What Gutter Installation and Replacement Cost in Southeast Michigan (2026)
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only
Customer Satisfaction: We prioritize your peace of mind while bringing your roof back to top condition.
Lathrup Village sits east of Novi, about fifteen miles from our office at 43000 W Nine Mile Road, an easy run along I-696. It’s part of the Oakland County area our crews cover regularly, so a Lathrup Village roof problem gets real attention without the long haul a contractor from farther out would tack on.
In a small, close-knit city of well-built older homes, catching a leak early keeps it from working into the walls. Getting a technician on the roof quickly is what makes the difference, and from Novi we can be on a Lathrup Village roof within a day or two of your call.
Lathrup Village is a rare thing, a small city of about four thousand people entirely surrounded by Southfield, and it was planned that way. Developer Louise Lathrup Kelley bought a thousand acres of Southfield Township farmland in 1923 and platted a model residential community, building it out from 1924 into the 1960s under strict standards: single-family homes, low profiles, faced in brick, stone, or stucco. The result, listed on the National Register in 1998, is a distinct village of well-built masonry homes on curvilinear, tree-lined streets with small parks, a peaceful island inside the surrounding suburbs.
That planned history shapes the roofs. Lathrup Village is full of solid brick homes from the 1920s through the postwar ranch era, built to consistent standards on generous, tree-shaded lots. From the earlier detailed rooflines to the long, low ranch roofs that came after 1945, it’s a settled, uniform housing stock that reaches its roof-age milestones together, which is exactly where knowing the neighborhood pays off. Because so many nearby homes share the same age and the same brick construction, we can give a Lathrup Village owner an honest read on where their roof sits in that cycle.
Because Lathrup Village was built out over a few decades to consistent standards, its roofs tend to age on a shared timeline, so worn shingles, cracked pipe boots, and tired valley flashing show up across the neighborhood around the same time. On the older homes, leaks start at the details, worn chimney and step flashing and tired valley metal, and decades of re-roofing can hide brittle underlayment underneath. The long, low ranch roofs drain slowly, so a worn spot turns into a leak faster than it would on a steep roof.
Southeast Michigan’s freeze-thaw winters push it further. Snow melts during the day and refreezes at night, prying at loose flashing and building ice dams at the eaves of older, under-insulated homes that force water back up under the shingles, while the mature canopy over these streets drops limbs and keeps shaded slopes damp. Most of it is repairable when caught early, and a quick inspection is the cheapest insurance a Lathrup Village homeowner can buy.
In a small, tight-knit city like Lathrup Village, word travels fast about who does honest work. That keeps us accountable. We’d rather fix your flashing right the first time than be the name a neighbor warns you about. We’ve served Southeast Michigan since 1995, and a settled, well-built community like Lathrup Village is exactly the kind of place that record was built for.
Roof problems are never pleasant. Keeping your roof well-maintained is crucial to protecting your home—and Schoenherr Roofing is just a phone call away. Deciding between a simple repair or a full replacement starts with assessing the damage. Factors like roof type, age, and the severity of the issue all play a role.
At Schoenherr Roofing, we thoroughly inspect all roof types, from asphalt shingles to metal roofs, identifying visible damage like missing shingles and hidden concerns such as attic leaks. Our expert team provides tailored solutions to restore your roof’s integrity.
Lathrup Village, MI experiences extreme seasonal changes—scorching summers and freezing winters—that can gradually wear down your roof, especially if it’s made of common materials like asphalt shingles.
Strong winds can lift or tear off shingles, exposing your roof to leaks. Snow accumulation can lead to ice dams, which block proper drainage and cause water to seep into your home.
Delaying repairs often leads to bigger, more expensive problems. Tackling issues early helps protect your home and avoid costly replacements.
Not sure when to call a roofer? Some signs are easy to spot, while others are more subtle. Missing, cracked, or curling shingles often mean your roof is wearing out. Water stains on ceilings or walls can signal a leak. A sagging roofline might point to structural problems, and granules from shingles in your gutters can indicate aging.
Moss or algae on your roof may suggest trapped moisture. If your asphalt shingle roof is around 20–25 years old, it’s a good idea to get a professional inspection to see how much longer it can last.
At Schoenherr Roofing, we provide comprehensive roof repair services tailored to each homeowner’s specific needs. Our work goes beyond temporary fixes—we’re committed to restoring your roof’s strength and protecting your home for the long haul.
Our skilled team handles everything from locating and repairing leaks to replacing damaged shingles and maintaining your roof’s overall condition. We use high-quality materials from Atlas and Owens Corning, along with trusted techniques, to deliver long-lasting, reliable results.

Yes. Our Novi office is about fifteen miles from Lathrup Village, an easy run along I-696, and we cover this part of Oakland County regularly. Even though Lathrup Village is a small city tucked inside Southfield, we schedule its repairs with real urgency and can usually get out quickly for a leak or storm damage.
Lathrup Village was planned and built out over a few decades to consistent standards, so its homes and their roofs age on a shared timeline. When one home starts showing worn shingles, granule loss, and leaks, the neighbors usually aren’t far behind. We can tell you where your roof sits on that clock and whether a repair or replacement makes more sense.
They can. Many of Lathrup Village’s postwar homes are long, low ranches, and lower-slope roofs drain more slowly than steep ones, so a worn or damaged spot can start leaking sooner. On those roofs we look closely at the valleys, low-slope transitions, and flashing, since that’s where slow drainage tends to let water in.
Yes. Lathrup Village’s well-built brick homes, some dating to the 1920s, have detailed rooflines where leaks tend to start at the flashing and valleys rather than the open shingles. We repair those older roofs, reseal the flashing and valleys, and blend the shingle work in so the fix seals without disturbing the home’s character.
In Southeast Michigan, roof snow melts during the day and refreezes at the cold eaves at night, building an ice dam that pushes water back up under the shingles, especially on older homes with thin attic insulation. We repair the resulting leaks and can point out the insulation and ventilation gaps behind them.
Our Novi office is about fifteen miles from Lathrup Village along I-696. That keeps response times reasonable for leaks and storm damage. For an active leak we prioritize getting the roof watertight first, then schedule the permanent repair.
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only

Schoenherr roofing was well represented by Nate, who found issues in my attic, prior to quoting, ghen found another issue during installation and took care of that without additional cost. Nate was professional in the whole process from beginning to end both in communicating and his knowledge, the roofing crew did an amazing job protecting home and shrubs from damage, finishing entire project in one day including complete clean up.Posted on Google![]()

I love my new roof! The efficient, professional crew completed my 2,000 S.F. ranch home in just one day. A special thank you to Noah S, my project manager, for being thorough, responsive, and true to his word. He promptly addressed two changes I had, one was the same day and the other one was fixed within three days. He was with me through the whole project beginning to end. Always answered his phone, always showed up. I also appreciate, Nathaniel, my salesperson, for pointing out important roof/attic details I hadn’t noticed. Schoenherr Roofing kept me informed with emails and texts throughout the process from day one. Communication is on point.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
