What Gutter Installation and Replacement Cost in Southeast Michigan (2026)
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only
White Lake homeowners are no strangers to Michigan’s unpredictable weather—and your home’s exterior feels the impact year-round. If you’re considering new siding, it’s a smart move to work with experts who know the local conditions and can recommend materials that hold up season after season.
Investing in quality siding installation does more than boost your home’s curb appeal, it gives you long-term protection. From hot summer days to bitter winter nights, your home faces wind, rain, and nonstop temperature swings.
At Schoenherr Roofing, we know the challenges Michigan weather brings. That’s why our siding installation is designed to stand up to the toughest conditions—while keeping your home looking sharp for years to come.
White Lake Township sits up in northwest Oakland County's lakes, and we cover it from our Novi office at 43000 W 9 Mile Rd, about a 25-minute run south. Plenty of White Lake homeowners get told a good siding crew won't come this far out into lake country, but we're up here regularly and schedule White Lake jobs like the local work they are. That means a real estimate without a long wait, a start date that holds, and an easy trip back if something needs a second look. Every exterior we install carries a 50-year warranty, backed by more than 30 years and over 6,000 Michigan homes.
White Lake takes its name from the clear glacial lake at its center, and water defines the whole township. Nearly a third of its 37 square miles is open space, with 21 lakes, more than 6,000 acres of parks, and recreation areas like Pontiac Lake, Highland, and Indian Springs woven through it.
That geography shaped the housing. A lot of White Lake started as lake cottages and resort places along shorelines like White, Cooley, and Cedar Island Lakes. Many of those cottages were later winterized, added onto, and turned into full-time homes, while newer lakefront and wooded-lot subdivisions filled in around them through the M-59 corridor's growth. The result is a real mix of siding ages, materials, and additions, often on the same street and sometimes on the same house.
Living on the water is hard on an exterior. Lakefront walls take constant humidity and wind-driven rain off open, all-sports lakes, and that moisture works on siding seams and the sheathing behind them. Shaded, wooded lots on the back sides of these properties stay damp long enough that the north walls hold moisture well into the day. And on the older cottage conversions, you'll often find patchwork siding where additions never quite matched the original.
We tackle all of it. On a former cottage, we can unify a mismatched exterior into one clean look. On lakefront walls, we favor durable materials like James Hardie fiber cement that stand up to the water-and-wind cycle better than tired vinyl, and we can add insulation under the new siding to make an older, drafty lake home more comfortable. Wooded lots bring their own problem too: a falling limb can crack or tear siding, and we repair that damage and close the wall back up.
We start by finding where water is actually getting in, then replace the failed siding and reflash the trouble spots so the new exterior sheds water the way it should. On a lakefront property, getting the water-facing wall right is what protects the whole home from water damage.
Because our crews come from the Novi office and work White Lake's lakes and subdivisions regularly, we know the conditions out here. In a community where neighbors talk and reputations stick, we treat your home and your shoreline with care, keep the site clean, and stand behind every wall we finish.
Tired of endless maintenance, high energy bills, or simply ready to refresh your home’s look? New siding might be just what you need.
Top-quality siding does more than boost curb appeal—it increases energy efficiency, adds lasting protection, and helps shield your home from Michigan’s ever-changing weather. With durable materials and solid insulation, you’ll enjoy year-round comfort and could see lower energy costs.

