Fenton sits northwest of Novi, about thirty-five miles up US-23 in southern Genesee County. It’s a longer run than our closest towns, but well within the area we cover, and we make the drive without pushing Fenton to the back of the schedule. A leak damages a roof just as fast up here as anywhere else.
On the older downtown homes and the lakefront properties around Fenton, water works through framing fast, and lake and river weather rarely waits. We plan the trip up efficiently and get a technician on the roof to trace the leak, because the sooner we do, the smaller and cheaper the repair stays.
Fenton grew up on the Shiawassee River in southern Genesee County, first settled in 1834 and booming in the 1850s when the railroad came through in 1856. A new commercial center rose along LeRoy Street after the Civil War, and by the 1880s downtown was lined with brick storefronts, many of which anchor the revitalized historic downtown today. Just outside the center, Fenton spreads out among the lakes, with Lake Fenton and Silver Lake drawing waterfront living and recreation to the area.
That setting shapes the roofs. Fenton mixes older downtown homes with detailed, aging rooflines, lakefront and near-water homes around its lakes, and newer subdivisions and rural homes on the surrounding land. From historic roofs to exposed lakefront ones, it’s exactly the kind of varied, weather-facing housing where a roof repair takes real experience. A downtown roof and a roof taking wind straight off Lake Fenton fail in different ways, and a good repair starts with knowing which one you’re standing on.
The older downtown homes leak at the details rather than the open shingles, worn chimney and step flashing and tired valley metal, and decades of re-roofing can hide brittle underlayment underneath. The lakefront homes take the added exposure of wind and humidity off the water, which lifts shingles, loosens ridge caps, and keeps flashing and shaded slopes damp, while newer subdivisions bring builder-grade shingles aging on a shared timeline.
Southeast Michigan’s freeze-thaw winters push it further on all of them. Snow melts during the day and refreezes at night, prying at loose flashing and building ice dams at the eaves of older, under-insulated homes that force water back up under the shingles. Most of it is repairable when caught early, and a quick look after a big storm is the cheapest insurance a Fenton homeowner can buy.
Fenton is a longer drive for us, but in a close-knit river-and-lakes town, a contractor’s name travels fast, and we’d rather earn that word-of-mouth by fixing the roof correctly than lose it by rushing a job. We plan the trip up US-23 efficiently and give Fenton roofs the same care as any closer town. We’ve served Southeast Michigan since 1995, and Fenton’s historic and lakefront roofs are exactly where that experience shows.
Roof issues can be a hassle, but keeping your roof in solid condition is key to protecting your home. Schoenherr Roofing is here to help with a thorough inspection, evaluating the roof type, age, and damage to determine the right repair approach.
We handle all roof types, from shingles to metal. Our team identifies obvious damage like missing shingles and uncovers hidden issues such as attic leaks. Then we build a repair plan to fix the problems and reinforce your roof for long-term durability.
Fenton’s seasonal shifts—from hot summers to icy winters—can damage roofing materials, especially asphalt shingles.
Strong winds can lift or tear shingles, exposing the roof to water damage. In colder months, snow and ice dams can block drainage and cause leaks or interior moisture issues.
Watch for warning signs like missing shingles, water stains, or granules in your gutters. Taking care of these issues early can help you avoid bigger repairs and extend the life of your roof.
Not sure when it’s time to call a roofer? Watch for missing, cracked, or curled shingles. Water stains on ceilings or walls may signal a leak, while a sagging roofline can suggest structural trouble. Granules in your gutters often mean the shingles are wearing down. Moss or algae growth points to trapped moisture. And if your asphalt roof is 20–25 years old, it’s a good idea to schedule a professional inspection to evaluate its condition and remaining life.

Yes. Fenton is about thirty-five miles from our Novi office up US-23, and we cover it. A Fenton roof leak gets scheduled with real urgency, because water and lake weather damage a roof just as fast up here, and we plan the trip efficiently rather than letting the distance become a delay.
They do. Homes along Fenton’s lakes take wind and humidity straight off the open water, which lifts shingles and loosens ridge caps, while the moisture keeps flashing and shaded slopes damp enough to grow moss. On lakefront Fenton roofs we check the wind-facing slopes, ridge, and flashing first, since that’s where the water exposure does its damage.
Yes. The older homes around Fenton’s historic LeRoy Street downtown have detailed, aging rooflines where leaks tend to start at the flashing and valleys rather than the open shingles, and decades of re-roofing can hide brittle underlayment underneath. We repair those older roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals and holds.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older homes with thin attic insulation. We repair the resulting leaks and can point out the insulation and ventilation gaps that let the dams keep forming.
It can. Homes near the Shiawassee River and Fenton’s lakes sit in more humidity, which keeps flashing, valleys, and shaded north slopes damp longer and speeds up corrosion and moss growth at the roof’s weak points. On river- and lake-close Fenton homes we inspect the valley metal and flashing closely, since that’s where slow, moisture-driven leaks tend to begin.
Because Fenton is a longer drive up US-23, we plan the routing efficiently, but we don’t send it to the back of the line. For an active leak we prioritize getting the roof watertight quickly, then set the permanent repair. The extra miles change how we schedule the trip, not whether Fenton homeowners get taken care of promptly.
