What Gutter Installation and Replacement Cost in Southeast Michigan (2026)
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only
Our Novi office at 43000 W Nine Mile Road is only about 5 miles from Farmington Hills, a quick 10 to 15 minute drive east. This large, established city sits right in the area our crews work every day, so wherever your neighborhood is, we're close by.
That closeness is a real benefit to you. We come out for free estimates quickly, our crews arrive on time, and warranty or touch-up visits are simple to schedule. Being right up the road means fast service and easy follow-up, whether the job is a small repair or a full replacement. With our shop only a few miles west, we're rarely far when you need us.
Farmington Hills is the second largest city in Oakland County, a mature, leafy suburb that grew out of the old Farmington Township, which was first settled by Quakers in the 1820s. The city itself took shape through the postwar decades, filling in with subdivisions across the second half of the 20th century while preserving green space like the 200-plus-acre Heritage Park and a handful of historic sites.
That long build-out is the heart of the roofing story here. Farmington Hills grew in waves, so its neighborhoods hold ranches, colonials, and split-levels from the 1950s through the 1990s, along with newer homes, most on established, tree-lined lots. When a subdivision goes up in the same few years, its roofs reach the end of their life together, and many of the city's neighborhoods are now hitting that window. The city's sheer size means new streets come due somewhere every year, and we're used to moving from one established neighborhood to the next.
On the older subdivision roofs, we see granule loss collecting in the gutters, curling and cracking shingles, and worn flashing around chimneys and vents. The mature trees that shade these established streets keep north slopes damp enough for moss and drop leaves into the valleys and gutters, and the cut-up colonial rooflines leak first at their many valleys and transitions. Michigan freeze-thaw cycles drive ice dams along the eaves.
We match the work to the home. That means a full tear-off when it's warranted, an honest decking inspection, shingle profiles and colors that suit the home, strong attic ventilation, and ice-and-water shield along the eaves and valleys. On shaded lots we can fit algae-resistant shingles, and on the cut-up rooflines we detail every valley and transition so water has nowhere to go but off the roof. We also size the attic ventilation to the home, which matters as much on a 1990s colonial as on a 1950s ranch for keeping ice dams and summer heat in check.
We've roofed Oakland County since 1995, and Farmington Hills is right in our backyard. In an established community where neighbors compare notes and whole streets come due at once, reputation keeps our work honest. It's the same standard behind more than 6,200 Michigan roofs, and being minutes away means we're easy to reach long after the job is done. From a single slipped shingle to a full tear-off, Farmington Hills gets the same careful work.
As a homeowner in Farmington Hills, your roof does a lot more than just sit on top of your house—it’s your home’s first line of defense against Michigan’s wild weather. From heavy snow to summer storms, it protects your family and everything inside from the elements.
That’s why it’s so important to get your roof done right. Even small issues—like a missing shingle or a tiny leak in the attic—can turn into big, expensive problems if they’re ignored. Things like water damage, mold, or rising energy bills often start with something simple yet unaddressed.
That’s why you want a roofing company with true experience and expertise, not just a high-pressure sales and marketing organization, to help you with your roof replacement or repair.
Choosing the wrong roofing contractor can lead to a lot of headaches—from poor workmanship that causes leaks and premature wear, to voided warranties if the installer isn’t certified. Many homeowners also run into issues like lack of insurance (which can leave you liable for accidents), cheap or low-quality materials, and poor communication throughout the project. What looks like a great deal upfront can end up costing much more in repairs—or even a full replacement—down the road. That’s why it’s so important to work with a licensed, insured, and reputable contractor who stands behind their work
Failing to maintain your roof can lead to costly repairs and health hazards. Small issues, like minor leaks, can quickly escalate into major structural damage, resulting in expensive water damage and potential safety risks.
An unmaintained roof is also prone to organic growth, including moss, mold, mildew, and lichen. These affect your home’s appearance by trapping moisture, accelerating the deterioration of roofing materials, and shortening your roof’s lifespan.
Just like going to the doctor, if you feel that something may be wrong, don’t wait to get your roof assessed.

A project isn’t complete until the job site is spotless and the homeowner is happy. After installing your new roof or completing repairs, our team conducts a thorough clean-up, removing all debris and ensuring your property looks just as good—if not better—than before.
After the clean-up, a final inspection ensures that every detail meets our high standards. This guarantees that your roof is installed correctly while delivering the durable protection essential for your home.

Farmington Hills grew in waves through the second half of the 20th century, so its ranches, colonials, and split-levels went up in clusters with builder-grade shingles rated for 25 to 30 years. When a subdivision is built together, its roofs reach the end of their life together, which is why so many of the city’s neighborhoods come due at once.
Yes, they make up most of the city’s housing and are exactly what we work on most here. On the older ones we see granule loss, curling shingles, and worn flashing, and on the cut-up colonial rooflines, leaks that start at the valleys. We give them a proper tear-off, an honest decking check, and modern underlayment and ventilation.
They can. The tree-lined streets that make Farmington Hills so leafy also shade the north slopes and keep them damp enough for moss, and they drop leaves that collect in the valleys and gutters. We clean and treat the growth, keep the drainage clear, and can install algae-resistant shingles when we re-roof.
Yes. Oakland County storms can lift, crease, and tear shingles and damage flashing quickly. We inspect the whole roof for storm damage, document it with photos, and can walk you through the insurance claim so the repair or replacement is handled properly and nothing gets missed.
Watch for curling or missing shingles, granule loss collecting in the gutters, repeated leaks, daylight or stains in the attic, or a roof pushing past 20 to 25 years. Any of these is worth an inspection, and we’re glad to take a look and give you an honest timeline so you can plan before a small problem becomes an emergency.
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only

Schoenherr roofing was well represented by Nate, who found issues in my attic, prior to quoting, ghen found another issue during installation and took care of that without additional cost. Nate was professional in the whole process from beginning to end both in communicating and his knowledge, the roofing crew did an amazing job protecting home and shrubs from damage, finishing entire project in one day including complete clean up.Posted on Google![]()

I love my new roof! The efficient, professional crew completed my 2,000 S.F. ranch home in just one day. A special thank you to Noah S, my project manager, for being thorough, responsive, and true to his word. He promptly addressed two changes I had, one was the same day and the other one was fixed within three days. He was with me through the whole project beginning to end. Always answered his phone, always showed up. I also appreciate, Nathaniel, my salesperson, for pointing out important roof/attic details I hadn’t noticed. Schoenherr Roofing kept me informed with emails and texts throughout the process from day one. Communication is on point.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
