call:

When you hire Schoenherr Roofing, you’re getting craftsmanship you can trust and a team that takes your home seriously.
While both roof installation and roof replacement result in a brand-new roof, they differ in process, cost, and overall approach.
Roof Installation:
Ideal for new construction or major remodels
Offers more freedom in selecting design and materials
No need to remove an old roof, making the process faster and cleaner
Roof Replacement:
Involves tearing off the existing roof and installing a new one
May require structural upgrades or updates to meet current building codes
Improves energy efficiency and can boost your home’s value
Bottom Line: If you’re building a new home or expanding an existing one, installation is the way to go. If your current roof is aging or damaged beyond repair, replacement offers long-term protection and peace of mind.
The cost of installing or repairing a roof depends on several key factors. The type of roofing material you pick, how complex the project is, and how easy (or tough) it is to access your roof all play a role. Asphalt shingles are typically the most budget-friendly, while materials like slate or metal can drive up the total price.
If your roof has a steep pitch or a tricky layout, it may need specialized tools and a more experienced crew, which can bump up labor costs. Knowing what goes into the price helps you make informed, budget-conscious choices that fit your needs and priorities.
Roofing Material Choices:
Asphalt shingles: A go-to option for many homeowners—affordable, reliable, and easy to install.
Slate or tile: A premium pick with a higher upfront price tag, but it delivers top-notch durability and a longer lifespan.
Knowing the cost differences between materials helps you choose a roofing option that fits your budget while offering long-term value.
Roof Size:
Bigger roofs mean more materials—plain and simple.
Extra shingles, underlayment, and other components all add to the final cost.
Roof Complexity:
Steep slopes, multiple angles, dormers, or intricate designs require more time, effort, and skill.
That added complexity bumps up both labor and material costs.
In Canton, the seasons play a big role in how roofing projects are scheduled and priced. Winter brings snow, ice, and freezing temps that make roofing not only tough but risky. Fewer crews are available, and with the added challenges, prices tend to go up during the colder months.
Spring and fall are your best bet. The weather is more predictable—mild temps, less rain—which makes for safer, smoother jobs. Plus, more contractors are available, and pricing tends to be more competitive.
Planning your roofing project with the seasons in mind can help you avoid delays, cut down on costs, and get the job done right.
Choosing the right roofing service—whether it’s a full replacement or a quick repair—comes with real benefits. It can save you money over time and give you confidence that your home is well protected. Addressing small problems early helps you avoid larger, more costly damage down the road. While repair costs vary based on the issue, they’re generally much lower than a complete replacement.
Proper service ensures your roof continues to do its job—keeping out water, preventing mold, and protecting your home from damage caused by aging or worn materials. DIY fixes might seem like a shortcut, but hiring a professional means the work gets done safely and correctly the first time.
Your roof is a key part of your home’s structure and value. If you’re unsure about its condition, contact Schoenherr Roofing for a free inspection and expert advice you can trust.

Schoenherr Roofing just finished replacing our roof and we can honestly say the crew did a Great job!! It started with the estimate guy Dave Schafer who took a video on top of our roof and inside our attic, next Chad the project manager came out to go over project and sent us pictures throughput their work to show the progress! Didn’t expect that and was very pleased we could see what they were doing! Plus they covered ALL our landscaping, and we had a lot, as well as a Koi pond. Everything was protected. Took them 1 full day and by noon the next all was cleaned up, very efficient and done. Dave then came back to show us the before and after video to make sure we were satisfied. We were extremely satisfied! All I can say is quality is hard to find these days and following through on the quote without asking for more money was a blessing when your only on Social Security. From our hearts, THANK YOU❣️Posted on Google![]()

From start to finish was nothing but a positive experience. Ben started our journey with helping with insurance and answering numerous phone calls and text from me. He was my initial point of contact and did an amazing job. Then Noah stepped in when everything was set up. He was prompt about coming out before the roofing job and explained everything that would happen. Noah definitely put my mind at ease. He was on point the day the job started and was prompt about checking the roof and gutters upon completion. The job went like clock work with Hecto and his crew. In one day he had my new roof on and my yard and driveway totally cleaned up. Ben and Noah did an amazing job and Schoenherr roofing definitely has quality employees working for them. I would highly recommended this company 100%. I love my new roof thank you!Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