We serve it. White Lake is about a 25-minute drive north of our Novi office, and we’re up in this part of Oakland County regularly. Homeowners out here are often told a good siding crew won’t come this far into lake country, but we schedule White Lake work as routine local jobs, with real estimates and start dates that hold.
Yes, and it’s common out here. A lot of White Lake homes began as lake cottages that were winterized and expanded, leaving patchwork siding where additions never matched the original. We can re-side the whole exterior in one consistent material and color so the house reads as one home instead of several projects stitched together.
It can, especially on the water-facing walls. Open, all-sports lakes give wind a long run at your exterior, driving rain into seams and lifting panels that are already brittle. After a blow we check the lakeside walls first for loose or cracked siding and damaged trim, then close the wall up and repair or replace what the wind got to.
For the water-facing side of a lakefront home, we usually steer homeowners toward James Hardie fiber cement. It handles the steady humidity, sun, and wind-driven rain off the lake far better than aging vinyl and holds its finish for years. We’ll assess your specific exposure and can mix materials so the hardest-hit walls get the most durable product.
Often, yes. Many of White Lake’s converted cottages and older lake homes are drafty because they were never built for year-round living. When we re-side, we can add a weather-resistant barrier and insulation under the new siding, which helps steady indoor temperatures and can trim energy bills through the cold months out here.
Yes. Wooded lots around White Lake’s lakes drop limbs that crack and tear siding, and we handle those repairs. We match the existing siding as closely as possible on a partial fix, make sure the wall behind it is dry and sound, and reflash and reseal so the repaired section keeps water out as well as the rest of the wall.
Replacing your gutters is never something homeowners like to do, but if they’ve become too old or damaged to repair, that may be your only

Schoenherr roofing was well represented by Nate, who found issues in my attic, prior to quoting, ghen found another issue during installation and took care of that without additional cost. Nate was professional in the whole process from beginning to end both in communicating and his knowledge, the roofing crew did an amazing job protecting home and shrubs from damage, finishing entire project in one day including complete clean up.Posted on Google![]()

I love my new roof! The efficient, professional crew completed my 2,000 S.F. ranch home in just one day. A special thank you to Noah S, my project manager, for being thorough, responsive, and true to his word. He promptly addressed two changes I had, one was the same day and the other one was fixed within three days. He was with me through the whole project beginning to end. Always answered his phone, always showed up. I also appreciate, Nathaniel, my salesperson, for pointing out important roof/attic details I hadn’t noticed. Schoenherr Roofing kept me informed with emails and texts throughout the process from day one. Communication is on point.Posted on Google![]()

Overall, we had a positive experience with our roof replacement, but a few issues kept it from being excellent. Scheduling was easy, the consultant was on time and prepared, and the quote and financing options were competitive. The crew arrived on time, worked efficiently, and completed the roof quickly, even with two existing layers to remove. We also appreciated the progress photos and prompt follow-up with the invoice, financing paperwork, and final inspection scheduling. Our main concerns were communication, cleanup, and safety. We did not receive a response when we asked for a dumpster delivery time, which made planning garage access difficult. We were also told the generator and A/C units would be covered, but they were not. We also observed that no one working on the roof appeared to be using fall protection, which was concerning for work over 6 feet. The roof itself appears to have been installed efficiently and professionally.Posted on Angie's List![]()

Absolutely thrilled with the work done by Schoenherr Roofing! I had been struggling with a leaking roof for a while, and after several failed attempts by other contractors, I finally found someone who not only diagnosed the problem but fixed it with precision and professionalism. The issue turned out to be the chimney area, and instead of just patching things up, Caleb took the time to build a cricket around the chimney to divert water and prevent future leaks. The craftsmanship is top-notch, and the work was completed efficiently without any mess or disruption to my daily routine. What really stood out was their clear communication and dedication to making sure everything was done right. They explained the entire process, answered all my questions, and took care to ensure that the repair would provide a long-lasting solution. Since the repair, I’ve had no further issues, even during heavy rainstorms. I can finally rest easy knowing my roof is in great shape! I highly recommend Schoenherr Roofing for anyone in need of roofing services—they are skilled, reliable, and genuinely care about doing the job right. Thank you Caleb for saving my home from further damage!Posted on Home Advisor![]()

Install or Replace an Asphalt Shingle Roof Schoenherr worked from dawn to dusk to complete the project in a very timely fashion. They came in $1090 under budget, having finished the whole job within one work day and three hours. They provided photos of the roof halfway through the project and at completion ? I would have appreciated a few 'before' photos, too. They provided a group text so that everyone involved could communicate and stay looped in. My only other quibble is that the finance person always neglected to cc my wife on emails, even though the home-improvement loan is in her name. Finally, after wrapping up the project, Schoenherr put everything in both yards back in place and cleaned the site really well. Sometimes it's worth paying a little bit more for quality service and execution. Sometimes, it's not even that much more!Posted on Home Advisor![]()
